¿QUÉ SE PREVÉ PARA LA ECONOMÍA ESPAÑOLA?
Durante los últimos años, la economía española ha experimentado un crecimiento significativo, expandiéndose a un ritmo del 3,2% en 2015. Según el FMI, España fue la economía de mayor crecimiento en Europa. A pesar de que España continúa luchando con el problema del desempleo, durante el 2015, se generaron más de medio millón de nuevos puestos de trabajo y se espera la generación de un millón más durante los próximos 2 años, manteniéndose un ritmo de creación de empleo entorno al 3%. El paro registrado en junio alcanzó un mínimo histórico, cayendo al nivel más bajo desde septiembre 2009, según el Ministerio de Trabajo.
Se prevé que la tasa de desempleo caiga al 19,9% a finales de año, desde 20,9% a finales del el año pasado. La reciente decisión del Reino Unido de abandonar la Unión Europea ha sacudido el panorama internacional pero las elecciones del 26 de junio
de España han apaciguando algo la incertidumbre existente. De momento, la economía española no se ha visto afectada por la incertidumbre política como confirman los datos de crecimiento del primer trimestre del 0,8%, manteniéndose el mismo ritmo de crecimiento que en el cuarto trimestre de 2015. Los datos de crecimiento adelantados por el Banco de España para el segundo trimestre siguen siendo positivos con un crecimiento del 0,7%.
Se espera que la recuperación en España continúe en 2016 y 2017, aunque a un ritmo más lento, del 3,0% y 2,2%, respectivamente. La mejora de las condiciones de financiación para las empresas y los hogares debería ayudar a impulsar este crecimiento. Se espera que una política monetaria expansiva, junto con los bajos precios de las materias primas y del petróleo continúe impulsando el consumo de este año.
Gracias en parte a la baja inflación, el consumo de los hogares sigue siendo robusto. La creación de empleo y los precios de la energía también han contribuido a aumentar el poder adquisitivo de las familias. Durante el primer trimestre, el gasto de los hogares españoles aumentó un 0,9% comparado con los tres meses anteriores. Las previsiones apuntan a que esta tendencia positiva continuará y que el gasto del consumidor crecerá un 3,5% en el transcurso de 2016. A pesar de que la inflación en España sigue siendo negativa, con una previsión del -0,4% para 2016, la inflación subyacente es positiva y se mantiene estable en el 0,7%, señal del vigor de la recuperación económica. Tras dos años de tasas de intereses negativas, el Banco Central Europeo recortó los tipos a un nuevo mínimo de -0.4% a principios de este año, en un intento de seguir desalentando los bancos comerciales a acumular reservas en el Banco Central. Se especula que el Banco Central Europeo podría recortar todavía más las tasas de interés este año, con el objeto de cumplir con su objetivo de inflación del 2% para el 2018.

En 2015 las importaciones en España crecieron un 4,12% respecto al año anterior, mientras que las exportaciones lo hicieron en un 4,57% respecto al año anterior. En 2015 España registró un déficit en su Balanza comercial de 25.857 millones de euros, un 2,39% de su PIB, inferior al registrado en 2014, que fue de 25.885,0 millones de euros. Esta variación de la Balanza comercial se ha debido a un incremento de las importaciones pero, acompañado de un incremento aún mayor de las exportaciones de España.

El comercio electrónico B2C en España pasa en términos absolutos de 14.610 millones de euros en 2013 a 16.259 en 2014, lo que supone un incremento anual del 11,3%. Las ventas por internet en 2016 se espera que alcancen los 24.700 millones de €, que es más del triple que la cifra de 2009.

Transacciones La absorción logística durante el segundo trimestre del año ha sido de 34.232 m²que sumados a los 146.662 m² del primer trimestre, nos sitúa en los 180.294 m² de absorción logística en el primer semestre del año. El 54% de la contratación se ha realizado en primera corona. La mayor operación del trimestre ha sido el alquiler de Sonepar de una nave logística de 16.500 m² en Leganés. Durante el segundo trimestre del año, el 100% de la absorción logística se ha llevado a cabo para actividades logísticas.

Rentas Las rentas logísticas empiezan a repuntar en todas las zonas, situándose la renta logística prime en 5€/m²/mes. La previsión de cara a próximos trimestres es de crecimiento, concretamente, se espera un crecimiento acumulado de rentas del 8,4% para 2016.

