Real Estate & Housing

The world of Real Estate & Housing Real Estate and Housing (RE&H) provides education on managing complex building processes and dealing with the wishes of clients, end-users and stakeholders. The RE&H curriculum focuses on teaching students how to think from the perspective of all parties involved. Who will live or work in the building, and what type of built environment will they require? You will also learn how to enable the various parties involved - clients, end-users, architects, urban designers, contractors and suppliers - to collaborate in order to achieve a good end result. The three main areas covered by RE&H are Design & Construction Management, Real Estate Management and Housing. Studying at RE&H means having an eye for the built environment: good architecture, functional buildings, green space, and the (re) development of residential and working environments. After graduation, you will be able to manage building projects and the processes that accompany buildings’ life cycles: from the initiative phase to design and construction and, ultimately, to use.

Future prospects Once you have graduated, you will be qualified to fulfil a wide range of roles for all of the parties that are involved in the building process. For example, this might entail working as an executive at a development company, large building company or architectural firm, a manager for a construction project management office, or a policy official at a public housing organisation.

“Creating is a solitary act, but designing is a group process. At RE&H, you learn how to organise complex design and building processes, so as to realise the demands and dreams of all parties involved. That’s just my cup of tea! Though many students end up as project developers or consultants, I started working in an architecture practice. I really like working on projects together with architects, thinking along about designs and management processes in a way that makes it possible to realise these ideas. My biggest challenge is how to bring creativity and management together. This was also the subject matter of my thesis, which was later published as a book. I now have my own business in which I supervise design projects. Each project is always unique, and that’s what makes this work so interesting!”

“I didn’t have a sense of satisfaction after I finished my degree programme in HTS Bouwkunde (Institute of Technology, Architecture and Construction Engineering). I felt as if I’d missed out on some aspects of architectural, design, engineering, technological and construction processes. Although I had an excellent technical understanding of construction and architecture, I wanted to be more involved in the building process. I’m mainly interested in the first phases of a building’s life cycle: the initiative phase and the definition phase. During these phases, abstract ideas are transformed into something tangible. That’s why I decided to study at RE&H! I graduated in a theoretical subject in the area of spatial planning. Having studied this, it won’t come as a surprise that I worked at the Ministry of Housing, Spatial Planning and the Environment for several years. After a while, I started to miss the connection with actual practice. I currently work at the Government Buildings Agency on specific forms of contract.”

The Master’s degree: challenge The Master of Science degree programme in Real Estate & Housing takes two years and is divided into four semesters, each lasting six months. The first semester offers an introduction to the three main domains of RE&H:

The fourth and last semester focuses entirely on the graduation research project. In general, students formulate their research projects in consultation with organisations working in the field of Real Estate & Housing.

Fundamentals During the degree programme, you are introduced to the various fields that play a fundamental role in RE&H: management science, building informatics, building law and building economics. It is essential to have a good understanding of these fields if you want to be prepared to work in the building sector. It is also possible to specialise in one of these fields in the context of one of the three main specialisations.

Design & Construction Management Real Estate Management Housing

The first semester is compulsory for all students and is primarily knowledge-oriented. Classroom lectures are alternated with casebased exercises and group-based work, as well as individual knowledge acquisition. The second semester is also compulsory, but is more skills-oriented and uses multidisciplinary teamwork to build on the knowledge acquired in the first semester. The third semester provides an introduction to the graduation programme, with several compulsory and elective modules.

Links with practice Our training programme maintains strong links with practitioners in the construction and real estate sectors. Guest lecturers who practice in these sectors are frequently involved in cases, games, workshops and lectures. There are plenty of opportunities to exercise your creativity and inventiveness!

The Master’s degree: content

The first two semesters of the programme are compulsory, and are directed at both knowledge and skills acquisition. During these semesters, the programme addresses RE&H as a whole, with a focus on obtaining a broad understanding of the domain, being able to integrate processes and process phases, scale levels, aspects and related stakeholder interests. In addition, you take more fundamental courses on management science, economics, law and ICT. For the third semester, you have to choose one out of four specialisations. This semester focuses on the graduation programme, with both group and individual work. The fourth semester is reserved for your individual graduation work. Methodology When you study at university, you follow a scientific degree programme. This means that you learn how to critically survey the scientific and professional literature, construct your own theories, models and hypotheses, translate them into designs, methods, tools and instruments, undertake analyses, tests, verifications and correlations, and draw together all of these to formulate scientific and societal-relevant conclusions. For this purpose, throughout your studies, you follow an advanced set of courses on qualitative and quantitative applied research methods in design and engineering.

