LOUISQUISSETT COUNTRY CLUB CONDOMINIUM ASSOCIATION RULES AND REGULATIONS INTRODUCTION
Louisquisset is a special community. Its location and facilities create one of the finest environments available in Rhode Island. Because the unit owners desire to preserve its high quality of life and maintain the highest possible values of its condominium units, rules and regulations are required and are promulgated by the Executive Board as authorized by the Condominium Documents. The Executive Board reserves the right to alter, amend, modify, repeal or revoke these rules and regulations and any consent or approval given hereunder. DEFINITIONS The following terms used herein are defined as follows: FAMILY: One (1) or more persons related by blood, marriage or adoption using the same kitchen facilities and living together in a single dwelling unit as a single housekeeping unit; or no more than three (3) persons not related by blood, marriage or adoption using the same facilities and living together in a single dwelling unit as a single housekeeping unit. Boarders are not considered family and therefore are not allowed. UNIT OR CONDO UNIT AND OCCUPANCY: A physical portion of the condominium designated for separate ownership or occupancy, the LOUISQUISSET boundaries of which are described in Article 3 COUNTRY of the CLUBDeclaration of the Condominium Documents. LIMITED COMMON ELEMENTS: Includes driveways leading to the garages and parking areas assigned to unit owners, as well as porches, balconies, decks or patios, walkways up to any front enclosed portico. COMMON ELEMENTS: Includes all areas of the condominium property and portions of all buildings not designated as Units or as Limited Common Elements. AGENTS OF THE ASSOCIATION: The Executive Board or persons or employees appointed by the Executive Board. UNIT OWNERS: Whenever reference is made to unit owners, the term shall apply to the owner(s) who hold title to the condominium unit.

Unit owner shall not do or permit to be done anything in or about the condominium property which infringes upon or compromises the rights, comforts or convenience of any other unit owner. The use of firearms/weapons or explosives of any kind or the storage of explosives is strictly prohibited. Fireworks on premises are strictly prohibited by the Association. The Agents of the Association shall enter any unit at any reasonable hour of the day for any purpose permitted under the terms of the Declaration and By‐Laws. The permission of the unit owner shall first be obtained for such entry, except in emergencies where entry without notice is necessary to protect life and/or property. Emergencies are defined as fire, water damage or a health emergency. Unit owners may notify the property manager if they will be absent 5 days or more and register a person who has a key, security code, etc., who can be contacted in the event of an emergency. If there is an expense to correct such emergency, i.e. due to unit owner's failure to comply, the correction will be performed by the Association at the unit owner's expense. LOUISQUISSET COUNTRY CLUB Property Management or Association employees may not perform any personal or private business matter for the owner, resident or guest during the employees' normal working hours. The swimming pool and tennis court rules, as posted, are made a part of these rules and regulations. Any unit owner who is in arrears 30 days regarding payment of maintenance fees, assessments, fines or outstanding balances shall be denied the privilege of using the recreational facilities of the Association including the golf course, swimming pool, tennis courts, and restaurant. Any damage or unauthorized changes made to the common elements by a unit owner, tenant, or guest shall be repaired and restored to its original condition by the Association at the unit owner's expense. The work shall be performed by Association employees or an outside entity as directed by the Executive Board or its Agents. Unit owners are responsible and liable for the actions of their families, guests or tenants.

INSURANCE
The Condominium shall maintain a master policy of property insurance as required by Article 11, Section 11.1 of the Declaration. Further details regarding the specific coverage held can be found by visiting the property website or calling the office. Each Unit Owner is encouraged to obtain his or her own insurance coverage in appropriate kinds and amounts to insure his or her Unit, personal effects and contents, drapes or other window treatments, or any furniture, furnishing or other personal property. In addition, it is recommended that each Unit Owner ensure that said insurance provides coverage for the Deductible, as well as, insuring for liability. Unit Owners which lease their respective Units may also obtain coverage for loss of rent, personal effects, liability and all other appropriate coverages. Such Unit Owners may wish to obtain written verification that their tenants have appropriate insurance coverage.
