DURBIN CROSSING MASTER HOA UPDATE At the August HOA meeting, one of our residents complained that the HOA website was not up to date. I agree and have worked with Floridian Property Management (FPM) to correct the problem. During that process, I came across the option on the website to allow for email bulletins. The HOA will now be using that option to send out bulletins to Durbin residents. I would encourage all of you to log on to the website and ensure that your email addresses are up to date. and if you would like to receive updates, then click the appropriate boxes. If you like to receive updates after updating your address, then click the appropriate boxes. After you log on, you will see the option for “eMail Bulletins” on the left hand side of the screen at the bottom. Click on that and then click to receive email updates and save changes. Also click on “user Profile” at the top on the left hand side to make sure your email address is up to date. If you don’t have an account, then go to the website floridianpropertymanagement.com and click on “Community Websites” and then click on “Durbin Crossing Master Association”. On the left hand side, click on “Request Login”, then fill in the information and click “Submit”. If you are having a problem with this, then email Kyle Meagher at [email protected] for assistance. One other item of information, when you first logon, look at the box on the right side of the screen, which is “Account Info”. In that box, it will state your account balance. If you are carrying a positive balance, that means that the HOA is holding some of your money. When you receive your bill for membership fees in November, you can pay the difference and thereby zero out your balance. As an example, if you currently have a positive account balance of $22, when you get your HOA bill for $50, all you will need to send FPM is a payment for $28. If anyone has any HOA issues (violations, fees or just any HOA related questions), I encourage you to contact Kyle Meagher (904-592-4090 or email [email protected]). Kyle works for Floridian Property Management (FPM) and is our HOA Manager. Kyle will be more than happy to work on any HOA problem. John Jurkow Hello. My name is John Jurkow and I am the current President of the HOA board. I was originally selected to the board by the Durbin Crossing developers in June 2015 and then elected to the board in April of this year. I will be running for re-election in the upcoming HOA board election scheduled for November 2. Prior to being selected to the board, I served on the Durbin Crossing HOA Violation committee for approximately 15 months. I am a retired mechanical engineer and closed on our Durbin home in November 2007. My wife and I have been a permanent fixture at all CDD and HOA meetings since 2008. Since being elected as HOA President I have pursued a few items to try to improve Durbin Crossing. First, I have pursued a resolution to the blighted house at 1242 Leith Hall. I have called the mortgage company that now owns the home, as well as their real estate agent and construction contractor who is providing an estimate to repair the home. I have also called the St. Johns County Code Enforcement activity in an attempt to add a little pressure to repair the home.

Unfortunately, mortgage companies are dealing with thousands of distressed homes in Florida and the Leith Hall property is one of them. However, I believe my constant calling has placed this home on the mortgage company radar and they are moving forward to either repair and or sell the home in the near future. The squeaky wheel gets the grease. Secondly, we held our first all resident board meeting in August. For the meeting, I put together an agenda that helped obtain community input on changes to the bylaws regarding HOA board election items, and opened up discussions about the Architectural Guidelines, and HOA financial issues. The meeting agenda resulted in a very lively discussion and resolution to many items. The agenda also resulted in the biggest turn out of residents that I have seen at any HOA or CDD meeting. If reelected and reselected as President I promise to provide open advertised agendas and open HOA member discussion. One item mentioned by a member at the August meeting was that our HOA website was not up to date. I agree and have worked

with Floridian Property Management (FPM) to update it. I have also taken the initiative to use email blasts to residents on upcoming HOA events such as meetings and elections. Please make sure you have an account and your email address is current. Click on “eMail Bulletins” and check the appropriate boxes.

Going forward, I do not believe that that the CCR’s or Architectural Guidelines should be changed. We all moved to Durbin Crossing thinking this was a beautiful community and I for one want to keep it that way. FPM does have leeway to grant residents time to correct problems when needed. Also, I believe our Capital Reserve funds should not be touched or given away. Our reserve funds come from home builder contributions. For every new unattached home that is closed on, the builder puts $200 into the HOA reserve fund. This does not include townhomes. Unattached homes in Durbin are almost built out so we will not be seeing much future growth in our reserve funds. The purpose of this fund is to temporarily maintain

homes that are abandoned, foreclosed on, or in some cases, owned by residents who refuse to maintain the outside of their homes. Durbin Crossing was very lucky in the last recession because there were not very many homes built in Durbin when the economy tanked. There are now a lot of homes and if we were to have another recession we may not be so lucky and those reserve funds will be needed.

I am currently the Vice President of the Real Estate Division at Summit Contracting Group and the Broker of Summit Realty Partners. I have been licensed as both a real estate and mortgage broker for 27 years, and a licensed title insurance agent for 20 years. I have held positions on two of my previous homeowner association boards where I served as President on one and Treasurer on the other. I served on the Board of Directors for the Florida Keys Association of Realtors from 1999 until 2004 and served as President in 2002. I have also sat on the Key West Board of Realtors from 2001 until 2004. During that same time I chaired many committees. In addition, I also held a positon on the Board of Directors for Community Bank of Florida from 2005 to 2009. I have a considerable amount of experience with homeowners associations, committees, and boards. I believe with my extensive experience, I would make me a great addition to the Board of Directors for Durbin Crossing. Thank you for your consideration.

I have provided some background on the HOA and my thoughts for the future of the HOA. In summary, if my beliefs on the future direction of the Durbin HOA agree with yours, then I would appreciate your vote in the upcoming HOA board elections.

1st Annual PUMPKIN Decorating Day We wanted to start a new family tradition here at Durbin Crossing, with lots of creativity, decorating, and fun! Join us at Durbin South as we take an average pumpkin and turn it into one fantastic Halloween decoration. We will pick up the pumpkins and have all the supplies for you – no carving involved, so even the littlest residents can participate.

Mark your calendars for Saturday, October 15 and choose from one of two sessions. Either 10am-11am or 2pm-3pm. To sign up, you must come to Durbin South during office hours (10am-6pm Tuesday through Sunday) to pre-purchase your ticket(s) to fun! Cost is $3 per child ($5 for non-resident guests). You MUST pre-purchase your tickets by Tuesday, October 11. After this date, the cost rises to $5 per child ($7 for non-resident guests). The absolute LAST date to purchase tickets is Friday, October 14. No tickets will be sold after this date or at the door. This is important so we have enough supplies and pumpkins on hand for our crafters.
