The Appraisal.com Appraisal Reader is a tool designed to view appraisals saved as MISMO Files (.XML), Appraisal Files (.APR), ACI Files (.ACI), or ZOO Files (.ZOO). This document provides an overview of the features available through the Appraisal.com Appraisal Reader.

Overview Appraisal.com offers technology supporting the Uniform Appraisal Dataset (UAD) and delivery to the Uniform Collateral Data Portal (UCDP). ®

The Appraisal.com Appraisal Reader allows users to view MISMO XML files prior to delivery to client sites or the UCDP. The Reader allows for display of the components necessary to deliver UAD-compliant files. The XML is translated into a viewable format that allows users to navigate through the appraisal file to ensure consistency in reporting.

Getting Started Launch the Appraisal.com Appraisal Reader. Select a file from the list of Recent Files or click Browse to open a file saved on your computer. Click the Need Help? link to view the Appraisal.com Reader User Guide.

Selecting a File 1. Click Browse on the Appraisal Reader home page and navigate to the location of the saved file. NOTE: The default file location is C:\Program Files\ACI\Appraisal.com\Data\Reports. On 64-bit operating systems, the default location is C:\Program Files(X86) \ACI\Appraisal.com\Data\Reports. 2. Click the Files of Type drop-down list to filter files by type: MISMO Files (.XML), Appraisal Files (.APR), ACI Files (.ACI), or ZOO Files (.ZOO).

3. Select a file and click Open. 4. Click Open on the Appraisal Reader home page.

The XML associated with your appraisal file is translated into a viewable report that displays in the Reader window. Any supplemental forms are also available in the component list view, as well as a copy of the PDF that is embedded within the native XML file, and the XML file itself.

Viewing Options UADQuickViewTM Click the UADQuickView icon in the Component List to view all of the UAD data in the report presented in an organized, easy-to-view display.

The UADQuickView is a valuable reference tool for appraisers and management companies to use when viewing the UAD appraisal report. NOTE: UADQuickView is not available for non-UAD forms i.e., 1004C, 1025, 2090, and 2095.

Other Reader Functions Open Open and select a file for viewing. Close Close the current open file. Save Save a copy of the current open file. Print Select the pages to print and click OK. The report prints to the computer’s default printer.

Options Environment Select File Locations to update the location of Reports and ReviewMaster Rules. Select Logging to capture activity to assist in troubleshooting. Exit Closes the Appraisal.com Reader.

ReviewMaster ReviewMaster™ analyzes reports for missing or incorrectly formatted data. When running ReviewMaster on a report, the data in each field is validated against a set of validation rules. Messages are displayed for each field that failed validation. Errors, displayed in red, are issues that must be corrected in order to receive a Pass rating. Warnings, displayed in yellow, are issues that may require further review and appraiser input. Warnings should be reviewed but do not require correction to receive a Pass rating. Instructional messages, displayed in blue, are informational and do not require correction in order to receive a Pass rating. Acknowledgeable Rules are Client-Specific Requirements that require confirmation in order for the report to pass review. When a file is opened in the Appraisal Reader, UAD Compliance rules are automatically run against the file. NOTE: ReviewMaster will display the results of the validation. However, you may not edit files in the Appraisal Reader. Files may only be edited in an appraisal software application.

Running ReviewMaster Errors and Client-Specific Requirements must be corrected in order for the report to receive a Pass rating. Warnings are recommendations that do not need to be corrected in order for the report to pass. ReviewMaster will display the results of the validation. However, you may not edit files in the Appraisal Reader. Files may only be edited in an appraisal software application.

1. Click Review on the action bar. 2. Select the Rule File and click OK. 3. ReviewMaster analyzes the report and provides a summary with a Pass / Fail rating. Click OK to view the ReviewMaster results. 4. Double-click a message to jump to the referenced field. TIP: To view the ReviewMaster results at anytime, click the ReviewMaster results icon in the Component List.

Terminology GSE GSE is a Government-Sponsored Enterprise. Fannie Mae and Freddie Mac are GovernmentSponsored Enterprises.

UAD UAD is the Uniform Appraisal Dataset defined by Fannie Mae and Freddie Mac. UAD defines all fields required for an appraisal submission for specific GSE appraisal forms and standardizes definitions and responses for a key subset of fields (Fannie Mae and Freddie Mac Field-Specific Standardization Requirements Document Version1.1, February 18, 2011).

UCDP UCDP is the Uniform Collateral Data Portal, sometimes referred to as “the portal.” UCDP is the single portal for the electronic submission of appraisal data files: your reports for loans sold to the GSEs. Appraisers do not deliver directly to the UCDP; lenders or their authorized agents (AMCs) are responsible for UCDP delivery.

UMDP UMDP is the Uniform Mortgage Data Program. UMDP is an ongoing effort by the GSEs to develop and implement loan delivery and appraisal standards.

MISMO® MISMO is the Mortgage Industry Standards Maintenance Organization. MISMO is an industry standards group whose role includes development of the standardized data formats. The GSEs selected MISMO version 2.6 Valuation Response as the basis for their UAD file format, 2.6 GSE.