COMMON AREAS AND GROUNDS
1. The overall appearance of common elements and grounds has a significant bearing on the market value of the property and each individual condo unit. To maintain the image of a high quality community, each condo unit and its surrounding areas and all common elements must be maintained in a neat and orderly fashion. Therefore, nothing shall be attached to or displayed from any building, deck, balcony, window or common element surrounding the unit, except as permitted herein. LOUISQUISSET COUNTRY CLUB Walkways and entrances of the buildings shall not be obstructed or used for any purpose other than ingress to and egress from the unit. 2. No unit owner shall do any landscaping or alterations to common elements unless approved by the Association. Additionally, no shrub, tree or perennial planting in flowerbeds surrounding any unit is permitted without prior written approval from the Executive Board. No additional flowerbeds are to be added to any area unless approved in writing by the Executive Board. If a unit owner wishes to replace an existing tree or shrub at their own expense, they must submit a written request to the Executive Board specifying the type of tree or shrub and specifications as to maturity, i.e., height, width and root growth. Annual flowers or bulbs are permitted to be planted in existing beds around condominiums by the unit owner. Unit owners plant at their own risk. All plantings become property of the Association once installed. No ornaments, bird feeders, plant stakes, trellises, ducks, rabbits, angels, flags, etc. are permitted in flower beds or common grounds. 4 | P a g e Tel: 401-353-8610 • Fax: 401-353-6870 • 1 Overlook Circle • North Providence, RI 02904-7773
No ground lighting is permitted in common area beds, shrubs, or trees. This includes solar lights.
3. Firewood may be stored by unit owners and should never exceed half a cord, as owners should consider purchasing wood for one season only. Firewood must be neatly stacked either below upper level decks or stored in appropriate containers, such as log hoops, on the deck itself. Under no circumstances should firewood be placed directly at front entrances, on the lawns or directly on the deck itself or against the building. Tri‐level units may store on lower decks provided they are concrete or gravel finish (not on grass areas). Townhouses may only store on their individual decks utilizing the proper container. Four plex buildings may only store on their decks as not to obstruct view of Association by other units. 4. The common elements of the property are available for unit owners to enjoy. Any recreational, athletic or hobby‐oriented activity should be conducted so as to assure that no damage occurs to the property, or that a nuisance for neighbors is not created. The owner of the unit is financially responsible for the repair or the replacement of such damaged property to its original condition which is to be performed by the Association. 5. Unit owners, tenants, or guests must not interfere in any manner with any portion of common lighting, water, or other utility systems or apparatus in or about the buildings and grounds. 6. Open fires of any kind are prohibited. i.e. fire pits, decorative patio fire places LOUISQUISSET 7. No bicycles or similar vehicles, powered or otherwise, wading pools, lawn/patio furniture, COUNTRY CLUB tools, toys or other personal articles shall be allowed to stand overnight on the common elements, limited common elements or at front or rear of units. 8. Storage of seasonal lawn furniture is allowed on decks only. 9. Sprinklers and/or hoses shall not be left on lawns at any time when not in use. During the winter hoses should be removed and stored. 10. All underground sprinkler systems must be approved by the Association before installation. Maintenance of underground sprinkler systems is the responsibility of unit owner. Watering may only be utilized from May through September and is subject to any watering bans imposed by the Town of North Providence or the Association. 11. Swing sets are not allowed to be installed on any part of the property grounds or buildings.

12. Owners with children must be mindful of their neighbors when it comes to children’s use of the common areas. The Association understands that children will be children and that they are our future. Oftentimes children's behavior and the noise involved i.e. playing tag, running around, etc. is simply the result of normal activities of daily living. However, when the behavior rises to a level beyond that, there may be sufficient cause to intervene to abate this activity.
