A Note from Our Visionary What began with a vision early in 2001, led to the launch of K2M Design, Inc. on September 1st of that year. 15 years later, we have grown into a solid, multi-disciplined firm with 65 employees in 8 locations. K2M has had countless achievements and accomplishments, and challenges too, that have truly shaped who we are over the years. We know that achievement and success are not by accident. Without the support of our dedicated K2Mrs, we wouldn’t have achieved this milestone. Every K2Mr plays a very important role in the development of our incredible company. It is their dedication, support, and spirit that have brought us to where we are today and will carry us forward in the future. We will remain indebted to the contributions of K2Mrs across the country. Thank you. We are also grateful to you: our clients, partners, and consultants, who trusted in us to help them envision their projects or best manage their assets. The demands, challenges and feedback have pushed us to Go Forward and improve how we deliver results. Our success story remains incomplete without your support. On behalf of all K2Mrs, we thank you for your repeat business and referrals. They have meant the world to us. Lastly and most importantly, I’d like to thank my family, Sarah, Ryan, and Nathan who have been through thick and thin with me. They have supported my long hours of dedication in making K2M great, my travel around the world, and my limited ability to ever shut off. They are my rock! As many know, I have always had a BIG vision for K2M and drive the organization looking forward. It’s been fun to take a moment and look back and see where we’ve been. Company Who We Are Who We Are Founded in 2001, K2M Design, Inc. is a high growth, award winning, entrepreneurial design firm specializing in architecture, engineering, interior design, capital asset management, and various specialty consulting services. The team is led by Scott Maloney, President, and Steve Grasley, Chief Operating Officer. Our mission is building relationships based to this mission that makes our company successful.

September 2003 1st Key West project with Michael Ingram October 2004 Hired Director of Operations Dee McKenzie September 1, 2001 K2M Design Launched in a 1,400 SF office in the Grand Arcade in Cleveland January 2002 Bought First Computer April 2002 www.k2mdesign.com November 2002 First Employee - Tara Pesta

August 2005 Started our first hospitality project with Boykin Lodging Trust October 2005 K2M Cleveland moves to 3,000 SF office in the ArtCraft Building First Technology Reinvention with 1st Servers December 2005 K2M merged with MB Ingram Architecture to expand into the Florida Keys, renamed to mbi | k2m Architecture

July 2006 With Spectrum, came our 1st Charlotte office opening

May 2009 Landed the Key West City Hall project

July 2006 Scott joined Entrepreneurs Organization and the business is forever changed

August 2009 Started the first of many projects with Tri C

November 2006 New Key West office opens at 1001 Whitehead Street April 2007 First NC projects October 2008 New Cleveland office May 2008 We recognize the recession early and substantially alter the way we do business to protect our people.

December 2013 Leadership of K2M transferred fully to Scott Maloney who changes the name of the company back to K2M Design to the song ‘Back in Black’ at our team building event! May 2014 Instituted the Entrepreneurial Operating System

July 2014 Keith Coats joins K2M and opens NW Arkansas office

April 2011 CultureShoc amped up our focus on company culture

July 2014 Achieved the goal of Tripling # of Registered Architects

October 2014 Acquired Solaria adding engineering and a Marathon, FL office to become the only full service firm in the Florida Keys

September 2011 Harry Keagler announces his retirement on our 10th Anniversary

September 2008 Land the Cuyahoga County CBCF and the Cuyahoga Hills JCF projects which stabilized our business.

December 2011 Mid-Atlantic office opened to expand into the Baltimore/DC market

With such a large bucket built, we took advantage of nearly every opportunity to grow the company through substantial reinvestment in the organization.

Stabilizing the business after such a sharp focus on growth was needed to prepare us for the next evolution of K2M.

Filled with high hopes Harry Keagler and Scott Maloney set off on their own and launch K2M Design on September 1, 2001. Who knew the challenges that lay ahead 11 days later.