Rentas Las rentas industriales en la zona prime de Madrid se sitúan en los 5,00 €/m²/mes. Los precios de compra industriales han repuntado ligeramente en primera y segunda corona. Después de más de año y medio sin apenas variación por la inexistencia de interés por parte de compradores, los valores máximos aumentan en primera y tercera corona.

Pese a los buenos ritmos de contratación no se espera superar el año record de 2015 donde se contrataron 564.000 m² en Cataluña. Las mayores operaciones del segundo trimestre del año han sido las realizadas por Amazon en el Prat del Llobregat de 60.000 m² y el alquiler por parte de Kuehne & Nagel de una nave en Constantí de 42.000 m². Por sectores de actividad, en Cataluña durante el segundo trimestre de 2016, el 66% de la contratación la ha liderado el e-commerce debido a la contratación de Amazon en El Prat del Llobregat.

MADRID Y BARCELONA Inversión El volumen de inversión del segundo trimestre del año se sitúa en los 239 millones de euros que sumado al primer trimestre, alcanza los 453,87 millones de euros para el primer semestre de 2016. Esto nos sitúa por encima del total invertido en 2015. La operación más importante la ha protagonizado CBRE Global Investors adquiriendo un portfolio de naves logísticas de la firma Gran Europa de aproximadamente 250.000 m². Las SOCIMIs y los inversores internacionales siguen siendo los protagonistas. Ante la falta de oportunidades de suficiente volumen
y de calidad, muchos inversores están entrando en el mercado financiando o actuando como promotores en nuevos proyectos logísticos, especialmente en la zona de la Autovía de Barcelona, en Madrid en ubicaciones como San Fernando de Henares o Torrejón de Ardoz. El sector logístico es una opción perfecta para diversificar y aumentar la rentabilidad de las carteras y mantiene unos fundamentales muy sólidos: la mejora de los datos de consumo, el incremento del e-commerce y la previsión de aumento de las rentas en los próximos 3-5 años.
Junto con Madrid y Barcelona las ubicaciones preferidas por los inversores son Valencia, Bilbao, Vitoria y Zaragoza aunque pueden entrar en otras grandes ciudades si la operación tiene sentido desde el punto de vista inmobiliario. En este contexto, las rentabilidades siguen cayendo situandose la yield prime, (o la menor rentabilidad a la que un inversor puede comprar con el menor riesgo), en el 6,10%. En el mejor momento antes de la crisis la mínima rentabilidad fue del 5,75%, que creemos que volveremos a ver en los próximos meses (si bien en aquel momento las rentas eran muy superiores a las actuales).

ECONOMIC CONTEXT WHAT’S IN STORE FOR THE SPANISH ECONOMY? In recent years, the Spanish economy has experienced a significant turnaround, expanding at an impressive 3.2% last year. In fact, the IMF named Spain as 2015’s fastest-growing advanced economy in Europe. As the Eurozone’s fourth largest economy, the revival of Spain’s economy is especially noteworthy. While Spain continues to grapple with the problem of joblessness, during 2015, over half a million new jobs were created, with employment levels predicted to continue growing at a rate of over 3%. More than one million jobs are expected to be created during the next 2 years. The unemployment hit a record low in June, falling to the lowest point since September 2009, according to the country’s Employment Ministry.
Unemployment rate is expected to hit 19.9% by the end of the year, down from 20.9% last year.
The UK´s recent decision to leave the Union sent shockwaves throughout Europe however Spain´s June 26th elections somewhat assuage the existing uncertainty. So far, the Spanish economy has shrugged off political ambivalence. It grew at 0.8% during the first quarter, maintaining its rate of growth from the fourth quarter 2015. The growth for the second quarter anticipated by the Banco de España is still positive at 0,7%.
The recovery in Spain is anticipated to continue in 2016 and 2017, albeit at a slower pace, at 3.0% and 2.2%, respectively. Low borrowing rates for businesses and households should help fuel this growth. An expansionary monetary policy coupled with depressed commodity prices and chronically low oil prices are also expected to continue propelling this expansion.
On the heels of low inflation, household consumption remains robust. Job creation and energy prices have also helped raise families’ purchasing power. Spanish household spending rose 0.9% during the first quarter from the previous three months, and forecasts point to this positive trend continuing, with consumer spending expected to grow by 3.5% over the course of 2016. Although inflation in Spain remains negative, with a prediction of the average annual inflation rate at -0.4% for 2016, core inflation remains positive and stable at 0.7%, showing the robust economy recovery. Two years into the negative interest rate experiment, the European Central Bank slashed its deposit rate to a new low of -0.4% earlier this year, in an attempt to spur commercial bank lending by further discouraging them from hoarding reserves at the Central Bank. There is growing speculation that the European Central Bank could cut interest rates further into negative territory this year, doing whatever it takes to meet its inflation target of 2% in 2018.

