Middlebrook History 1840 Sir John Franks took up land at the two waterways in the McLaren Vale District & named it “Middlebrook”. He planted the equivalent of one section equalling 1 square mile of vineyard planted to Muscatel & Current Grapes. 1880 The famous winemaker, Thomas Hardy, bought Middlebrook from Sir John’s son & also the neighbouring vineyard from the Latta family which had been taken up in 1839 by Evelyn Pitfield Shirley Sturt, sister of the explorer Captain Charles Sturt. For the next 67 years the properties were called “Glen Hardy”. 1947 One of McLaren Vales Largest Wineries was built on the Middlebrook section by an English firm of ship’s chandlers B.B. Mason & Co. Of Hull England and named it “Roxton”. Roxton gained a high reputation for its premium red table wines exported to England and was made famous for its Highcrest Claret. 1960 After Roxton continued success in the European Export Market B.B. Mason sadly closed down Roxton post World War Two. Roxton was acquired by local Entrepreneur, Farmer and Grape Grower Conner Sparrow for its Premium Vineyard Holdings. 1964 Ownership once again changed and the doors re-opened as “Valle D’Oro” Italian for Golden Valley. Valle d’oro was headed by two Successful Adelaide businessmen, Giordano Rossetto & Lorenzo Comassetto. Valle D’Oro also incorporated “Pasta D’Oro” one of Adelaide’s first and largest Importers of Italian Continental delectables. Valle d’oro supplied bulk wines to some of Australia most reputable wine companies, proudly Penfolds for “Grange Hermitage” Giordano and Lorenzo went on to produced one of Australia’s largest selling sparkling wine “Ma Cheri” at Valle d’oro. 1971 Dalgety Wine Company acquired the Valle D’Oro winery & neighbouring vineyards to expand their growing wine portfolio for a McLaren Vale presence as a sister company to their Barossa Saltram Winery. Roxton was renamed “Benelen” for a very short time, before...... the sale of Dalgety Wine Company. 1983 David Hardy, great grandson of Thomas Hardy and brother of Sir James re-established the name Middlebrook and went on to make Middlebrook one of McLaren Vales largest wine brands both nationally and internationally. The winery expanded and the Vales first Champagne House was established. McLaren Vales First Restaurant in a Winery opened its doors and the grand “ Rotunda “ was added which then developed into an Award Winning Winery, Restaurant and Reception centre catering to all major functions. Including the inaugural “McLaren Vale Bushing Festival Luncheon “. Crowning the yearly Bushing King and Queen for the best wine produced. David Hardy was the creator of Middlebrook’s famous Honey Cumquat Liqueur “DURUS”. 1994 Middlebrook was sold to Walter Clappis and Associates, owner & winemaker of Ingoldby Wines at McLaren Flat which shortly after was sold to Mildara Blass Limited. The Clappis family retained the Middlebrook Winery asset and progress commences to resurrect the historic winery once again. Walter made some significant changes during his time as owner of Middlebrook, changes which have laid the foundations for Middlebrook’s next lease of life. 2000 The Twenty First Century arrived and so did the current owners. The Cogno family of Cobbitty New South Wales acquired the properties, buildings and Brands associated with the acquisition to complement their Sydney based winery Cogno Brothers at Cobbitty, under the guidance of son and company winemaker Joseph Cogno. Middlebrook has been re-established to its former glory as a Winery, Award Winning Restaurant & Function Complex to become one of Adelaide’s most premier Wedding venues. As author Tom Hardy states in the Australia WINE Pictorial Atlas “Middlebrook Estate is one of Australia’s most beautiful winery complexes”. TERMS AND CONDITIONS Please read these Terms and Conditions carefully. If you do not understand any of the Terms and Conditions or have any questions, please discuss them with our Event Coordinators or Manager. If you have read and understood the Terms and Conditions set out below and accept them, please sign the Client Acceptance and Conformation of Function form. In signing the Terms and Conditions, they are binding upon you. Please keep a copy for your records. Validity Middlebrook Estate Wedding Information Package is valid for Weddings held between and inclusive of 1st January 2015 through to 31st December 2016. These Terms and Conditions supersede any previously signed Terms and Conditions, and are subject to change without notice. Whilst we shall endeavour to ensure that prices do not increase they are subject to change without notice. Tentative Booking Tentative bookings will be held for fourteen (14) days. During this time we require the signed Terms and Conditions form together with the booking fee. Only then is your event confirmed. Should the required deposit and signed Terms and Conditions not be received within the agreed time period the booking will automatically be cancelled. Confirmation of Booking Upon acceptance of the booking, Middlebrook Estate will provide you with details of your confirmed booking in writing. Payments Deposit/First Instalment - $1,000.00 and is a Non Refundable Payment. Second Instalment – 40% of the total estimated revenue is required three (3) months prior to the function Third Instalment - 40% of the total estimated revenue is required one (1) month prior to the function Final Instalment - The balance of the estimated revenue is required fourteen (14) days prior to the function Security and Insurance Surcharge A security and Insurance charge of $350.00 is payable at final instalment and is a separate NON REFUNDABLE payment that is payable to Middlebrook Estate for Security and Insurance