Marshalls Manifesto for Homescapes In his address to Parliament the Housing Minister stated the urgent need to build more homes in the UK not only because the demographic imperative demands it, but also that the house building industry can significantly contribute to a sustainable economic recovery. Marshalls is supporting the campaign to encourage more house building within the UK and believes good design is fundamental to achieving high-quality, attractive places that are socially, economically and environmentally sustainable to boost local economies and attract inward investment. Introduction We are delighted that Stewart Baseley has agreed to contribute a thoughtful introduction to this Home Landscapes book. Finding solutions to these problems rests with a Coalition Government now fully aware of the scale of the challenges it faces. The building blocks of the new system will be contained in the Localism Bill that is currently progressing through Parliament, to be supported by a much simplified and pro-growth set of national planning policy guidance. The system relies on the Authorities to want to see more homes built in their areas.

Stewart Baseley has been on the board of HBF since 2002 and has served as its Executive Chairman since 2005. Under his tenure he has positioned HBF as a highly respected and influential representative body and on Planning, Regulation and Sustainability, issues which reflect house builders’ concerns. In addition to his duties for HBF Stewart is a board member of the NHBC, Banner Homes, H+H in Denmark and Habitat for Humanity UK.  He is also a consultant to Highlander Partners (Central Europe) LP; Chairman of Housebuilder Media Ltd; co Chairman of the Zero Carbon Taskforce and a patron of the Children with Special Needs charity.

Our country now has a housing shortfall we estimate to be around a million homes, whilst in 2010 we built fewer than at any point since the 1920’s. This has resulted in a huge reduction in capacity in the house building industry and its supply chain. Socially too there are significant implications. First time buyers, the lifeblood of the housing market have all but disappeared, forcing young people to stay with their parents longer or delay starting their own family. There are now an estimated 5 million people on Local Authority waiting lists. There is an ongoing lack of mortgage availability that has hit the first time buyer in particular which remains a barrier in the short term. A lack of viable developable land with planning permission also remains a consistent longer term constraint. Simply put, if the planning system does not deliver enough land in areas where people want to live, our industry cannot build the necessary number of homes.

Commitment to a ‘presumption in favour of sustainable development’ was very welcome and, if used correctly by Local Authorities could see an increase in planning permissions. The Budget included £250m for FirstBuy, a shared equity scheme in partnership with house builders to help first time buyers. In today’s economic climate it was a statement of intent from a Government starting to appreciate the economic and social benefits of building more homes. The Budget contained a change to the zero carbon policy such that house builders will no longer be responsible for the carbon emissions from appliances in new homes, a practical move that will reduce costs. Creating an environment in which we can build more homes is in the country’s interest. Every home built creates 1.5 full time jobs plus two or three times that number in the supply chain. The country desperately needs the economic boost house building can provide, on top of the obvious social benefits. Whilst recent announcements by Government have demonstrated it is committed to increasing supply, much more action is required to create an environment in which we can actually build more homes. If we can get the business environment right, the industry and its suppliers stand ready to deliver the homes the country needs.

Better Homes, Better Living Humanity in Landscaping

A fundamental shift has taken place in the way we think about and design our streets and residential areas. Here we take an experts view on how good design is fundamental to achieving high-quality, attractive places that are socially, economically and environmentally sustainable.

The benefits of good design are all about how easily people are able to use given facilities and the contribution these facilities make to improving their lives. Marshalls is committed to the values that promote humanity in landscaping, as well as the integration of both pedestrian and transport infrastructure which, when combined, creates a successful and sustainable environment for all. Our streets have obvious community functions, including place and movement, the need to allow for access, provision of parking and accommodation of drainage, utilities and street lighting. They should be designed pragmatically to meet the needs of pedestrians and cyclists as well as to accommodate the movement of motorised traffic.

Here we discuss the key considerations when designing for urban landscapes. Marshalls subscribes to the Department of Transport’s Manual for Streets publication which asserts that good design is fundamental to social, economic and environmental sustainability. The elements of good design fall naturally out of these. In the discussion Marshalls draws on the expertise of Architect Sheena Braeburn using an award winning housing development , Wauchope Square, Craigmillar, Edinburgh as an example of best practice

An expert in Landscape Masterplanning and implementing schemes for public realm, historic sites, schools and housing, she is committed to improving the environments where people live and work through rigorous planning and keen practicality.

Character and Identity The positive features of a place and its people contribute to its special character and sense of identity. They include landscape, building traditions and materials, patterns of local life, and other factors that make one place different from another. The best places are memorable, with a character which people can appreciate easily. Designing for local distinctiveness involves taking into consideration local surroundings, culture and character, as well as selecting the right building materials and landscaping to complement its surroundings.

