WEDNESDAY 19 NOVEMBER “Back to the Future” will examine the Future of Retail following an introductory movie by Publicis Shopper, introducing a short retrospective of the last 20 years in retail and presenting what will be the new and disruptive retail concepts for the next 20 years. The retail industry is becoming more complex and changing at an ever-increasing speed. Retailing, at one time, might have been all about `location, location, location, but the future retail industry will be significantly different from that of today. Shopping is becoming more experiential; eating, being entertained and “living” the shopping experience will take on prominence. In the future, the retail landscape by country will be dramatically different from today, expectations are increasing, creativity and integration between operators and brand is a must. Retailing will become an industry that realizes, more and more, that it must tailor its offerings to select customers, as opposed to the mass appeal approach of the 1980s, in order to win over customers and foster greater customer loyalty.

The panel will first discuss the state of the USA economy and identify those submarkets that are growing and active. The panel will then explore different real estate strategies available to retailers entering the USA and how real estate deals are typically structured. Next, the panel will explore branding strategies that retailers can use to penetrate the USA and the nuances between USA consumers and those in other countries. The panel will also identify for attendees potential operational and legal pitfalls. Finally, the panel will close with each member providing the attendees with valuable takeaways in terms of what works and what does not work when expanding to the USA.

Instead, property owners and retailers need to work together to understand consumer shopping patterns and use technology to gain a better understanding of trends both in the mall and individual retail locations. Find out how through the use location based analytics you can gain critical insights to better understand the shopper journey and make insight-rich decisions to increase traffic, dwell times, conversion and transaction size.

Around 8 million people around the world take a flight every day, and in Europe, 8 billion passengers take to the railways each year. Yet to turn these travelers into shoppers, retailers need to get to know these passengers increasingly discerning individuals who demand a personalised retail offer. How can we balance growing passenger volumes and the requirement for a personalised offer? In this conference session we will discuss how we can learn more about passenger requirements, what these might be, and hear from those retail operators who make it personal.

SPECIFIC & NEW SEGMENTS

Decades after its invention, the shopping mall has still a long way to go as a building type, and as a social and economic phenomenon. Fashions come and go, and shopping centers strive for keeping their atmosphere of pleasant hedonism and their role of popular hangouts for a wide diverse audience. The shift from rational to experiential in consumption behaviors has been assessed since a long time and, increasingly, providing visitors with a cultural offer - being it ephemeral happenings or permanent institutions seems to be a rewarding strategy. Culture gives customers a reason to come, an occasion to enjoy and eventually a good disposition to buy. This change in consumer culture is also echoed in architectural forms: the enclosed shopping mall, conceived as a giant box with no or very little natural light, is being taken over by the open, mixed-use center where retail functions are just a core around which diverse service activities, leisure facilities and public spaces do cluster. The “temples of commerce” are progressively evolving into social hubs, and culture turns out to be very effective in facilitating connections and thus matching the retail and gathering role of today’s malls. However, the “magic formula” is probably still to be invented. An effective combination of culture and retail can only grow on appropriate governance, financial and marketing bases and the best solutions for a “happy marriage” are being explored. Relevant international experiences will be presented so as to identify paradigms of mixing culture in shopping centers that are successful from an architectural, economic, visitors and artistic perspectives.

A global comparison of consumers trends. CBRE have undertaken 3 regional studies of consumer trends in EMEA (Europe, Middle East and Africa), Asia Pacific and North America to understand what consumers want from their shopping experience; the role that different shopping destinations play in this; the changing way in which consumers manage their in-store and online shopping experience and the differences that exist between different markets and demographic groups. CBRE have surveyed more than 40,000 consumers globally in more than 30 markets, making it one of the most far reaching and comprehensive surveys on consumer trends. We will look to compare inter-regional and global trends in consumer shopping online and in-store, how far consumers are willing to travel to reach their shopping destination, the importance of different factors when choosing where to shop, what kinds of investment have been made in different types of centres and the types of consumer that shops in different centres. This intelligence will give valuable insight to those involved in the development and management of shopping centres to adapt, to maintain or win market share in a constantly evolving market.

14:30-15:00 - OPEN STAGE COMPETITION WINNER: CONVERT ANONYMOUS VISITORS INTO LOYAL MEMBERS OF YOUR SHOPPING CENTRE Presenter: Jasper DE VREUGT, General Manager, Mall-Connect (The Netherlands) About one third of shoppers uses digital channels for pre-purchase orientation. Most affluent consumers own smartphones, and e-commerce and m-commerce are on the rise. While Amazon can predict what you will buy in the future based on in-depth knowledge about your past purchasing behavior, we should ask ourselves the question: what do we know about the visitors of our shopping center? Taking Amazon as an example, we discuss how shopping centers can convert anonymous visitors into loyal members. Of key importance to use interactive media to their full potential. Shopping centers can engage with their visitors and learn from their online and offline behavior in order to start a meaningful dialogue and create a seamless omnichannel customer experience. The aim: to increase qualified footfall and store revenues. eCommerce is here to stay - and so is bricks and mortar retail!