Liabilities with Theft, Breakages, Maintenance or Extra Cleaning. Credit Card Payment Surcharge Payment by Credit Card will attract a standard surcharge of 3% on the amount due. Minimum Numbers If minimum numbers are not achieved the shortfall shall be 50% of the chosen adult menu price. Guarantee of Payment The contract signatory is personally liable to pay all monies in full to Middlebrook Estate. Where the invoice has been addressed to another person, company or entity, personal liability remains the responsibility of the contract signatory. Determination of Full Cost of Function The full cost of the function shall be determined and calculated based on the final numbers of guests received fourteen (14) days prior to the function or the minimum number of guests applicable (whichever is the greater). Upon confirmation of the full cost of the function this cannot be reduced to take into consideration those guests who do not attend. Cancellation Policy Any cancellation 30-14 days prior to your reception date, a fee of 75% of the total estimated function cost will apply. Any cancellation less than 14 days prior to your reception date, a fee of 100% of the total estimated function cost will apply. Cancellations must be confirmed in writing to the Management of Middlebrook Estate. Middlebrook Estate reserves the right to cancel any booking and refund any payments at any time less a $250.00 administration fee. Note: Total function costs includes all menu and beverage selections, room hire (if applicable), and all additional extras booked through Middlebrook Estate.

Guests Conduct Middlebrook Estate reserves the right to remove any guest from the premises should we believe they are behaving in a dangerous, unreasonable or unbecoming manner. Liquor Licensing Act / Responsible Service of Alcohol Middlebrook Estate supports the responsible service of alcohol. It is an offence to supply liquor to persons under the age of eighteen (18) years. Clients are asked to ensure that underage persons amongst their guests are not supplied with liquor. Middlebrook Estate staff will refuse to serve liquor in any cases where the person is suspected of being underage and will require that person to present photographic identification. Service will be refused to any person who shows signs of intoxication. Due to our license requirements, we are unable to allow any liquor to be brought onto or removed from the premises, unless by prior arrangement with Management. Final Details To achieve the highest possible standards, we require confirmation in writing. Final details must be provided Fourteen Days prior to the function. Charges are based on this number. In the event that no minimum number is received at the time, the original number of guests indicated or the actual number of guests (whichever is greater) will be charged for. We will accept reasonable increases in numbers, and will charge at the already agreed price per person of the function. Conduct of the Function Unless otherwise agreed to by Middlebrook Estate, your event must finish at the time specified in the function running sheet. Your function must be conducted in an orderly and lawful manner. Middlebrook Estate reserves the right to end your event if the Event Coordinator reasonably believes that your event is not being conducted in an orderly and lawful manner. The Estate has no responsibility to you for costs, damages or expenses that you may incur in relation to the Estate’s termination of your function. You must ensure that you and your guests and invitees at your function do not breach any statutes, bylaws, or regulations including Middlebrook Estate’s Liquor License and fire regulations. Food and Beverage The menu packages contained herein are subject to change without notice. Middlebrook Estate cannot guarantee prices will not increase prior to your Wedding Date. Prices are valid until 31st December 2014. Due to Health Regulations and Middlebrook Estate Policy ALL FOOD requirements will only be supplied by Middlebrook Estate. No outside Food is permitted Except for Baby Requirements and Wedding Cakes. BYO - under no circumstances are you or your guests permitted to bring any alcoholic beverages onto Middlebrook Estate unless by prior arrangement with Management. Failing this for each container of alcohol opened, you will be charged at our normal restaurant prices. E.g. $10.00 per 375ml bottled beer or Pre Mix Product to $130.00 per 700ml bottled spirit. These amounts will be deducted from your credit card. Staff will collect product from the Estate Ground Post Function. Menus If due to unforeseen circumstances (e.g. supplier shortage) Middlebrook Estate is not able to provide the agreed menu or services, Middlebrook Estate reserves the right to adapt the menu or services in consultation with the client. Menus are seasonal and may change closer to your function. Food choices must be received fourteen (14) days prior to the Function date. Special Dietary Requirements We require that all special dietary needs be confirmed with your final menu selections. Any special dietary requests made on the day of the function will incur a charge of $20.00 per person. Cakes Cake boxes can be supplied by Middlebrook. Middlebrook Estate has a strict policy on cakes brought into the building. We only accept cakes that are professionally prepared by Licensed Food Retailers or a Registered Food Business. Cakes must be delivered at least 2 hours prior to the beginning of the function. Outside Catering Please note that outside catering for the function in not permitted on the premises. The wedding cake is the only item exempt from this clause. Middlebrook Estate takes no responsibility for theft, damage or