RESUMEN DEL PROYECTO OBJETIVO
El presente proyecto tiene como objetivo estudiar la implantación de un hotel en el centro urbano-‐histórico de Madrid, mediante el arrendamiento y posterior reforma de un edificio para su conversión en un establecimiento hotelero. Esto conllevará un estudio del negocio del turismo en España, así como un plan detallado de equipamientos, directivas y reformas para lograr que el mismo se ajuste a los parámetros requeridos de eficiencia energética y bioclimática.
ANÁLISIS DEL NEGOCIO
El punto de partida del proyecto es un análisis del negocio turístico en el que se enmarca el funcionamiento del hotel en cuestión. Así, se evaluará la evolución histórica de este importante pilar de la economía nacional, para a continuación analizar su composición actual, las diferentes estrategias diferenciadas que coexisten en el mismo, los competidores de nuestro hotel y se realizará un análisis de las fuerzas de Porter del sector. Posteriormente, se pasará a describir de manera más próxima el entorno y operaciones de nuestro hotel en particular. Se realizará una
presentación de la distribución del proceso, de la localización del hotel, de sus instalaciones, y del proceso de negocio inherente al mismo.
IMPACTO MEDIOAMBIENTAL Y MEJORAS PARA LA EFICIENCIA ENERGÉTICA Una piedra angular de este proyecto es el análisis de la eficiencia energética y bioclimática dentro del modelo de negocio del hotel. Por tanto, se procederá a explicar las diferentes características que pueden afectar al mismo desde diferentes ángulos. En un primer momento, se procederá a analizar los fundamentos bioclimáticos de la zona de localización del hotel, evaluando parámetros referidos al consumo y uso de energía, emisiones, agua, temperaturas propias de la ciudad, viento, y la formación en la misma de la llamada isla térmica. A continuación se presentarán diferentes técnicas constructivas orientadas a la eficiencia energética: consideración de los arcos solares y la rosa de acimuts, cerramientos, captación y protección de la radiación solar, y una serie de recomendaciones generales. Por último, se introducirá la parte más importante: la particularización para nuestro caso. Así, se partirá de la localización del hotel y las características generales de la finca, para ir presentando el sistema de puntos en la construcción eficiente, y las diversas reformas posibles en cuestión de cerramientos, agua, equipos/sistemas, y el procedimiento para lograr el Certificado Ecológico Hotelero de la Unión Europea.
ANÁLISIS ECONÓMICO Y FINANCIERO
Finalmente, se realizará la explicación de la viabilidad económica del establecimiento, calculando los pertinentes parámetros financiero para ello. Se partirá de una estimación de ingresos del hotel, detallados por concepto, para proseguir con una estimación análoga de los gastos. También se han establecido las diferentes amortizaciones y
depreciaciones financieras, correspondientes a la depreciación anual sufrida por el inmovilizado, en función de las Tablas Oficiales de Amortización. Todo ello se analiza en la cuenta de pérdidas y ganancias. Por último, mediante el cálculo de las periodificaciones y cash-‐flows pertinentes, se establecerá la rentabilidad mediante el VAN, TIR y retorno de la inversión.

SUMMARY OF THE PROJECT OBJECTIVE The objective of this Project is to study the implantation of a hotel in the historic city center of Madrid, by the leasing and further upgrade of the building to convert it to a hotel use. This will involve a thorough study of the tourism business sector in Spain, and a detailed plan of equipment, legislation and reform to enable it to comply with the required parameters of energy and bioclimatic efficiency.
BUSINESS ANALYSIS The starting point of the Project will be the analysis of the tourism business sector in Spain, in which this hotel will be included. Therefore, the historic evolution of this important sector will be evaluated, analysing its current composition, different strategies, competitors and the 5 different Porter forces of the sector. Furthermore, the Project will focus on the environment and operations involved in the hotel in particular, presenting the distribution of the business process, the localization of the hotel, its equipment and facilities and the business model inherent to the hotel.
ENVIRONMENTAL IMPACT AND ENERGY EFFICIENCY IMPROVEMENTS
A key part of this Project is the analysis of energy and bioclimatic efficiency inside the hotel’s business model. Thus, the different characteristics and requirements involved will be analysed. Firstly, the bioclimatic principles of the area of location of the hotel will be explained, evaluating different parameters related to consumption and use of energy, emissions, water, temperatures of the city, wind, and Madrid’s heat island. Moreover, different construction techniques will be presented involved with energy efficiency: the rose of azimuths taking into account solar arcs, enclosures, capture and protection of solar radiation, and a series of general recommendations. Finally, the most important part will be introduced: particularization for our hotel. Beginning with the location of the hotel and the general characteristics of the property, the points system of efficient construction will be presented, as well as the different possible reforms involving enclosures, water, equipments/systems, and the procedure in order to obtain the Hotel Ecologic Certificate of the European Union.
ECONOMIC AND FINANCIAL ANALYSYS
Finally, the economic profitability and viability will be explained, calculating several financial parameters. Starting with a detailed estimate of the hotel’s revenues, expenses, depreciation and amortization. All of it included in the profit and loss statement, taking into account accruals and cash-‐flows in order to evaluate profitability through net present value, internal rate of return and return on investment.