BUILDINGS
1. Each unit owner is responsible for keeping their unit and surrounding areas neat, clean and in compliance with the following: A. No clothing, bedding or similar items shall be hung, attached or draped from any window, balcony, deck or patio. B. No sign, notice or advertisement shall be inscribed or exposed at any window, door, or other parts of the buildings unless approved in writing by the Executive Board, nor shall anything be projected out of the buildings without similar approval. No window air conditioners are allowed. Built in wall air conditioners are allowed with Executive Board written approval. C. Deck furniture and grills (gas and electric) shall be kept only on back patios, decks, and balconies. No charcoal grills are allowed on the premises. D. No unit owner may obstruct the common elements in any way. No unit owner LOUISQUISSET may store anything in or on the common elements except as allowed herein. COUNTRY CLUB Nothing except furniture, planters, or plants shall be allowed. Patios, porches, and decks are not to be used as additional storage areas. E. Decorations such as wreaths and plaques are permitted on the exterior facade of the building, provided they are installed in the limits of the front entrance door, porticoes, porches, or enclosures. Nothing is permitted to be hung on columns or on the exterior of the building beyond your unit entranceway. During the Holiday season, decorations will be permitted from Thanksgiving week through January 6th. Holiday light décor can only be placed on shrubs or trees. Holiday wreaths are allowed to be hung on the exterior of the building until January 6th, between garages and on individual unit doors only. No lighting is permitted to be hung from the gutters or fascia boards. No other lawn or exterior building decorations will be permitted at any other time of the year. 2. No unit owner shall do any painting, make any alterations, including the installation of storm doors, windows, construct or add any improvements to the exterior of the building without the prior written approval by the Executive Board. Requests for improvements shall be on forms obtained from and submitted to the Association office and submitted to the Executive Board for consideration. Any alterations or construction to the exterior of the building shall then be done by qualified building contractors only after securing a building permit from the Town on North Providence and submitting a certificate of insurance. All construction work shall be subject to inspection and approval by the Executive Board. If such work is found to be defective or not in accordance with the approved construction documents, such work shall be corrected at the unit owner's expense. This includes any window and door replacement. 3. It is the unit owner's responsibility to insure that any interior alterations are supported by the necessary building permits from the Town of North Providence prior to the start of any alterations. 4. No unit owner shall use or permit to be brought into the building any flammable oils or fluids such as gasoline, kerosene, naphtha, hazardous materials or other explosives or articles deemed hazardous to life, limb or property. 5. No radio or television antenna shall be attached to or hung from the exterior of any building. Satellite devices are permitted with written permission of the Executive Board based on the following guidelines: A. The receiver must be located on unit owner's deck or in the interior of their unit LOUISQUISSET B. These units must be portable and NOT CLUB attached to any common property COUNTRY including siding, decks, and railings or on common grounds, i.e., lawns, driveways, etc. C. Satellite dishes may be attached to a mast no more than 5"0" high, measured above the deck surface and may be attached to a suitable base. Such base MUST NOT BE anchored to or attached to the deck in any way. D. Satellite dishes may not be no more the 18" in diameter E. All wiring that is part of this satellite dish receiver installations must be concealed or run into the condo building proper. 6. Each unit owner is responsible to properly winterize their unit if departing for an extended period of time and shall keep the unit's interior temperature at 55°F or above at all times. All unit owners are obligated to shut off outside water and drain the pipes before the winter months. This will prevent possible freezing of water pipes in the event of a furnace failure. For instructions for draining outside water faucets, please see below: A. Open all outside water faucets. B. C. Check outside water faucet to make sure correct valve(s) have been shut off. Leave outside valve open. D. Go back inside unit and remove bleeder cap (screw) located on side of red‐ tagged valve; this allows air into water line so water may drain.