During this era, we really made a substantial push south to Florida where there was incredible growth everywhere you looked.

Talk about change. We went from 0-60 mph in such a short period of time completely changing the company forever.

With the recession came great challenges and a chance to build new relationships for our future growth.

Overview Our Vision for the Future What Does the Future with K2M Look Like? K2M continues to evolve and has aggressive goals to grow our business in an intentional and strategic manner. As this evolution takes place, we need each member of our team to bring it to reality. Clear direction is key to success. We regularly look at our 3 year SMART goals and how to strategically achieve our aggressive big picture for 2024, when we have 13 offices, 250 K2Mrs, and full service teams in our main offices. Our Project Management focus will continue to be a K2M differentiator in our industry and a capstone to our efforts in making ‘One K2M’. With purposeful and responsible growth, we’ve been able to universally link our teams with seamless technologies and operations. It doesn’t matter where you sit, we all work together for the success of our projects. Through our evolutions, we can’t lose sight of our people. We continue to deliver on our promises, exceeding our aspirations of team member commitment. We do not let each other down because of our core values. Mentoring and training through K2M U will be the vehicle to providing professional development to our K2Mrs. Our progressive culture, challenging and diverse projects, and workplace flexibility remain the driving force behind the tenure of our team and the growth we’ve experienced together. Our goal will be to remain entrepreneurial and to take risks that benefit our clients and K2Mrs so that we may transition a vibrant and healthy company on March 2, 2024, to the next generation of leaders at K2M! Go Forward with us and we will achieve great things together.

This success led us to leverage the strengths of each person in the most effective manner, where accountability is contagious. Bringing together a diverse and caring leadership team, focused on people, has made an incredible impact throughout our organization. When people come together magic happens.

Steve Grasley

Scott Maloney Scott always wanted to be an architect and was extremely entrepreneurial at a very young age. To be able to combine these two loves into founding, growing, and leading K2M, as its Visionary, has brought great joy to his long days. Each day is spent thinking about the future, culture, working with incredible clients, and building relationships based on trust and results.

Steve Grasley is the COO at K2M and a highly experienced engineer practicing the full gamut of disciplines including Mechanical, Plumbing, Electrical, Structural, and Civil Engineering. As the chief Integrator in the company, he leads project performance for the entire organization. Plus, he’s one heck of a pilot!

Kristin Cloonan Kristin is the Chief Experience Officer of K2M Design and a dynamic, proven business leader, with experience at senior management levels in HR, Operations, Sales, and Marketing. Kristin has a track record of success, leading the engagement of K2Mrs, consensus building, and culture development. In her spare time, she’s practicing to become a badass on the tennis court!

Kelli Schaffran Kelli leads the Ohio Team with her refreshing, approachable, and positive leadership style. She possesses a strong business acumen and has significantly contributed to the growth of K2M through developing strong industry relationships, delivering outstanding service and a guarantee of superior quality. When not at K2M, Kelli’s a Real-Life Soccer Mom... cheering on her three daughter’s pursuits of all things sports!

Phill Badalamenti Phill leads our Florida Keys operations and brings over 25 years of experience to K2M in Architecture, Interior Design, and project leadership. Phill’s overall understanding of virtually any project type and what it takes to successfully design a building that meets or exceeds a client’s expectation is what makes him awesome. He has earned local, national, and international design awards.

Keith Coats Keith Coats, Director of Arkansas Operations for K2M Design, specializes in diverse Retail environments with over 25 years of experience in Architecture, Project Management, Business Development and Account Management. Pick any of the Carribean islands and Keith would hop on a plane to visit.

Dee McKenzie Dee, aka “Stella”, is the Director of Administration and oversees the day-to-day operations of the company. Financially, she serves as the Controller and manages all company accounts. Dee is one of our longest standing employees and is truly dedicated to K2M.