Real Estate Management; the strategic management of corporate and public real estate portfolios and urban area’s.



Housing Policy, Management & Sustainability; sustainable redevelopment and management of housing portfolios, estates and neighbourhoods.



Management Fundamentals 1; basics of management science, project-, portfolio-, and process-management, building cost engineering and real estate finance.

Management Game An extensive skills-based course in the form of a management game (simulation) at area, portfolio and object levels, in which students perform a variety of stakeholder roles and acquire insights and skills relating to strategic urban, real estate and building management. Special attention will be given to the urban strategies that integrate functional programmes in the area with institutional, financial and phasing plans, in order to balance spatial quality and market quality against the available means.



Qualitative research methods in design and engineering; Applied Research Methods 1; general introduction, skills for interviewing and observation, data coding and analysis, critical appraisal of related scientific studies.

Re-design Through a series of case analyses at building, portfolio and urban area levels, students develop the cognitive and practical skills required for understanding practice, consolidating theoretical and methodical knowledge, and developing insights for further specialisation.

Fundamentals A knowledge and skills-based course on managerial theories and paradigms, from project management to the governance of forprofit and non-profit organisations; construction economics varying from project cost engineering to real estate finance based on advanced financial economic theories; public and private building law directed at procurement and contracting, computational design, information exchange and process and product integration.

Second Year - 3rd and 4th semester Graduation Project For your graduation project, you can choose between four different MSc Laboratories, all of which are strongly connected to the RE&H department’s research program. Specialisation and graduation The graduation programme is linked to the RE&H research programme, from which you choose a subject. This ensures that the academic staff from RE&H is able to provide you with adequate supervision and use their research knowledge to contribute to the content of the degree programme. Conversely, this also means that your graduation subject contributes to the output of RE&H’s research programme. Detailed information on the RE&H department’s research programme can be obtained from the department’s website (www. re-h.nl). Choosing your options Are you interested in managing complex design, construction and building processes? Then Design & Construction Management may be the thing for you. Would you like to manage real estate processes, or develop urban areas? In this case, Real Estate Management or Urban Area Development would be good options. Would you like to be involved in housing policies, or design and manage a portfolio of dwellings at various scale levels (estate, area, company, city, and region)? Then Housing would be a good option. Once you have selected an option, you need to choose the graduation profile that you wish to graduate within.

Design & Construction Management As the complexity of building processes and buildings increases, shifts are taking place in organisational forms and market relationships. As increasing number of parties become involved, building processes become more complex. Buildings have to meet increasingly stringent technical, functional, sustainable and economical demands while at the same time, building design is becoming more complex. In addition, the desires of end-users’ desires vary constantly, and need to be anticipated. This complexity has to be managed, and this is the starting point of Design & Construction Management.

Construction Management and Process Innovation: developing innovations in the world of construction with the objective of realising sustainable improvements in quality and production Architectural Design Management: strategically designing, organising and managing architectural design processes, with the aim of adding whole life value, given the increasing complexity of the modern construction and building industry

This specialisation deals with how to manage design and construction processes. With Design & Construction Management, you learn to develop, critically appraise and apply theories, models, methods and instruments in the building process.

Once you have graduated After you graduate in Design & Construction Management, potential careers include working as a design manager, a consultant or as a project developer. You might also choose to pursue a career in corporate research & development, or as a postgraduate student at a university.

I found this problem interesting, so opting for RE&H was a logical step. Within RE&H, I then further specialised in Design & Construction Management to learn how to manage complex building projects. Equipped with an understanding of how to manage processes, and building law, building economics and building informatics, I now hope to make a good start in the labour market. Real Estate Management Our society is constantly changing. With this, the supply of and demand for real estate it is also changing. How do you match this supply and demand and provide quantity and quality, both in the long term and in the short term? Quite often, people’s wishes have changed even before the plans have been implemented and buildings completed. Clients, designers, consultants, end-users and managers have to make decisions in a state of uncertainty. Scenario thinking helps us to cope with uncertainty. The Real Estate Management specialisation deals with planning, developing, acquiring, managing and selling real estate. The demand for real estate relates to three levels of scale: society, organisation and individual. Supply also relates to various levels of scale: area, stock, building and space. Real Estate Management is about defining demand, developing concepts, preparing programmes of requirements, matching existing supply with demand and managing and (re)developing real estate. It is essential to have a sound cost/benefit balance. In order to undertake this work effectively, you need a good understanding of the real estate market.