(Please note: It is important to leave the outside faucet open. Closing it could cause condensation build‐up in the pipe and result in a burst pipe. You may even wish to remove the handle from the outside faucet to ensure that it is not accidentally closed during the winter. Please remember that it is YOUR responsibility to shut off outside water feeds before the onset of freezing weather. Failure to do so can result in significant damage to your home.) *When turning water on for outside faucet, close bleeder cap before opening red‐tagged valve. Should damage occur to your unit due to non‐compliance of the above, unit owners shall be financially responsible for any and all damages incurred. In the event of peril to the building, the Association reserves the right to enter said premises per the Declaration of Condominium, Article 6, Section 6. 7. Each unit owner shall close all windows and doors when necessary to avoid possible weather‐related damage. All garage doors must remain closed at all times unless being used for ingress/ egress to/from the unit by Unit Owners and their families. LOUISQUISSET 8. Subject to Executive Board approval, sensor lighting may be affixed over the garage area or COUNTRY CLUB behind the building in place of or in addition to regular lighting. The fixture utilized must be the type authorized by the Executive Board, installed in accordance with electrical safety standards and maintained at the unit owner's expense. 9. Chimneys are considered part of each unit and their maintenance is the responsibility of the owner(s), therefore, each unit owner is responsible for having the wood burning fireplace chimneys inspected and cleaned annually at their expense. The Association reserves the right to ask for proof of such inspection and if a unit owner is found in violation, may have the chimney cleaned at the owner's expense. 10. If a building alteration or upgrade is made to a unit, the owner is solely responsible for the upkeep and replacement costs, thereof. This includes but is not limited to sun rooms, enlarged decks, foyer doors, gazebos, etc. Upon transfer, any new purchaser is responsible for the maintenance of said upgrades.

USE OF THE CONDO UNIT
1. No unit owner or guest shall make or permit any noises which unreasonably disturbs other unit owners, nor do or permit anything or allow changes to be done inside or outside their unit which interferes with the rights, comforts or conveniences of other residents such as hardwood or laminate floors lacking appropriate sound proofing, entertainment systems, appliance operation, etc. Home alarm systems as well as car alarms shall be kept in good repair to avoid false alarms. All motor vehicle or home alarm systems must have shut‐off or reset capabilities after five minutes of activation. 2. No one shall play any musical instrument or permit to be operated any home entertainment (radio, stereo or systems, including automobile) to an excess degree if the same shall unreasonably disturb or annoy a resident. 3. No unit owner shall permit any unlawful use of the unit, nor use it for any purpose other than a single‐family unit as per By‐Laws. 4. No business or commercial activity shall be conducted at any time in or from any unit provided that the unit is not utilized as a primary location of a business.
TRASH AND GARBAGE
1. As residents in the Town of North Providence, we are obligated to participate in the town's recycling program. Unit owners will be responsible for any replacement of their recycling bins. Bins are available at the Town during normal business hours. It’s now okay to mix LOUISQUISSET COUNTRY CLUB your recyclables together. Your recycled paper, cardboard, and containers will be mixed in the collection truck too. The recycling facility will do the rest. Replacement recycle bins are available at 1995 Smith Street (across from Town Hall). Bins cost $5.00 each. For more information recycling information, visit the Town websites at www.northprovidenceri.gov/recycle.htm, http://www.recycletogetherri.org/, or call the Recycling Coordinator at 719‐1610. 2. All trash is to be stored within each unit, and cannot be put out for collection before 5:00a.m. Thursday collection day. When Monday, Tuesday, Wednesday, or Thursday is a holiday, collection day is Friday. Violations will be subject to a fine. 3. All recyclables must be contained in proper bins (green or blue). To eliminate the expense of wind‐driven trash, all papers must be tied up; all cardboard boxes must be knocked down and secured. Plastic trash barrels are recommended. Barrels shall be brought inside by the end of collection day. pickup day, arrangements should be made with a neighbor. Label all barrels and bins with unit number. Violations will be subject to a fine. 4. Dumpsters are limited to residents' trash only. Heavy rubbish disposal by residents and/or outside contractors is prohibited. Disposal of heavy rubbish (ex. carpeting, appliances, furniture, remodeling trash, gas grills) will be picked up by North Providence trash collection. Unit owner shall contact North Providence Public Works Department for pickup.