Imports in Spain grew 4.12% on the previous year, whereas exports increased 4.57%. Spain's trade deficit in 2015 stood at 25.857 billion euros, 2.39% of GDP, and lower than the 2014 figure of 25.885 billion euros. The change in the balance of trade stems from an increase in imports coupled with an even greater rise in Spanish exports.

B2C e-commerce in Spain increased in absolute terms from 14.61 billion euros in 2013 to 16.259 billion in 2014, a year-on-year increase of 11.3%. Internet purchases are expected to reach 24.7 billion euros in 2016, over three times the 2009 figure.

MADRID LOGISTICS
Supply The vacancy rate has more than halved in the space of a year, falling from 11% in the second quarter of 2015 to 4.90% in the second quarter of 2016. The second and third rings have seen the biggest reduction in vacancy rates, standing at 3.19% and 5.51% respectively.

Transactions Logistics take up in Q2 2016 stood at 34,232 sqm, which in addition to the 146,662 sqm taken up in the first quarter, brings the total for the first half of the year to 180,294 sqm. 54% of logistics take-up was in the first ring. The largest deal in the second quarter was the lease of a logistics warehouse measuring 16,500 sqm by Sonepar in Leganés.

LAND PRICES Rents Rental levels for industrial premises in prime areas in Madrid stand at €5.00/ sqm/month. Industrial purchase prices have registered a slight increase in the first and second rings. After remaining virtually flat for over eighteen months due to the lack of buyer interest, maximum rental levels are now increasing in the first and third rings.

Supply The logistics vacancy rate in Catalonia has decreased by more than half in one year, falling from 10.20% in the second quarter of 2015 to 3.68% in the second quarter of 2016.

Transactions Over 250,000 sqm of logistics space was leased in Catalonia in the first half of 2016. 33% of this space was accounted for by turnkey projects. Despite the robust take-up rate, last year's all-time high of 564,000 sqm leased in Catalonia is unlikely to be surpassed. The largest deals in the second quarter were Amazon's leasing of 60,000 sqm in El Prat del Llobregat and the take-up of a 42,000 sqm warehouse in Constantí by Kuehne & Nagel. By sectors, 66% of take-up in Catalonia in the second quarter of the year was spearheaded by e-commerce, thanks to Amazon's lease deal in El Prat del Llobregat.

INVESTMENT MADRID AND BARCELONA Investment volume Investment volumes in the second quarter of 2016 stood at €239 million, which, together with the figure for the first quarter, brings the total to €453.87 million in the first half of 2016. This exceeds total investment in 2015.
for new logistics projects, especially around the highway heading out of Madrid towards Barcelona in locations such as San Fernando de Henares and Torrejón de Ardoz.
The most noteworthy deal was led by CBRE Global Investors, which acquired a portfolio of logistics warehouses spanning approximately 250,000 sqm from Gran Europa.
The logistics sector is the ideal option to diversify and increase portfolio yields, thanks to its solid fundamentals, such as improving consumer spending data, the increase in e-commerce and the expected rise in rental levels over the next 3 to 5 years.
Socimis and international investors are still the main players. In view of the lack of large-scale, quality supply, many investors are entering the market by financing or acting as developers
positions in other large cities if the deal makes sense from a property investment point of view. Against this backdrop, yields continue to tighten, with prime yields (the lowest yield at which an investor can buy with the lowest risk) standing at 6.10%. The best pre-crisis minimum yield was 5.75%, a figure we expect to see again over the coming months. It is true, however, that pre-crisis rental levels were much higher than they are now.
In addition to Madrid and Barcelona, investors are also attracted to cities such as Valencia, Bilbao, Vitoria and Zaragoza. Investors are also taking
