Property prices increased in 2013 Property prices for the entire year 2013 are now available. These indicate that the average prices for regular houses and flats show the same evolution as the year before, namely a slight increase in prices. The price decrease of villas in 2012 has made way for a price increase. Compared to 2012:
regular houses have become 2.1% more expensive (compared to 2.7% the year before);
flats have become 2.8% more expensive (compared to 3.4% the year before);
villas have become only slightly more expensive: a small price increase of 0.8% has been registered. In 2012 prices still decreased (slightly) by 0.3%.
building plots are increasingly becoming more expensive: in 2013 they became 5.5% more expensive, the year before this was 2.5%.
This press release presents average property prices by year and by quarter. It also lists the least and most expensive municipalities and provinces. All prices mentioned in this press release are average prices. They are expressed in euros per property sold for regular houses, villas and flats. Average prices of building plots are expressed in euros per square metre. These statistics are based on data from the FPS Finances and concern those sales that are subject to registration duties.

Annual comparison Belgium The decreasing average house prices in 2009 evolved into price increases from 2010 onward. Since then the prices increased less considerably over time. In 2012 villas even registered a slight price drop. However, this has again turned into a (limited) price increase. Compared to 2012: - regular houses (197,616 euros) have become 2.1% more expensive. This was 2.7% the year before; - villas, bungalows and country houses (332,603 euros) have become 0.8% more expensive. Their prices went down by 0.3% the year before; - flats (207,886 euros) have become 2.8% more expensive, compared to 3.4% the year before. Building plots (110.9 euros/m²) have become 5.5% more expensive. In 2012 this price increase amounted to 2.5%. evolution % 2012/2011

Flemish Region In 2013 a regular house in the Flemish Region cost on average 212,265 euros. The average prices were 354,971 euros for a villa and 211,138 euros for a flat. Prices for building plots amounted on average to 170.6 euros/m². The cheapest province was Limburg, where people paid on average 183,251 euros for a regular house. Flemish Brabant had the most expensive houses (245,569 euros). The cheapest municipality was Mesen, where a regular house cost on average 116,938 euros. Walloon Region In 2013 people in the Walloon Region paid on average 147,816 euros for a regular house. The average prices were 265,773 euros for a villa and 168,577 euros for a flat. Building plots cost on average 51.1 euros/m². The cheapest province for regular houses was Hainaut with 124,497 euros on average. Walloon Brabant was the most expensive province with an average house price of 243,691 euros. The most expensive municipality was Lasne (393,868 euros); the cheapest municipality Colfontaine, where houses had an average price of 90,753 euros (see appendix). evolution % 2012/2011

Brussels-Capital Region In 2013, people in the Brussels-Capital Region paid on average 368,941 euros for a regular house. The average prices were 919,398 euros for a villa and 225,895 euros for a flat. Building plots cost on average 585.8 euros/m². The cheapest municipality was Sint-Jans-Molenbeek, where a regular house cost on average 245,642 euros. The most expensive municipality was Ixelles, where people paid on average 541,991 euros (see appendix). Comparison per quarter The average price figures for the entire year of 2013 for Belgium and the three regions showed price increases in all property categories. However, the quarterly figures give a more nuanced view (see table below). At national level, for example, a continuous price increase or price decrease is not noticeable: - The prices for regular houses increased (slightly) in the first 3 quarters of 2013. This was followed by a price decrease of 1% in the fourth quarter. - Villas registered fluctuating prices: after an increase in the first quarter, they decreased again in the second quarter. This was repeated in the third and fourth quarter. - Flats registered price increases in the first two quarters. Their prices decreased in the third quarter, but reached their previous level again in the fourth quarter. - Prices for building plots also rose in the first two quarters, but the price drop registered in the third quarter was less strong in the fourth quarter. Prices fluctuate between quarters at regional level as well. In the Brussels-Capital Region the average prices fluctuate to a much larger extent, because there are considerably fewer transactions in this region compared to the other two regions. One observation with an exceptional price has a greater impact on the average sales price than in the other two regions.