SANITARY SYSTEM MAINTENANCE
Toilets and other water apparatus in the Buildings shall not be used for any purposes other than those for which they were constructed. Any damage resulting from misuse of any toilet or other apparatus shall be paid for by the Owner in whose Unit it shall have been caused or originated. No sweepings, matches, rags, ashes or other improper articles shall be thrown in any toilet or other water and sewer apparatus. The sewage station macerator pump is designed to handle waste and toilet tissue only. Disposal of solid items including, but not limited to, tampons, sanitary napkins, underwear, rags, and wet strength cleaning or sanitizing towels into the sewer system is prohibited.
VEHICLES
1. All residents including renters must obtain vehicle identification stickers, issued by the LOUISQUISSET COUNTRY CLUB Association, at the office. Motorized vehicle ID stickers must be displayed in the left corner of the rear window. There are two different permit stickers according to one’s affiliation with the Association. Residents and golfers must display their respective stickers as issued by the office. 2. A motorized vehicle is not permitted in or on any common element except paved roadways, driveways and paved parking spaces. Motorized vehicles that are not in regular use cannot be stored anywhere in Louisquisset except in the unit owner's garage or in the parking lot on Overlook Circle with written permission from the Executive Board. Motorized vehicles not legally registered are not permitted anywhere at Louisquisset except in a unit owner's garage. 3. Garages, paved parking spaces, and driveways are to be used for all resident/guest parking. A. There is to be no parking at any time in restricted areas to include fire zones, in front of mailboxes, or in NO PARKING areas. Guest vehicles are to be parked on the right side of the roadway. driveway. No vehicle can park in such a manner as to impede or prevent ready access or egress to any parking space, driveway, walkway, or garage. B. Motorized vehicles parked in any restricted area shall be fined or towed at the vehicle owner's expense. C. A motorized vehicle will also be towed if the Town of North Providence has declared a parking ban and the motorized vehicle is parked in the street. Towing will be at the vehicle owner's expense. D. Parking is restricted at Overlook Circle as posted. Violators are subject to fines or towing at vehicle owner's expense. No unit owner's motorized vehicle over 20' in length, recreational vehicle, snowmobile, trailer, camper, van, motor home, boat, ATV (exclusionary vehicles) is permitted at Louisquisset except to load or unload in unit owner's driveway. At all other times these vehicles must be parked in the lot on Overlook Circle with Executive Board's written approval, subject to the terms and conditions of the Exclusionary Vehicle Form Agreement. (Exhibit C) All vehicles must be registered with the Division of Motor Vehicles. Registered motorcycles and/or motorbikes are to be parked/stored inside the unit owner's garage only. A motorized vehicle that is damaging the pavement because of leaking oil, fuel, or other fluid(s), is not permitted on the premises. If damage occurs, it will be repaired by the LOUISQUISSET Association at the unit owner's expense COUNTRY as determined by the Executive Board. CLUB Maintenance to vehicles is allowed only in the unit owner's garage. No motorized vehicle is to exceed the posted speed limit. Noise pollution, as from mechanical operation, alarm, sounding of the horn, or musical sound system, which interferes with the quiet enjoyment of residents, is not permitted. Residents/guests who own vehicles with business advertising and /or lettering must be garaged overnight. No ATV's, dirt bikes, motorized scooters, or go‐carts are allowed on the property. Children’s motorized toys must be limited to the unit’s driveway.
