STUDENT PROPERTY INVESTMENT The latest UCAS figures show that University acceptance figures for 2013/14 have been at their highest level ever. This has resulted in consistently high occupancy rates in purpose-built student accommodation, making it a stable and lucrative sector for all categories of investor. According to figures published by JLL, Student property investment is more lucrative outside of London, with 65% of total investment being made in the UK’s regional cities. More than 200,000 students reside within Leeds every year demanding high quality rental properties. And while the various academic institutions spread across the region cannot fulfill the demands of their ever increasing student base, more and more young people are now looking to the private rental market to provide the accommodation they require.

What makes student housing investment appealing?

Stable income and rental growth Less cyclical than other sectors Low void rates Solid demand base

“The world student housing sector reached a high of $7.2 billion of investment in 2013.” – Savills, 2014 Leeds not only boasts one of the highest concentrations of universities in Europe, but also plays host to one of UK’s biggest single campus educational facilities, Leeds University. The University of Leeds has itself invested more than £12 million in a brand new state of the art student facility offering a range of leisure and fitness facilities. However the demand for purpose built student accommodation is still substantial. And with increased levels of student intake forecast over the coming years, the demand for high quality accommodation specifically designed for the student market is only set to rise.

APPLICATIONS TO UK UNIVERSITIES IN 2014 According to UCAS there are Over 430,000 international students studying in the UK every year, from over 180 countries. As the UK’s top city for finance and law outside of London, Leeds is also an excellent place to study a Masters in business. Not to mention it’s a cosmopolitan and exciting place to be. In 2014, there were over 430,000 international students studying in the UK with the numbers increasing for 2015. In the academic year 2012–13, around one in eight students enrolled in UK higher education institutions was from outside the EU*. International students are of great importance both to the UK higher education sector and to the country more widely. Not only does their presence internationalise the academic environment and campus life, they also contribute more than £7 billion to the UK economy**. The increasing international population, which is developing in the UK makes room for savvy investors who are wanting to capitalise on the student property market. Overseas students, who on average require accommodation for 51 weeks in a year, are now general housing consumers and expect a higher standard of living, opting to go for the best quality they can get at a reasonable price, not just the cheapest property on offer. Increasing numbers of international students and postgraduates are now living within private purposebuilt accommodation, as they show more eagerness to pay for the higher rents and subsequently demand a higher standard of accommodation. And a staggering 19% of all students in The University of Leeds University are International students. * HESA Statistical First Release, 2014, ** Universities UK Report: THE IMPACTOF UNIVERSITIES ON THE UK ECONOMY, 2014

WHY LEEDS? With nine universities on its doorstep, strong collaboration between academics and businesses, and not to mention its friendly people it’s clear that investing in Leeds makes sound business sense. Leeds recently topped a list of university towns and cities that could benefit from more purpose built student accommodation. Currently, large amounts of students are living in HMO’s (houses of multiple occupations), putting a huge strain on those tenants and families looking for accommodation in the area. A recent report from Savills says that 3,889 homes in Leeds could return to family use if students moved into purpose built student accommodation. This would mean that demand for student accommodation would further increase as the city looks to move students into dedicated, modern accommodation. A thriving economy boasting strengths in financial services, legal, manufacturing, health and retail, Leeds has excellent road, rail and air links, providing a gateway for tourist and business visitors to the region. Additionally the new HS3 and HS2 rails that are planned to cut travel times in half between Leeds, Manchester and Sheffield, will also bring further benefits to the area. Leeds is recognised internationally as a centre for learning with two major universities, as well as eight colleges. The University of Leeds and Leeds Metropolitan University have world-class research facilities and top business schools, with Leeds Trinity specialising in teaching. Leeds Teaching Hospitals care for more patients than anywhere else in the north of England and is one of the largest teaching hospitals in Europe. Leeds is a safe, compact and student friendly city. A multicultural city, housing people from a diverse range of countries. The student population in Leeds benefits from an abundance of things to do: the city centre is easy to explore, and is home to breathtaking architecture like the Leeds Town Hall, and the Victoria Quarter.

“It is estimated that in Leeds over 27,000 students will live in privately rented accommodation.” – Unipol, 2014

WHY LEEDS?

CONT.

Sports fans have plenty to choose from, with Leeds United FC playing only a short trip from the city centre at Elland Road stadium, while Leeds Rhinos Rugby League Club and Yorkshire Country Cricket Club are based at Headingley Stadium. Leeds is also surrounded by areas of outstanding natural beauty, with the famous national parks of the Yorkshire Dales, the Peak District and the Lake District easily accessible from Leeds. Cities of historic and cultural interest lie on its doorstep, including York, Manchester and Whitby. It’s also a great place from which to travel around the UK, with London only 2 hours and Edinburgh only 3 hours away by train, and an international airport a short distance outside of the city. 2016 should see development pick up significantly with the completion of the new 1.26 million sq ft Victoria Gate shopping centre in Leeds. Victoria Gate will be adding the first John Lewis to Leeds. Additionally, alongside regenerating the physical space, the first phase will also deliver up to 1,000 retail and hospitality jobs and 1,000 construction employment opportunities. Victoria Gate will in total accommodate around 42,000m² of retail and leisure space. The second phase will include additional retail for major high street brands, leisure space, restaurants, a food court, additional parking spaces and a Low Carbon Energy Centre.* *http://www.victoriagate.co.uk/

“Leeds is the third largest city in the UK with the largest financial services sector outside of London generating annual revenues of over £13 billion. This sector is projected to grow by 51% between now and 2022.”- City of York Report, 2013 8

THE DEVELOPMENT Trinity Hall, Leeds, is a brand-new investment opportunity in the lucrative market of student accommodation investments. Trinity Hall is located in the popular Woodhouse district centre and has good public transport links to the city centre: the perfect solution for students looking for independent living in a modern environment. Students demands have changed over recent years and many, especially those from overseas, no longer wish to live in converted houses or in the common “cluster-flat” undergraduate student accommodation. They now require bespoke, purposebuilt accommodation which lies close to the educational hub. Trinity Hall, with 94 student en-suite, studio and one bedroom apartments, a social room, fitness gym and B.B.Q area, is ideally designed to meet the needs of the current student market. Trinity Hall is widely anticipated to become one of the most sought after residencies in the lucrative Leeds student rental market.

What’s a Smart Home? In short, a Smart Home is a centrally controlled nerve centre for your property. You can control everything from your lighting and heating to your PV system, all with just a flick of a switch or a swipe on your phone. Imagine a personal assistant that knows ALL your preferences. A Smart Home is just that; it knows what to do, because it’s intelligently automated!

Why a Smart Home? In an average home you’ll find tons of devices, systems, and appliances including everything from lighting and heating to AV systems, security and other electronics. Each of these has their own switch, app, remote control, or motion detector... the list goes on! The problem is that with all these gadgets comes no one single language that they all speak. They can’t communicate with each other. They can’t meet the needs and demands of the resident. This is where the Smart Home differs. With a single system you can control everything!

Smart is Beautiful! With just a flick of a switch when you’re home, or a swipe of your phone when you’re not, you can activate ambience settings that suit your habits and lifestyle. The Smart Home monitors and responds automatically to things in and around the house: light levels, weather conditions, security breaches, burst water pipes and more. It knows what to do, without you having to lift a finger.

Be Smart, invest in the Future Investing in a Smart Home is investing in the future. Even if things were ever to change or you install new devices in the property, the build of the Smart Miniserver ensures the Smart Home is flexible and always fit for the future. Your home and property will become smarter, safer, more comfortable and energy-efficient, whist remaining easy to operate and economical.