This was demonstrated successfully on the award-winning Wauchope Square, Craigmillar development in Edinburgh, a residential area named as the fourth most deprived within Scotland. Sheena explains “In keeping with its sense of place and identity prominent buildings, including two existing churches next to the site, were utilised to generate the street geometry and act as focal points to terminate key views. Connecting Craigmillar back to the city was of key importance and this was achieved by ensuring views through the development towards the historical Arthur’s Seat, visually reconnecting Craigmillar back to the city of Edinburgh.”

Consideration should be given to integrating new and old buildings which may happily co-exist, whilst conserving an area’s natural features, such as lakes, rivers, wildlife, habitats and historical landmarks. Alongside designing for local distinctiveness is the need to put people first as identified in the Department for Transport’s Manual for Streets publication which identifies streets as a major element of ‘placemaking’ whilst emphasising their role in creating successful neighbourhoods. The Manual highlights the need for streets to be designed not just to accommodate the movement of motor vehicles, but that they should meet the needs of pedestrians and cyclists, whilst instilling a sense of identity for residents and encouraging community engagement. Landscape Architect, Sheena Raeburn says “Successful placemaking is at the heart of the vision for regeneration. Thriving places are distinctive and memorable with all the elements of the built environment working together to create a character that reflects the identity of the place and its community.

Encouraging continuity and enclosures Buildings can define open spaces by enclosing them. The activities inside buildings can bring life and activity to the edges of public spaces and buildings can secure private open spaces by closing them off and overlooking them. Streets, squares, parks and other spaces can be defined by appropriately scaled buildings and trees. The height of buildings should relate to the width and importance of the space (including streets) which they enclose. The massing and height of a building should also have regard to the degree to which it will overlook and overshadow other buildings.

Creating a place where public and private spaces are clearly distinguished involves the successful relationship between the buildings and the street.

Public spaces are clearly defined by both their locations at key points or junctions in the street. Buildings which follow a continuous building line around a street block and contain the private space within back yards or courtyards are often more successful than individual buildings that stand in the middle of a site. Buildings with live edges, such as shopfronts, doors directly to the street, or residential upper floors, enable people to keep an eye on public space and make it feel safer.

A sense of enclosure can be provided by hedges and street trees where spaces have good orientation and views and are interconnected or embedded within the neighbourhood for maximum use. Trees and hedges can also contribute to the framework of the street and soften the effect of the hardscape and built form. At Wauchope Square, private gardens comprised grass, hedging and street trees were permeable enough to encourage interaction and neighbourly activity. The limited parking was delineated within the curtilage of the buildings with different coloured paving blocks from the rest of the street. The private realm is an extension of the building to the private gardens; the garden extends to the street overlapping into the public realm. Sheena says “Public spaces are clearly defined by both their locations at key points or junctions in the street, and also by the arrangement of hard and soft landscape elements and robust street furniture.”

Quality of the public realm Anyone who is designing a building, or any other structure, is helping to shape the public realm. How attractive a public space is, and how well people treat it, will partly depend on the arrangements made for its management and on how easy it is to maintain. The success of the public realm depends on the arrangement of its paving, planting, lighting, orientation, shelter, signage and street furniture designed to accommodate all users, including the disabled, elderly and providing a safe place to meet and socialise in pleasant surroundings. Open and green spaces which respect existing natural features and encourage biodiversity, along with quality landscaping products, durable and aesthetically pleasing street furniture and adequate lighting around a public realm space, will encourage community interaction and increase feelings of happiness and security for residents.

Creating a space where humans rather than vehicles are a priority actively encourages human movement either by cycle, walking or running. This concept, called Shared Surfaces, was used to great effect at Wauchope Square. The scheme has the most widespread use of this concept in Scotland, where there is no delineation between pavement and roadway. Children are able to play in the street space and it is the vehicles which have to slow down and stop for pedestrians. Sheena explains “Features such as soft and hard landscaping and unconventional road geometry were used to slow vehicles. The road was narrowed to 3m in places to slow vehicle speeds which effectively became passing places. High quality paving setts and cubes were laid throughout the shared surface and subtly delineated, yet linked, parking spaces, shared street areas and private curtilages. There was a strong commitment to no or little street clutter with no unnecessary signage, or road markings – all of which contribute toward creating a welcoming and distinct place.”