PETS
In no event shall any domestic pets, other than cats, be permitted on any portion of the common areas unless carried or on a leash and under no circumstances are domestic pets permitted on the golf course. secure deck providing the unit owner is present within the unit and said pet is not creating a nuisance (i.e. barking). Pets shall not be tied or chained to any common elements. Anyone not adhering to these rules will be subject to a fine and may have their permission to have a pet revoked at any time. Any pets requiring a license must have one issued by the Town of North Providence and be registered at the condo Association office. Any unit owner or occupant who has a pet must provide a certificate of liability insurance of at least $300,000 with the Association as the additional named insured. The certificate must document that the insurer is aware of the breed of the pet owned by the unit owner. The Certificate shall further indicate that the insurer must notify the Association thirty (30) days before cancellation of policy. *At no times are dogs to be off leashes. Dogs of breeds that are known to have had a history of aggressiveness towards humans, including, but not limited to, Rottweiler, pit bulls (such as Staffordshire terriers or American pit bull terriers), Dobermans, etc., shall not be allowed on the premises of any Unit or Common Element of the Condominium at any time. Residents are allowed up to two dogs with a total aggregate weight of 70 pounds.
RECREATIONAL FACILITIES
Bicycling Bicycles are to be ridden on paved roads, driveways and walkways only. Bicycles are never allowed on the golf course or visitors' parking lot on Overlook Circle. Bicycles must be stored within the unit overnight. LOUISQUISSET Clubhouse COUNTRY CLUB The clubhouse is available to rent for private functions for a fee of $50.00 until 12:00 a.m. by unit owners or members of the golf club only. Food and beverage service is to be provided by Restaurant operator at additional cost. Contact the Association office to make reservations. Unit owners and members are responsible for the actions of their guests including excessive noise, disturbances of any kind and/or any damages. The unit owner or golf member that is hosting an event must be in attendance from the beginning to the end of the event. Golf No activities, other than golf, are permitted on the golf course with the exception of cross‐ country skiing on the fairways during the winter months. All golfing activities are subject to the rules and regulations of the Golf Club and the Association. Recreational walking is not allowed on the golf course. Golf carts are not permitted on any of the common elements. POOL USE
1. The swimming pool area will be open daily from Memorial Day through Labor Day from 10:00 a.m. until 8:00p.m. One (1) pool card will be issued per unit at a key charge of $30.00 per season. Pool card must be returned at the end of each season. If key card is lost, there is a charge of $30.00 for replacement. The pool is for the exclusive use of the residents of record hereby/ unit owner's lessee or their guests. 2. Residents are permitted to have two (2) guests at any time; they must always accompany their guests, and are responsible for their conduct. Any more than 2 guests there is a $5.00 daily fee for each additional guest. 3. There are no lifeguards on duty at any time. Swim at your own risk. No one should swim alone. 4. No one under 18 years of age is permitted in the pool area unless accompanied by an adult. Residents are responsible for the behavior and actions of their children and guests. 5. All children must be toilet trained in order to use the pool. No diapers are allowed in the pool. 6. Restrooms are available at the rear of the Clubhouse on the lower level. 7. All residents and guests must shower before entering pool. Shower facilities are available at LOUISQUISSET the pool house and at the rear of the Clubhouse on the lower level. COUNTRY CLUB 8. Beverages in glass containers are not allowed. Only plastic or paper containers are permitted. Please dispose of all containers properly. No alcoholic beverage is permitted in the pool area. 9. Diving, jumping, running, splashing, ball playing, marco polo, flotation devices (such as noodles, etc.), unnecessary rough‐housing, disturbing or unacceptable behavior shall not be allowed. Those requiring them will be permitted to use life jackets and other safety flotation devices. 10. Pets are not permitted in the pool area. 11. Loud audio systems will not be tolerated. 12. Proper swim attire must be worn in the pool. No cutoffs are allowed. 13. No bathing suits are allowed in the Clubhouse. on the Clubhouse deck. 14. The Association, including any unit owner, has full authority to enforce the rules. If it is deemed necessary, the Association will evict any resident or guest. 15. The pool may not be used by any private organization or for any private function. 16. The unit owner will be imposed fines for rule infractions or those rule infractions by members of his/her family or guest. The Association reserves the right to revoke seasonal passes for repeated violations. Ponds Swimming, wading, fishing, and the use of flotation devices, or ice‐skating are NEVER permitted. No birds or animals are to be fed at any time. Tennis Tennis courts are for use by residents and their guests only.