loss and the effects of it afterwards. Delivery All deliveries to Middlebrook Estate must be approved by the Event Coordinator and must be clearly marked with the name of the hirer and the date of the function. Approved deliveries must be made between the days of Wednesday through to Sunday during the hours of 11am to 4.30pm. Although all care is taken, no responsibility is taken for lost or damaged goods. Please note clients should arrange their own insurance. Contractors and Subcontractors Contractors and subcontractors appointed by the client or indeed by Middlebrook Estate, on behalf of the client, must at all times abide by the Estate’s regulations and any instructions given by the Estate’s management, whilst on the premises. Middlebrook Estate must be notified and approve all contractors (including entertainers) proposed to be engaged by the booking party for any function. Any display, exhibition or stage set must be submitted to and approved by Middlebrook Estate at least 30 days prior to the function. Weather Policy Middlebrook Estate will not give refunds for any undesirable weather that may cause the cancellation of the ceremony held outside on the lawn area or the function rooms. Insurance As your caterer we take every possible care, however we are not responsible for the damage or loss of merchandise or insurance for injury, damage or loss associated with or arising from any function. You are responsible for and must indemnify Middlebrook Estate for: loss or damage to the Estate arising out of your use, or any person attending the event. Damage The client shall be financially responsible for any damage caused to any part of the Estate and its grounds by the client or his/her guests or service provider(s) before, during or after the function. Furniture must not be moved without the approval of the Function Coordinator. Cleaning Whilst normal cleaning is included in the venue hire, should additional cleaning (i.e. Confetti, Glitter, Sprinkles, Vomit and or excessive Food and Beverage spillage) be required an appropriate fee will be charged and deducted from your credit card. Littering/Use of Confetti Middlebrook Estate prohibits littering and the use of Confetti, Rice, Glitter, Sparkles and Scatters on the Estate grounds and its buildings. Rose Petals may be thrown in moderation. Smoking Middlebrook Estate promotes a smoke free environment for the comfort of our patrons. We provide a designated smoking area for function guests with ashtrays being supplied outside under the front Verandah / Cortile Gallery garden umbrellas. Marquees/Banners Erection of marquees and banners are not permitted without prior written permission

Bride & Groom Initials Decorations Nothing is to be nailed, screwed, stapled or adhered to any wall, door or surface of the building. The Event Coordinator must approve all signage in the public areas. Confetti, party poppers, coloured streamers, rice, sprinkles/scatters and glitter are not permitted anywhere within the building or grounds. Candles may be used but in appropriate non-drip holders. Photographers We welcome photos to be taken in our vineyard, front lawn and courtyards of our Estate. Due to Occupational Health and Safety Regulations the winery is not available for photos. Photographers may not move furniture or seating arrangements. If they are unsure of the set-up they can call and discuss with the Event Coordinator at least 2 working days prior to discuss these details further. Florists We will contact our designated florist prior to the function to ensure that the arrangements are satisfactory to all parties. Rehearsal Times Please contact Middlebrook Estate during trading Hours to make book an appropriate time. Noting that access to the buildings is only permitted during trading hours. Noise Levels We are obligated to maintain reasonable noise levels. Noise levels are monitored during functions and we will, at our discretion, determine if adjustments need to be made. It is the responsibility of the client to ensure that the DJ/entertainer complies with this policy. Live Music (Prior Consent By Management ONLY. Conditions and a Surcharge may apply) Due to the sound level requirement of Middlebrook Estate, prior approval is needed to have drums onsite, bass guitars, or other instruments that cannot be played and monitored through our sound system (i.e. saxophone, trumpet, etc). We can allow DJ’s and stringed instrumentals. Please notify your Event Coordinator before you book a live group and / or performers, using instruments of any type, to avoid disappointment. The size of the band needs to be authorized prior to the event. Audio Visual Equipment Should you require specific audio-visual equipment, we can arrange hire, set up and operation if required. Audio-visual providers organized by the client are required to contact the Event Coordinator a minimum of five (5) working days prior to the function. Seating Plan Middlebrook Estate will provide typed menus and seating plan for your reception. It is the client’s responsibility to provide in electronic format (Microsoft Office Word or Excel) a typed guest list / seating plan. A $60.00 administration fee will apply for information not provided in this way. Room Allocation Middlebrook reserves the right to assign another room for the organized function in the event of the room originally designated for such function becomes unavailable or inappropriate in the opinion of the Estate. Other Certain functions may require specific guidelines that are not contained above. Whilst every attempt has been made to cover these, your Event Coordinator will highlight any additional concerns. We will be pleased to discuss any special requests you may have.