Well-designed public spaces are functioning parts of a network of pedestrian routes, providing for the needs of all users. Streets and street junctions that are designed as public spaces (rather than just traffic routes) are likely to be more convenient for all users. Street trees and street lighting can reinforce the character and relative importance of a route. Making use of natural assets such as water, riversides, slopes, trees and other planting helps to create attractive spaces and encourages biodiversity.

Ease of movement A place should always be easy for everyone who uses it to navigate around, whether they are on foot or by bicycle, car or public transport. Pedestrians in particular should be able to get around safely and conveniently. Making a place more walkable and accessible will help reduce car use and in turn reduce congestion and air pollution and improve public health. The convenience, safety and comfort with which people go to and pass through buildings, places and spaces play a large part in determining how successful a place will be. Well-designed streets encourage people to use them, and make going outside a safe and pleasant experience.

Streets are more than just traffic channels for vehicles, and should offer a safe and attractive environment for all.

New Broughton, Salford

A well-designed urban structure has a network of connected spaces and routes, for pedestrians, cyclists and vehicles. At Wauchope Square the masterplan for the scheme established key routes which linked into the surrounding network of roads, pavements, and cycle ways, encouraging connectivity between neighbourhoods and avoiding the common, yet misguided practice of detached enclaves of development. Walkable access to local amenities was also key to ensuring good connectivity of this new area with the remaining modern social housing to the east, and the proposed new town centre to the west. Public transport should be designed as an integral part of the street layout and minimising walking distances between major land uses and public transport makes public transport easier to use and available to as many people as possible. Public realm spaces are often the lifeblood of a community and creating better landscapes for all through careful design and planning can help an area thrive and flourish, bringing inward investment to the area and helping to stimulate the economy in previously deprived and decaying areas.

Using landmark buildings such as town halls, community centres, churches or schools are all useful ways to encourage local distinctiveness.

Incorporating a sense of legibility into the design We intuitively use all sorts of clues to navigate. The size and type of buildings tell us whether we are on an important route or a side street. Buildings, landscape or public art can stand out from the everyday fabric of a place, making its location more memorable. This is important for people who are visiting for the first time and want to feel confident and relaxed in order to enjoy a place and all its attractions, and not anxious about getting lost. But it is also very important for people with learning disabilities, who do not necessarily find ordinary signage helpful. A place that has a clear image and is easy to understand helps people to navigate their way around in clear, visible and precise ways. It is a crucial element in creating residential and public realm spaces which are frequently used and contribute to feelings of safety, enhanced wellbeing offering a connection with its identity. Whether this is through landmarks, gateways or focal points, designers should establish links between routes and destinations with adequate signage, layouts, area plans or planting which all give places their form, structure and functionality.

Even the choice of hard landscaping materials can add interest The design, location and function of buildings can reinforce the identity and character of the routes and spaces they serve. Concentrating the most active uses on main routes and around focal points will contribute to the vitality of a place. Civic and community buildings, located around public spaces, provide symbols of community identity and a focus for civic life. Even the choice of hard landscaping materials can add interest, uniqueness and aid legibility through the use of high quality paving, street furniture configurations or natural stone sculpture. This was put into practice at Wauchope Square where the local school became the important focal point within the development, and the shared surface streets provided safe, clear routes straight to the school. These routes were punctuated by a series of attractive public spaces; rather than road junctions, these spaces are people junctions - designed with consideration of the needs of the pedestrian first.

Sheena explains “This takes the form of a school square, where the front door of the school building directly engages with the public realm, rather than behind a gate or fence. It takes the form of a community garden, which encourages recreation enjoying a south facing aspect and protected from the surrounding roads by simple rows of hedges and trees, all of which support everyday sociability and connection of people to each other.”

Creating a place which can change easily As we are living in an ever-changing world, the places where we live and work need to be adaptable and resilient to withstand times of economic uncertainty, changing weather patterns and cultural shifts in the population. The most successful places are the places where redevelopment is sensitive to the outward forces around it. The demand for housing, changes in workforce patterns and ageing buildings and infrastructure should all be considered when designing residential and public realm spaces which are easily adaptable to changes taking place around it. Homescapes which are flexible in nature and which allow for well-designed public space can be easily adapted to allow for different uses such as events, festivals and markets, as can developments which encourage flexible use of space for a variety of uses. The layout of the infrastructure servicing the development should also take into account foreseeable changes in demand and future weather patterns. Of real concern is the issue of flooding in and around residential and public realm areas. To minimising the chance of flooding and watercourse pollution, it is advised to use an adequate Sustainable Urban Drainage System (SUDS) which will provide an effective method for the management of surface water run-off. SUDS techniques include permeable paving, attenuation basins, ponds and wetlands. The Deck, Runcorn