SNOW REMOVAL
It is the practice of the Association that it is the responsibility of residents to clear their own walkways and driveways when we have two inches or less of snow. In order to facilitate snow plowing, it is the unit occupant(s) responsibility to garage or move the vehicle(s) to the long‐ term parking lot in order to have your parking area cleared of snow. The responsibility to move your vehicle(s) exists whether you are home or away. (You may temporarily park your vehicle LOUISQUISSET {driver attended} on the street while your driveway is being plowed). Street parking is COUNTRY CLUB prohibited if the Town of North Providence declares a snow emergency. If your vehicle hinders plowing, it will be subject to towing at the vehicle owner’s expense. If you do not move your vehicle(s) to allow your driveway to be plowed, it will then be your responsibility to clear your driveway. Clearing of driveways and walkways will commence at the end of the snowfall. Owners are responsible for de‐icing their own walkways and driveways. Ice melt is available in the onsite office during normal business hours.
SALES AND LEASES
SALES 1. For sale signs are not permitted to be displayed in/on any unit or common area. In the event of an open house, a special sign may be erected for that day only and must be removed at the conclusion of the open house. 2. Condominium documents are an integral part of all sales transactions. buyer has received and signature acknowledge the Rules and Regulations of the Association and was offered the opportunity to review all condo documents and unit obligations that will carry forward to the new unit owner. The seller is obligated to supply the buyer with a complete set of condominium documents including Rules and Regulations of the Association prior to the issuing of the certificate of resale. 3. The listing agent must make buyer aware of the Association's Rules and Regulations and condo documents and attest to that fact by completing attached form. Exhibit D. LEASES 1. The unit owner bears full responsibility for the action of their tenants. 2. Prior to the execution of any lease, the unit owner must file an application with the Executive Board indicating the intention to lease. No lease may be executed without the approval of the Executive Board. Any lease entered into without the necessary approval as stated herein shall at the option of the Executive Board be treated as null and the Executive Board shall have the authority to evict the lessee without securing consent to such eviction from the unit owner. Applications are available in the Association's office. (Exhibit E). For rent or lease signs are not permitted. 3. Leases are not permitted for a term of less than one year. The Executive Board must review all leases before execution or renewal. Violations are subject to a fine. 4. Leases must clearly identify the names of the occupants before leasing or renewing of lease. LOUISQUISSET COUNTRY CLUB 5. The Executive Board shall give expeditious approval or denial of lease without regard to disabilities, race, color, religion, national origin, age, sex or sexual preference within fourteen (14) days of request for review. A copy of the lease signed by the lessor and the lessee is to be delivered to the Association office and made part of the unit owner's record. No lease will be approved where a condominium owner is in default in the payment of condominium fees, assessments or fines and/or are in violation of these rules and regulations. 6. All leases will have a copy of the rules and regulations of the Association attached. The lessor must file a form attesting to the lessee having read and understood the rules and regulations. (Exhibit F) 7. The tenants will be bound by the Rules and Regulations of the Association. The unit owner will be responsible for all incurred fines. 8. Unit owners will be responsible for any damages to buildings and grounds by their tenants. replacement of such damaged property to its original condition when done by the Association.
COMPLAINTS
1. Complaints of violations of these rules and regulations shall be made in writing and signed to the Executive Board. Forms are available in the office. (Exhibit G) 2. If the investigation finds the complaint justified the complaining party and the violator will be notified in writing of the complaint and the action taken. Verbal complaints will not be honored. 3. All complaints regarding buildings and/or grounds should be submitted in writing to the Property Manager.
