outhwest Florida is home to delightful year-round tropical weather, beautiful beaches, ŧť    ?Ŧ ť ?ʠ ?ť arts and entertainment options ranging from festivals to the philharmonics. And Southwest Florida is home to many parttime snowbirds and full time residents who hail from the Great Lakes Regions in the United States and Canada. One of the most unique features of southwest Florida is its many options for waterfront living: along the Gulf of Mexico, inland deep water canals, rivers, bays, and lakes. The variety of waterfront recreation is extraordinary: pleasure boating on yachts, cruisers, personal watercraft, or sailboat; kayaking, canoeing, and paddle boarding; water skiing; and world-class salt-water and freshwater angling. Whether traveling by land or by sea, there are beautiful white sand beaches along the entire coast. The primary categories of waterfront properties in southwest Florida are: „ Gulf of Mexico beach front „ Caloosahatchee River front „ Bays and Harbors „ Deep Saltwater Canals (aka channels) All Southwest Florida coastal areas have waterfront property, but Cape Coral is by far the most abundant, with over 400 miles of canals. Condominiums on Sailboat Access waterways and marinas start at about $200,000 and go up to a million or more for a penthouse unit. Single-family sailboat access homes start around $375,000, with many wonderful choices in the $500,000 to $900,000 range. Luxury properties start in the low one millions. Vacant, unimproved sailboat access home sites are $250,000 to one million.

Gulf Access Properties

Gulf access canal properties are on canal systems that lead to the Gulf of ,ŧ ?ŦEťť   ʠ bridges that limit the height of the boat that can travel on the waterway. Bridge clearance of 8 or 10 feet at mean high tide is typical and generally it is 30 minutes or more to the Gulf.

For boaters, the choices for short or erfront extended cruising are dizzying. Our waterfront home is in Cape Coral, smack dab in the middle of some of the greatest boating Florida has to offer.