Including diversity in the design mix Increasingly, diversity within housing schemes is becoming more and more popular to cater for the different and changing needs of today’s homeowners. Mixed-use developments are becoming more widespread and offer places with a variety of uses and activities, shops and services. Choices in employment and housing for households of all sizes and incomes are important to making a place inclusive and welcoming. At Wauchope Square there is a consistent and robust landscape framework across the whole site, and diversity is demonstrated through a range of building styles and sizes from townhouses to apartments by different teams of architects. From 1 bed starter flats, to multi occupancy houses, townhouses and maisonette apartments, these are homes for a wide cross section of people; students, pensioners, families and couples, and is conducive to creating a diverse and thriving neighbourhood.

People want access to a decent home at a price they can afford, in a place where they want to live and work. Good quality, affordable housing enables stable and secure family lives: we are all healthier, happier and wealthier when we have decent homes close to schools, healthcare and transport links and it can improve our social, environmental and economic well-being. It helps create better communities that can attract investment and skilled workers. Getting the design right can also improve the environment and reduce our carbon footprint.

Code for Sustainable Homes The Code for Sustainable Homes is the national standard for the sustainable design and construction of new homes. It is a standard for energy efficiency and sustainability that represents important developments towards limiting the environmental impact of housing.

The Code is not a set of regulations. The Code goes further than the current building regulations, but is entirely voluntary, and is intended to help promote even higher standards of sustainable design. The Code measures the sustainability of a new home against nine categories of sustainable design, rating the ‘whole home’ as a complete package.

3 Energy and CO2 Emissions - Operational Energy and

resulting emissions of carbon dioxide to the atmosphere (both of which have minimum standards that must be met at each level of the code).

3 Water H2O - The consumption of potable water from the



public supply systems or other ground water resources. Minimum standards to be met at entry level.

3 Materials - The environmental impact of construction

Code Compliance

Product Suitability

The minimum standards for Code compliance have been set above the requirements of Building Regulations. The Code is intended to signal the future direction of Building Regulations in relation to home carbon emissions and energy use. The overall sustainability performance of a new home is assessed using a rating system of 1 to 6, with level 6 representing the highest standard that can be achieved.

Compliance with the Code to improve energy efficiency and sustainability requires knowledge of the performance characteristics of the products being specified.

The calculation of the level attained is carried out by the assessor allocating points or ‘Credits’. These are awarded for attaining elements of the categories named for sustainable design, some of the nine categories are more valuable than others. For example; Energy and CO2 Emissions – each credit is worth 1.17 points, Materials - each credit is worth 0.03 points. An assessment is carried out during the design stage, and is then followed up with a further assessment at completion to verify ‘as built’ compliance. Assessment is carried out by a Registered Code Assessor using The Code for Sustainable Homes which forms the backbone of the Code Assessors process and requirements. Often the Assessor is reliant on 3rd party Professionals such as a SAP Assessor for the Energy aspects; a Water Engineer or Hydrologist for surface water run-off and flood risk and a Suitably Qualified Ecologist for the Ecology aspects. It is the Architect/ Lead Design Manager, however, who will be key on the majority of the tasks as this relates to the overall Building Regulations, Planning and Client/ Developer requirements. The Code draws from the best practice of these processes and allows Local Authorities to push for more sustainable developments by setting a minimum Code standard. Some Local Authorities have adopted the Code as part of their Planning approval but often choosing different code levels for the same category, so there are variations from one Local Authority to another. The Communities and Local Government Department has been asked to provide exactly which Councils across the UK have adopted the Code and at which level they are currently at.

Legalities of the Code The Code is legally required in certain cases: • All new housing funded by the Homes and Communities

Agency (HCA) is required to meet CSH level 3. • All new housing promoted or supported by the Welsh

Assembly Government or their sponsored bodies is required to meet CSH level 3.

• All new self-contained social housing in Northern Ireland is

required to meet CSH level 3.