COLLECTION POLICY
Condominium fees are due on the first of every month. Owners have several options for payment: Direct Debit: The Direct Debit Program is a simple way to pay your monthly condo fee and ensure it is always received on time. Your condo fee will be automatically withdrawn on the 5th of every month from the bank account that you specify. To sign up, bring a voided check to the management office and fill out a form. LOUISQUISSET COUNTRY CLUB Automatic Payment: Online banking customers can arrange the bank to cut a check for them every month. Payments for this should be sent to the lockbox address as shown below. Check: Coupon booklets are mailed to owners at the beginning of the fiscal year, which begins October 1st. Mail your check and coupon to the lock box as indicated. If you have lost your coupon slip for the month, please be sure to submit your check with the corresponding identification number provided to you with your coupon books. Credit Card: We accept Visa, MasterCard and American Express. To make a payment by credit card, access the Barkan web page at www.barkanco.com, click on the box that says Online Payment Service and it will redirect you to the Value Payment Systems web page with Barkan. Once on the web page, follow the on‐line instructions. Owners that choose to pay using this option will assume the credit card fees for the administrative cost of processing the transaction. Lockbox Address: Louisquisset Country Club Condominium c/o Barkan Management P.O. Box 51606 Boston, MA 02205‐1606 Checks should be made payable to “Louisquisset Country Club Condominium Association”. A resident whose check is returned for insufficient funds may be assessed a $30.00 charge for processing. In order to ensure the timeliness of condo fee payments, all payments must be mailed directly to the lockbox.
LATE FEE POLICY
• Fees are due the 1st of the month. • The Association allows a 15 day grace period for payments. Payments need to be received in the lockbox by the 15th of the month. If the 15th falls on a weekend, the grace period is extended to 10:00 am next business day. • Late fees are calculated as such: On the 15th of the month, if payment is not received, a $50.00 late charge is applied. • Owners 60 days overdue are referred to the Attorney for lien enforcement.
ENFORCEMENT AND FINES LOUISQUISSET COUNTRY CLUB
Rules and regulations cannot be effective unless a means to enforce them exists. In order to provide a functional system for handling complaints and rule violations, all complaints shall be directed to the Association's office. All complaints received shall be brought before the Executive Board for review and recommended solution. In addition, the Executive Board will be available to any unit owner to hear an appeal relative to a complaint or penalty levied against them. In the event that a unit owner, renter or guest cannot see fit to observe the rules and regulations after an initial letter or warning, the Executive Board shall levy fines against unit owners for violations of the rules and regulations, the Declaration, the Association's by‐laws, or the Condominium Act. The fines shall be $50.00 for any one violation after a written warning has been given. The unit owner will have fourteen days to cure violation or appeal. After final notice is given to the unit owner, each day a violation continues is a separate violation. If the unit owner makes a written request for a hearing before the fine is imposed, the imposition of the fine shall be suspended until the hearing is held, but the Board may then at its' discretion, retroactively apply such fine if a decision adverse to the unit owner is rendered at said hearing. 17 | P a g e Tel: 401-353-8610 • Fax: 401-353-6870 • 1 Overlook Circle • North Providence, RI 02904-7773
Fines are special assessments and shall be collectible as such and shall be paid within 30 days of the date levied. Violations of motor vehicle rules shall also result in vehicles being towed or otherwise removed from the condominium property at the vehicle owner's expense. ANY CONSENT OR APPROVAL GIVEN UNDER THESE RULES AND REGULATIONS BY THE EXECUTIVE BOARD SHALL BE REVOCABLE AT ANY TIME. THE EXECUTIVE BOARD RESERVES THE RIGHT TO ALTER, AMEND, MODIFY, REPEAL OR REVOKE THESE RULES AND REGULATIONS AND ANY CONSENT OR APPROVAL GIVEN HEREUNDER.