On the occasion of its 20th Anniversary, MAPIC provides you with a retrospective of the past 20 years in the shopping centre industry highlighting key evolutions and trends shaping the sector. A keynote panel, including three to four CEOs of international real estate companies involved in the development/investment of shopping centres, will discuss the evolution of the sector, the challenges and opportunities that have shaped the current world and that will develop in the future. Over the last 20 years, shopping centres have been at the heart of communities all around the world. They have become a central place of our contemporary life where all generations gather to shop, mingle, dine, play and be entertained. Facing multiple challenges such as growing e-commerce, changing consumer habits, competitive high-street retail, digital shopping, as well as short-term and temporary “pop-up” rentals, shopping malls have to re-engineer their space and rethink their brand to become centers of experience, entertainment and learning, in order to drive and retain traffic. Moreover, the panel will deal with the development issue: shopping centres are experiencing a sustained and robust development in emerging markets like Russia, China, Turkey and UAE, whereas the level of new developments remains low in mature markets in Western Europe and America. How landlords will manage this evolution? What will be the consequences for tenants? Hear the insights and perspectives from pioneers and influential leaders in the shopping centre industry.

Technology development has fundamentally disrupted the retail industry by changing the way consumers behave, the way they communicate, the way they search, where and when they buy, how they pay for it, and at the end, how they perceive retail brands. Several companies had a particularly important role in this reshuffling of the retail industry: These companies, called the Tech Titans, are Amazon, Ebay, Apple, Google and Facebook. Each of them has a strong grip over particular tools that influence and drive billions of dollars in marketing and sales, strongly focusing on further innovations to leave their mark in the retail industry. Some of the biggest challenges that retailers face in this changed environment is to understand what technology solutions to use in order to implement omni-channel retailing strategies, how to attract and keep the “new consumers”, how to analyze customer data and predict customer behavior, manage stock and inventory, and monitor competition. Tech titans in particular, but also other solution providers, should be an essential part of each retailer’s omni-channel strategy. Retailers must be innovative, fast and think out of the box. This conference session will includes an insight into the Tech Titans strategies and the subsequent panel discussion with retail experts is a mandatory session for all industry incumbents interested in new ideas and impulses coming from the extensive experience of our speakers and panelists.

Understand which services and content we can link to the loyalty card to give to the consumers one more reason to be attached to the ma jor retailer.

Brazil, with its 200 million population is one very compelling case for retail expansion. With favorable demographics, (some 50 MM new consumers coming to market in the last 10 years), culturally hungry for novelties and in an historically closed market, Brazil is an obvious market for international Retailers expansion plans. The reality for expansion in Brazil exposes the challenges of dealing with bureaucracy, poor logistics, cumbersome taxation, currency volatility and lack of skilled labor to materialize such plans. In this panel. Retailers, Shopping center developers, and JLL as an international RE consultancy, shall discuss lessons learnt in this promising, yet challenging market. Simultaneous translation into English and Brasilian.

Online shopping continues to surge, sending retailers seeking the right multi-channel strategies to maintain turnover. Have ‘brick’ retailers found the right recipe to deal with the ‘clicks’ yet, and what are the implications for retail property? Will online kill the high street? Have shopping malls a more or a less secure future in the era of internet? In Europe high growth is also moving East where consumers are becoming richer as disposable income soars – which in Europe’s North and West much of the need is in refurb, taking value-add back up to core and prime. Where should retail property investors be positioned now? 1. Is a separate retail property strategy needed for west and east Europe? 2. Where is the value in the rich northwestern European markets?

3. Have ‘brick’ retailers found the right strategy to deal with ‘clicks’? 4. Will multi-channel stabilise returns for stores, malls, high streets? 5. Is there a value opportunity in ‘dark stores’ - distribution points for internet orders?

DETAILED PROGRAMME

In today’s post-department store era, retailers, developers, and owners alike are finding themselves increasingly unable to rely on the formulaic real estate models of the past. From a return to downtowns and street retail, a rise in demand for smaller-footprint spaces, and the increasing necessity for an omni-channel approach, among others, the retail landscape is facing its greatest period of change since the first fully enclosed mall opened in 1956 outside of Minneapolis, MN. From Specialty retail goods and services purchased using the consumer’s discretionary funds and time, to Commodity retail goods and services consumed regularly using primary household funds, no aspect of the industry has gone unaffected by this shift. In addition to discussing these changes, this program will also explore the myths and realities of Internet retailing in the 21st Century. Join us for a conversation with U.S. retail industry pros, including senior real estate executives from high-profile U.S. retailers Staples and Williams-Sonoma, and owner and developer Madison Marquette, as we explore the reality of life on the ground in the vast and complex U.S. retail real estate market. This program is a mustattend for international retailers expanding in, or planning expansion into, the United States.

It is rather known as a very difficult market because of the very specific Japanese consumer’s nature which is very much service oriented society. However if you know how to penetrate into it, you may find a very big market offering lots of expansion opportunities. On the other hand, Japanese brands out of Japan are started to be known by many countries and the government is trying to export many unknown Japanese brands under the name of Cool Japan project. In the 2014 we have witnessed a renewed interest for retail real estate in Italy, translated in a number of higher-volume deals in existing assets and in the advancement of ma jor development projects that had been slowed down in the previous years. This have sparked a positive reaction in the Italian real estate, with a marked improvement in the overall sentiment.