Marshalls products are unique in that the carbon footprint of its entire manufactured hard landscaping range has been independently verified and published, so that any specifier immediately knows the carbon value of Marshalls products and can assess the implications of its use. See Marshalls www.marshalls.co.uk/home Marshalls has produced a Code Analysis Grid that will be invaluable to specifiers as it categorises by product type the code requirements and credits available. In addition a Process Flow Chart is provided. This summarises the requirements of the Code for Sustainability Assessor. In brief it covers the three stages of the Assessors involvement. (both tables are shown at the back of this book and on the website, see below) 1. Pre Stage Design The assessor reviews drawings and information at the planning stage and estimates a Credit score (with safety net) required to meet the Code level attributed. The Assessor steers the development towards meeting sustainable design. 2. Design Stage The assessor checks all drawings and specifications against the assessment methodology of the Code to ensure the process is being followed. The Assessor will steer the process and calculate what credits are due. 3. Post-construction Stage The assessor inspects the site as necessary and assesses the build and construction standards against what was planned. Credits will be checked and revised as required. The Process Flow Chart example shown in this book explains how the Code provider will require a development scheme to be lodged and then shows the steps towards design stage and post-construction sign off. Final Code sign off will not take place until each dwelling has been satisfactorily subjected to the Code process.

Woolley Edge, a Bovis Homes private residential development near Barnsley, is situated in beautiful countryside with exceptional views across the Dearne Valley, and offers a range of two, three, four, five and six bedroom homes. The properties on the development range from a large apartment block, to smaller terrace style homes, along with larger spacious six bedroom houses. The development offers residents an attractive yet practical location as the M1 motorway network is a short drive away, with good access to Leeds and Wakefield mainline railway station, to make commuting easy and enjoyable. Woolley Edge enjoys stunning scenery in a peaceful location and Bovis Homes were looking for walling materials which would combine the appearance and appeal of natural stone, but were practical, modern in appearance and cost effective. Blending the traditional with modern construction techniques was a key driver of choice for Bovis Homes and they specified Marshalls Heritage Sharp Face Walling as their preferred construction material. Marshalls wet cast production technology ensures products are manufactured with consistently high performance characteristics and uses a range of master moulds taken directly from original, carefully selected sandstone units. This ensures Heritage Sharp Face Walling delivers quality, combined with the characteristics, variation and beauty of traditional stone walling materials, perfect for the Woolley Edge development. Heritage Sharp Face Walling has exceptionally low water absorption properties which ensures its visual appearance

will not be degraded over time by frost attack or ingress of surface grime. Heritage is manufactured using buff sandstone aggregates through the entirety of the stone, this allows for consistent natural weathering, with the base colour intrinsically maintained so the product will weather naturally to match the environment. Heritage Sharp Face Walling is available in two colours – Sandstone and Weathered Sandstone. This colour choice, combined with the quality of finish and varied stone sizes, has resulted in the product being approved by many planning authorities for use in conservation areas or other visually sensitive locations.

Private Housing, Barnsbury Park Islington

Barnsbury Park is an outstanding, award winning, conversion of a former Edwardian school in Islington, creating a beautiful collection of refurbished apartments and private properties by niche London developer Mount Anvil. The scheme is situated on the site of the former Barnsbury Park School for Boys and Girls, in Barnsbury’s Conservation area, a fashionable corner of Islington which offers a slice of village life in the heart of North London complete with local grocers, butchers and a sense of community. As well as high-end private, residential houses, the scheme also incorporates affordable new build apartments which have the same first class finish as the private homes. The apartments look out over the focal water feature and landscaped square at the centre of the scheme, again creating a sense of community and space to promote wellbeing and engagement within the development. Originally built in 1901 the buildings had fallen into disrepair and were in desperate need of attention and thoughtful refurbishment. Developer, Mount Anvil, had a clear vision for the development, to focus on individuality and quality craftsmanship, rather than volume and bland standardisation, and were looking for hard landscaping which would carry this vision to the outside areas around the scheme. In order to give Mount Anvil the contemporary feel they were looking for, architect Liz Lake specified a combination of Marshalls Pallas combined concrete block and flag polished paving in Light and Grey Granite. Pallas combines vivid colour with a highly polished textured to create a modern, contemporary look with the very best in face mix technology.

This was used along with La Linia combined concrete block and flag textured paving used in both a herringbone and staggered laying pattern to provide a striking visual effect through its colour, form and design. Both paving solutions complemented the development perfectly and the finishing touches of Conservation kerb and edgings gave the areas around the development definition and form. Natural Stanton Moor Buff Ashlar cladding and masonry was used sympathetically which provided a perfect mix of features and character alongside the London stock bricks on the development. Stanton Moor Ashlar cladding is fine to medium grained sandstone, extracted from Dale View Quarry in Derbyshire. The striking colour of the Stanton Moor Buff Sandstone features a buff base with brown, gold and wild pink variation, adding depth and interest to both traditional and contemporary building designs. James Owen, Land Executive at Mount Anvil said “We felt that Marshalls not only offered a product that complemented the aesthetics of the development, but delivered a service that enabled the project to come in on time and on budget.” This outstanding development won the top accolade for the Best Conversion in the Evening Standard Homes & Property Awards 2011 and the hard landscaping solutions chosen have succeeded in creating a beautiful juxtaposition between the historic architecture of the development and the vision for a contemporary and modern development.