Graduation profile With Real Estate Management, you can choose from two graduation profiles: • Corporate Real Estate Management: developing and managing real estate for professional private real estate users. • Public Real Estate Management: developing and managing real estate for public authorities. Once you have graduated After you graduate in Real Estate Management, potential careers include working as a real estate manager, an accommodation consultant, a process manager, a policy-making official with a for-profit or non-profit organisation, or other positions in the construction and real estate sector where technology and management come together.

“Real Estate & Housing is about the management side of the construction world, and I’m really interested in that. In a short while, I’ll start with semester two of Real Estate Management specialisation. In this module, we’ll look at the ins and outs of managing public and collective real estate. In addition to studying, I also work as a student teaching assistant at RE&H and participate in a research project: all very interesting and instructive! I still have some time to decide exactly what I want to do after graduation and in my career. At least I’ll have plenty to choose from!”

Urban area development Within the specialisation of real estate management and real estate development, integral urban area development is receiving increased attention. This is due to the fact that the functionality, spatial quality and development of the value of real estate are all determined, to a great extent, by the relationship with the immediate surroundings. As a consequence, real estate management increasingly has to be placed within the framework of the integral management of urban areas. The complexity of existing and future development processes means that , a new type of manager is required: a (process) manager who combines various forms of knowledge, insights and skills, who strives for an integral approach and recognises between the different physical-spatial, economic and socio-cultural aspects, while having an eye for their effects on the urban environment.

Graduation profile With Urban Area Development, you can choose from two graduation profiles: • Existing Urban Area’s and their Restructuring, Transformation and Expansion • Regional Urban Area Development (Redevelopment of Rural Areas into Living and Working Environments) Once you have graduated Students who graduate in Urban Area Development can work for the government, private organisations and development companies.

“Between 2003 and 2005, I followed the RE&H Master’s programme. I graduated in the Urban Area Development lab with a decision-support instrument for Olympic urban development in the Netherlands in 2028. I became very enthusiastic about thinking more fundamentally about the different ways of managing our built environment. As a result, I first published the Urban Decision Room book and this process of intensive collaboration led me to apply for a PhD position in Urban Area Development in 2008. I have never regretted this decision. The RE&H promoters stimulate you to think independently and develop your own expertise and knowledge. You are also able to follow various courses and attend conferences to improve your personal skills and knowledge. Thus, if you are eager to develop your scientific and personal skills, a PhD position at the RE&H department is definitely for you!”

Housing Increasing the economic, social and environmental sustainability of the housing stock is the largest investment challenge within the built environment. However, it is not a simple matter. Housing transformation is hampered by characteristics of existing building structures, as well as by a lack of innovative approaches within the construction sector. Furthermore, opportunities for stimulating housing management and development through central government regulation are limited. Non-profit and commercial housing organisations have become much more independent and now play a major role in determining housing policies. For this, they need new strategies, skills and resources. This specialisation focuses on the highly relevant issue of the management and (re) development of the housing stock.

Graduation profile With Housing, you can choose from two graduation profiles: • Sustainable Housing Transformation: management for the sustainable and feasible (re)development of the housing stock. • Housing Management: strategically managing housing portfolios at various scale levels, working with corporations, investors, developers and other actors in the housing market Once you have graduated Students who graduate in Housing will be able to work in several fields and for a wide range of employers. They can choose to work for the government, developers, or housing associations, or they might even start up their own consultancy firms.

“Within Real Estate & Housing, I opted for Housing. Public housing is a rather complex issue, which intrigues me. I am currently following the second part of my graduation phase, so I’ve nearly finished. I’m researching the strength of the concept of ‘social return’ in housing corporations. Ever since they were first established, housing corporations have been based on strong social principles. This has changed over the years into a working method that is more in line with market conditions. In my research project, I try to answer the question of whether there is such a thing as ‘social return’, what it might look like, how it can be measured and how it can be used within a housing corporation. After I graduate, I hope to continue with my graduation research. I can see myself working for a housing corporation to help manage its housing stock”.

Student societies Practice association BOSS BOSS stands for Building Organisation Students Society and serves as a pivot between students, lecturers and the business community. BOSS organises many activities on an annual basis, to complement the degree programme. This enhances integration between RE&H students, the RE&H department and the business community. FORUM voor Volkshuisvesting FORUM voor Volkshuisvesting (the housing forum) is a society of students, former students, lecturers and representatives from professional practice who are all involved in housing in some way. FORUM aims to stimulate discussions on housing and improve the relationship between the housing profession and the degree programme.

Alumni society RE&H This student association was established when the former degree programmes on Real Estate and Project Management merged to form one degree programme. The association still has a strong link with the current specialisations in Design & Construction Management and Real Estate Management. It organises annual events, during which a network of students can exchange experiences.