Pete Notari Pete brings over 35 years of experience and leads our team in the Mid-Atlantic region and the Asset Management Team nationally. His responsibilities include coordinating project management, administration, planning, architectural and engineering design, development and construction. Pete raised his family in Baltimore and is engaged in the local community through civic, charitable and professional organizations sitting on a number of boards.

Kevin Coulter Leading the K2M Team in Charlotte, Kevin brings extensive international and national experience having lived in 6 countries and traveled to more than 30. Kevin specializes in a variety of markets including hospitality, commercial, retail, and institutional project types. Kevin would love to sail around Cape Horn and island hop the South Pacific.

People Growth One key to our success is the ability to attract, retain, and grow our organization with incredible people. Since launch of the company, we have made incredible progress building a team of K2Mrs that are truly dedicated to each other and our clients. Architects, Engineers, Interior Designers, Asset Managers, Marketing, and Administration teams each contribute to making K2M a great place to work. The future is full of opportunity and we look forward to achieving our Vision.

Project Milestones Lorain Police and Jail | Lorain, OH4 We landed this project 5 months and 2 weeks after launching K2M. It was the catalyst that kept us in business. Thank you to Meryl Myers for teaming with us!

6 DoubleTree | Melbourne, FL Our first major hotel project teamed together with Spectrum Design Services and the Boykin Lodging Trust.

6Rum Barrel Restaurant & Pirate Soul Museum | Key West, FL A wildly successful project bringing together a substantial redevelopment in Old Town Key West.

3Marathon Harbor Resort & Marina | Marathon, FL A cold call to Rich Conti lead to our largest contracted project at the time and a substantial redevelopment in Marathon, FL.

5Steam Plant Condominiums | Key West, FL A project for the ages (and literally lasted that long). 19 customized units in the old energy generation plant building completely converted into condos. So many lessons learned on this one.

Lorain Correctional Institution | Lorain, OH4 Our first project with the Ohio Department of Corrections. Scott and Harry won this job December 23, 2005 and spent 6 hours driving home from Columbus that night in a blizzard.

Project Milestones Davidson Day School | Davidson, NC4 Our first major client in Charlotte, NC. We provided owner representation services for their main school construction project, interior up-fits during their expansion, and designed a new auditorium/gymnasium annex.

6Private Residence | Ohio A private home with no comparison. What a great project to showcase the interior design skills of K2Mrs.

5The Ellis Hotel | Atlanta, GA4 2008 NBC’s Today Show – Best “Big City” Hotel Deals for $150 or less; 2008 Renovation of the Year – Atlanta, GA; 2009 ASID Award First Place Hospitality; 2008 NAIOP First Place Interior Design Award.

Project Milestones 6Cuyahoga Co. CBCF | Cleveland, OH Our first LEED certified project and a very well designed community corrections facility focused on treatment not incarceration. A trend setter in the State of Ohio.

3121 Bridge Avenue | Cleveland, OH K2M Cleveland’s office won the Preservation Award in 2010 and Green Energy Challenge 2014 and 2015

5Brandmuscle | Cleveland, OH K2M perfected our Visioning process with this project. We also connected the City and Brandmuscle together which facilitated their move downtown. A major win for Cleveland.

NASA Glenn Research Center | Cleveland, OH4 Our first federal IDIQ contract and likely best interview ever given by Scott launching a 10+ year relationship with the Agency worldwide.

Project Milestones NASA Headquarters | Worldwide4 Our Deferred Maintenance Agreement with NASA Headquarters helped launch our Asset Management division.

6DDR Projects | Across US Our first foray in to retail development began with DDR and a project in Chester, Virginia for Tuesday Morning. The success led to over 100 projects together in recent years and a long term relationship formed. 3JBADS | Orlando, FL Who do you call when you need to figure out how to create a modular enclosure around an airplane so it can be decontaminated? K2M that’s who. What a technically challenging and interesting project in association with the US government and private partners.