Private Housing, Highfield House Cheshire

Covering 6,350 sq ft, Highfield House is an award winning, outstanding modern home, set in the privacy of a landscaped garden and spanning over two-thirds of an acre in the affluent village of Prestbury in Cheshire. The site offered the opportunity to design a modern, family home in a peaceful and secluded setting and included a pool, spa, sauna and gymnasium, with fully integrated services throughout. The brief was to design an exceptional space designed for quality and contemporary family living. With a mix of natural materials for the modern palette such as zinc, timber and glass, the challenge to find an internal flooring and walling tile solution to complement these materials, whilst still retaining

its luxurious feel, led the designers to specify Marshalls’ specialist business Classical Flagstones’ Jura Grey Limestone. Classical Flagstones focus solely on finding the best grades of stone available and they supplied materials with immense luxury and style for this prestigious residential scheme. As Highfield House was a speculative, high end, residential house build, Classical Flagstones brought in bespoke sizes and finishes to match the architect’s requirements and the internal finishes were honed on the main floor. Bathrooms and swimming pool surrounds were sand blasted and brushed and the external stone was sandblasted.

The elegant hallway leads to a magnificent living room, a family room, a dining room and a media room, where the subtle Jura limestone (present throughout the ground floor) provides a seamless transition between the ground floor accommodations As part of its leisure wing, Highfield provides luxuries of modern living without having to leave the home. A four-person spa lies beside an opulent heated indoor level-deck swimming pool, where the views of the gardens (afforded by the sliding-andfolding screens) complement the Jura limestone and beautifully engineered oak-clad walls to create a tranquil and serene ambience. Julian Palmer of Classical Flagstones commented “It was very important that the architect’s requirements were followed exactly as the internal floor and wall covering ran throughout the house and would be described as one of the main features. The key for us was to get the correct sizes and ensure the product was delivered at the right time. Our strong relationship with the main contractor also made it easier when discussing technical issues.” Working closely with its German supplier, Classical Flagstones ensured all purchase orders were triple checked before being sent due to their complexity. They also worked closely with sealing and cleaning suppliers and specification sheets for onsite work. Highfield House truly stands out as a house of immense luxury and style. It achieves a perfect balance of a range of stunning features: traditional and modern, openness and privacy, style and practicality. Internally, the spaces fuse together to create inspiring spaces that make full use of light and views at every opportunity. The excellent design, which won ‘Best Luxury New Build’ at the prestigious Northern Design Awards for 2010, truly makes use of the openness of space, enabling natural light to penetrate throughout. The Jura limestone complements its surroundings perfectly with glimpses of the pool and greenery of the gardens bringing all the elements to life under one roof.

Social Housing, New Broughton Salford

New Broughton in Salford Manchester, has been transformed by Countryside Properties, in partnership with Salford City Council and other stakeholders to create an inclusive, vibrant and attractive community where people have a real desire to live and work. The development, which extends over 74 hectares, involved the creation of New Broughton Village, a sustainable community featuring more than 3,000 mixed-tenure homes and range of community facilities including shops, leisure, employment, schools and training centres. The landscaping products supplied by Marshalls played an important part in delivering this vision, which is now improving the quality of life for residents, as well as attracting new visitors to the area. The local community was at the heart of the planning and redevelopment of the area and the specifiers

worked extensively with residents to ensure an inclusive approach was taken to achieve an aesthetically pleasing, safe and low maintenance hard landscape. There were two main challenges posed by the landscaping elements of this project. The first was interpreting the feedback from existing residents into a coherent design, looking for outdoor areas to be created which were distinctly separated from vehicular roads. The scheme designers worked with Marshalls to work out how this could be achieved in reality. The designers had to work out how to keep vehicular and pedestrian traffic separate. After considering various alternatives, the designers devised a spatial landscape that would result in the roads being separated from the footpath using a thin strip of land planted with a mix of

grass, flowers and trees. As well as adding to the variety of the overall scheme, this design met the needs of parents who were looking for safe walking and play areas. Once this challenge had been overcome, Marshalls’ Mistral Textured Granite Sett Paving in Charcoal was specified for the roadways. The darker coloured Charcoal Mistral was chosen for this element because it clearly denotes vehicular routes throughout the development, whilst creating a more appealing aesthetic than asphalt, tarmac or other bitumen surfacing. The exposed granite aggregate setts create a stunning visual effect on the roads at New Broughton and the use of the Mistral Granite Setts helped realise the designer’s vision of a contemporary public space. Conservation Kerb in Silver Grey was used to complement the Mistral Textured Granite Setts. The footpaths that were separated from the road by the treelined avenues were created using Marshalls’ Conservation Textured Concrete Paving, along with Conservation Kerbs, both in Silver Grey. Use of the lighter colour Silver Grey clearly denoted the pedestrian routes, whilst retaining a spatial link with the Silver Grey Conservation Kerb used on the roadways. Complementing this design Geo Disc and Geo Parklight Symmetric lighting was chosen from Marshalls’ specialist business, Woodhouse. The lighting is manufactured in high quality materials and provides a comfortable, uniform illumination that is ideal for use in pedestrian spaces. Detailed and careful planning of deliveries was required on this development due to site restrictions on access times and duration as well as size of deliveries, whilst working around the volumes of traffic created by the city centre site. Timing was critical on this aspect of the project and was the reason why Marshalls had personnel on site to ensure the schedule was implemented as planned. Shaun Martin, Contracts Manager at Birse said “As soon as Marshalls landscaping products were installed, we were able to allow subsequent deliveries over it. That was a huge benefit on what turned out to be a very restricted site. Once all the deliveries had been made, we simply removed any surface materials from the paving and moved onto the next stage of the project.” The landscaping has made a huge contribution to the aesthetics, as part of making New Broughton an area in which people want to live, settle and bring up their families. New Broughton is now attracting new residents, who recognise it as an attractive and thriving community, where people feel safe, happier and have pride in their area. This unique partnership approach to delivering the hard landscaping areas has helped capture the community spirit at New Broughton Village. The development itself has improved the quality of life for existing residents, which has added to their sense of pride and feeling of belonging to the area. It has also helped to attract new residents to the area, who have in turn stimulated the economy, creating investment and new enterprise, for the benefit of the whole community.

Apartments, Castlegate Manchester

The Castlegate area of Manchester has been designated as Britain’s first Urban Heritage Park consisting of a wealth of heritage attractions such as railway viaducts, canal systems and museums. With an array of culture and tourist attractions, developers Wilson Bowden commenced construction of a residential development which would be integral to its surroundings and one which would blend seamlessly into its historic setting.

requirements. Locharbriggs Sandstone was chosen to complement the existing brick and sandstone buildings nearby, and the historic red sandstone buildings of Manchester. The stone is used alongside brick and polished reconstituted material and provides interest to the façade. The use of red sandstone also suits the vernacular palette of materials such as red brick and red sandstone.

Derelict industrial buildings were renovated or restored to their former glory, and numerous archaeological digs revealed the early history of the city. Against this backdrop 82 apartments were constructed to provide a modern contemporary living space close to the Castlefield Basin and Bridgewater Canal.

Adjacent to the Wilson Bowden development sits another, similar development by Bellway Homes. The apartment blocks utilise the same stunning Locharbriggs Sandstone cladding from Stancliffe Stone. Architects, Calderpeel of Altrincham, specified the same materials to create a residential area which blended perfectly together to achieve harmony in both design and aesthetics.

Architects, Atherden Fuller Leng (Manchester) and developers Wilson Bowden specified Locharbriggs Sandstone Rubbed Face Ashlar Cladding from Marshalls specialist business, Stancliffe Stone, as the preferred cladding material for the outside of the apartments.

The development has become a popular place to socialise and thousands of people flock to the area to take advantage of the waterside pubs, pleasant walks, boat trips and outdoor arena, creating a place rich in culture and encouraging a vibrant place to socialise, with a real sense of community engagement.

The cladding materials had to be sympathetic to the historic nature of the development and also to meet planning

Letchworth Garden City in Buckinghamshire was laid out to revolutionary design principles back in 1903 and its recent redevelopment required a similar approach to its landscaping. Architects LDA Design, based in Peterborough, were given the brief by Letchworth Garden City Heritage Foundation, a charitable organisation which owns and manages the town centre, to improve and enhance a large area within the town centre. Marshalls’ landscaping products fulfilled an important part of the brief, which was to provide an aesthetically pleasing area within the town centre, which attracted shoppers and visitors and acted as a focal point and meeting place where events, such as street markets, concerts and shows could be held. The scheme therefore required high quality paving materials, together with attractive and durable street furniture, which was carefully arranged and positioned along the streets to minimise clutter. This major regeneration project involved the pedestrianisation of a larger part of the town centre, as well as the realignment of the carriageway and the reversal of the direction of traffic along one of the main streets. The road realignment work allowed for the creation of a new public space and the enhancement of the existing town square, which incorporated an aesthetically pleasing landscaped area, with water features and sculptures. This area would act as a gateway to the town centre. The design of the streetscape was also required to tackle issues of clutter and to maintain parking provision along the streets. Marshalls’ Moselden Yorkstone was specified as it was buff in colour and therefore created the desired level of warmth, with the subtle veining and colour variation within the stone adding an extra level of interest. The stone, which was specified as both slabs and setts, had to meet not only the aesthetic requirements of the scheme, but also the rigorous technical requirements.

This included offering the level of durability to carry delivery vehicles and for use in parking bays. Moselden Yorkstone was chosen for its aesthetics and the fact that it is sourced from a UK quarry, which helped meet the project’s environment requirements. Yorkstone Tactile Paving from Marshalls’ range was chosen to complete the Moselden Yorkstone paving, which fully conforms to the Department of Transport guidelines and regulations for pedestrian safety. Trees within the streetscape were protected by bespoke tree surrounds produced by Marshalls. These were produced in masonry to complement the Yorkstone paving and provide an attractive and distinctive feel. The paving is playing an important part in enhancing the happiness, well-being and lifestyle of people who live and work within the Letchworth area. The ultimate beneficiaries are local people and shoppers within this town centre and the scheme has had an impact on visitor numbers to the area and some very positive feedback with local people. The result is an increase in economy in the area, as well as proving a place for family and people of all ages to relax and spend time within the urban environment.

Yorkstone kerbs, channels and edgings are supplied with a diamond sawn finish and can be manufactured from a variety of different Yorkstones. Options should be checked with our Homescapes Team.

Marshalls can offer a wide range of standard, Fine Picked finish, Silver Grey Granite kerbs from stock. Other sizes or colours of Granite can also be supplied from sources throughout the world.

The kerbs can be produced in a variety of sizes in rectangular or bullnosed sections. Co-ordinating drop and radii kerbs can also be manufactured as required. Channels can be supplied in flat or dished sections and edgings in rectangular, partially rounded or with a full bullnosed edge.

Why Water Management matters Under natural conditions, most of the water that falls as rain soaks into the ground or gets carried away by rivers. But in urban areas, hard surfaces increase both the rate and amount of rainwater that turns into run-off, placing extra pressure on drainage systems. And when the capacity of these are exceeded, the worst happens. As a major legislatory step towards reducing flood risks, the Flood and Water Management Act 2010 seeks to establish ground-rules for more effective water management and the creation of sustainable drainage systems (SUDS). Fitness and Adventure Trails Fitness and Adventure Trails offer a wealth of active and imaginative play. Trails are developed to meet the needs of developing children and are a fun way to provide physical activity; they require combinations of balancing, stretching, scrambling, swinging and climbing. With Marshalls design support trails can be created to meet the needs of all abilities and all ages, using low and high level components. Ideal for children between four and twelve, they complement the requirements of the National Curriculum for Key Stages One and Two. For children under seven, trails will enable them to experiment with movement, to learn and to try new actions and skills with increasing control and co-ordination. They will explore their surroundings and play together in

small groups. Trails will encourage older children to be active, to develop their skills even further and to use their creativity and imagination in physical activity. Traversing the trails can be challenging, children will develop confidence in their abilities as they test and develop their balance, hand-foot coordination, agility, fitness and stamina. High and low Level trails can be used by children to play individually, in groups, or even competitively. Playing together children will learn to communicate, collaborate and compete, developing essential skills in social interaction, team membership, and leadership.

Where individual or communal cycle storage is provided, that is adequately sized, secure and convenient. Size of storage at floor level varies pending dwelling type. Secure entrance locks to the cycle storage structure are required together with a secure fixing/ stand (steel hoop fixed securely to concrete foundation ) within the structure. There are minimum standards for locks and fixings/ stands such as 'Sold Secure' Silver Standard. NOTE: minimum floor space requirements apply per cycle if stored at ground level. For hanging systems, sufficient space to access and remove bike must be provided. Note also the access to the cycle storage area may allow for Marshalls paving and setts and lighting etc to be used.

The Code for Sustainable Homes Process Chart This summarises the requirements of the Code for Sustainability Assessor. In brief it covers the three stages of the Assessors involvement. (Both tables are shown at the back of this book and on the website, see below)

1. PRE STAGE DESIGN

1. Pre Stage Design The assessor reviews drawings and information at the planning stage and estimates a Credit score (with safety net) required to meet the Code level attributed. The Assessor steers the development towards meeting sustainable design.
