As architects we desire to create lasting statements of design creativity, flair and significance. At the heart of our response to a brief is a sound commercial solution, which through its design, adds value and establishes viability. We believe our input to the commercial success of any project starts at the masterplanning stage where the project vision is established and strategic decisions are made. These components, if correctly assimilated into a design brief, provide the framework for the overlay of the architectural design. Which establishes a successful built and spatial environment within the development.
Good design is paramount to everything that we do and we believe that truly creative designs go far beyond the look and feel. They are based on a complex set of criteria. DELIVERING SUSTAINABILITY Making buildings both environmentally sustainable and economically viable has always been a challenge for designers. However, client and public perception of the value of effective sustainable design has changed dramatically. Technological innovations and wider understanding of efficient systems have meant that this challenge has become considerably easier.
The requirement for Energy Performance Certificates in buildings and mandatory Carbon Emission Calculations means that the value of property portfolios can now be affected by their environmental credentials. It therefore makes commercial sense for projects to take full advantage of the marketing opportunities and potential financial advantages brought by maximising a buildings environmental performance. A fundamental approach at Chapman Taylor has always been about creating the right urban framework and mix of uses that are the foundation of truly environmentally and socially sustainable environments. As creative and sustainability-conscious designers, we have an underlying objective to maximise the potential of any scheme, while striving to minimise its environmental impact. We have established a strong and successful working relationship with some of the best international environmental consultants, leading to achievement of BREEAM, LEED and other energy performance codes on many of our projects. In the UK, a sustainable approach was implemented from the outset on the multi-award-winning integrated urban regeneration scheme at Cabot Circus, Bristol. The project was the first retail-led development in the UK to achieve the highest BREEAM rating of Excellent. Lowenergy features include LED lighting to the streets and natural ventilation of the unconditioned streetscape, which is estimated to save five million kWh of energy per yearequivalent to the energy consumed by 450 homes.

Peel’s MediaCityUK which comprises media related work places and studios as well as 371 apartments, a 216 bed hotel and other additional uses, became the first development in the world to become a BREEAM Sustainable Community. Leading technological solutions were incorporated into the design of this £500m development, including making use of one of its greatest assets—water from the Manchester Ship Canal to cool a tri-generation combined heating, power and cooling plant that supplies all the buildings on the 36 acre site. The 106,000m² inner city regeneration project at Forum Duisburg, Germany, was the first retail project in mainland Europe to be awarded a BREAAM Very Good rating for its impressive sustainable features. The building materials used are prevalent throughout the local region. A block heating unit allows power, heat and refrigeration to be generated on the spot, reducing average total energy consumption by at least 25 percent compared to that of similar building types. Furthermore, a 10,000m² lawn roof above the department store was installed to improve the microclimate of the surrounding area. The development was honoured with the Sustainable Resource Award and the Best New Development of the Year: Large, in the ICSC 2010 Awards. We have in-house BREEAM assessors and a dedicated Sustainability Group tasked with promoting awareness and disseminating knowledge of effective and relevant sustainable design internally and to our clients. The 208-key hotel will provide amenities including three upscale restaurants, a lobby lounge, one outdoor pool and a fitness centre featuring dedicated treatment rooms. Among the meeting and event spaces there will be several boardrooms and meeting rooms and a multi-function banquet hall.

LALEZI BAY Durrës, Albania

Lalezi Bay is located on the Adriatic Sea, 30km north-west of Tirana. The site is part of a long unspoilt coastline 20km to the north of the principal seaside town of Durrës, and is characterised by a 100m wide sandy beach. New road networks have been constructed which give excellent direct access to
the resort from the capital city and the international airport. It has fantastic potential to create a major worldclass resort with incredible sea views, and a residential community, exploiting the efficient transportation links and the varied and beautiful landscape.

BELLO HORIZONTE RESORT Santa Marta, Colombia
An innovative architectural project consisting of two magnificent towers based on a podium. This unique building is designed to pay homage to its surrounding landscape by representing the image of a cruise ship in motion, with the bow towards the sea and sails in the wind. Located in a popular tourist coastal area in Colombia where the green mountains meet the sea, includes a 100-room hotel, leisure premises, restaurants and recreational activities spread out across 16 floors. The roof top swimming pools in both towers compliment the breath-taking views over the ocean, and the exquisite interior design gives the building an elusive character. The project incorporates photovoltaic panels, a method of generating electrical power by converting sunlight into electricity using semiconducting materials, and wind turbines on the roof, mitigate the energy consumption that the building will demand in its lifespan. This sustainability feature, and its unique appearance, will differentiate this iconic building when completed in 2016.

AIRPORT TRANSIT HOTEL Abu Dhabi, UAE

The hotel building is a gateway to Abu Dhabi, and provides a well connected extension to the service and quality at Abu Dhabi International Airport T3. The hotel ground level acts as a front door, connecting the Airport and function guests via the main vehicular dropoff, and the T3 carpark via a covered pedestrian walkway. The building base is a sculpted form as though a solid landscape had been carved out over time by the movement of people in and out of the building. The landscape design also
responds to natural elements, creating a dynamic terrain that flows seamlessly to integrate the exterior environment with the building’s interior; the rich colours and textures of native flora marry with water elements and shade to create a sheltered oasis. Room interior materials and finishes adopt a calm neutral palette inspired by desert sands, contrasted by cool colours that reflect crisp shadows across its surface. Strong colours are used as bold highlights, complementing the richness of the building facade. 37

NOVOTEL RESORT HOTEL Tangier, Morocco

Overhanging the sea and the forest, this 180 room hotel with spectacular views is delicately set on the edge of a cliff. The public areas open out onto gardens and a pine forest. The circulation and access from the main road are protected by a generous moucharabiehs fence, whilst the rooms are oriented towards the sea, taking full advantage of the view.
Along the sea–facing edge, terraces, balconies and the infinity swimming pool, follow the topography of the site, offering a variety of leisure experiences. Resolutely contemporary, the design of the building protects itself from wind and excessive sun, and offers a magnificent view of Tangier Bay.

FG ROYAL HOTEL Riga, Latvia

An extensive refurbishment of a sevenstorey 1980s hotel located at the entrance to the old, medieval, city of Riga and alongside its main park and Freedom Memorial, to create a modern 4-star plus hotel. Careful interior replanning has enabled additional guest rooms to be created within the existing building footprint bringing total capacity
up to 131-keys. Taking a cue, in part, from Riga’s Art Nouveau heritage a full interior design service has covered the entrance lobby, bar and restaurant, conference facilities, guest rooms and suites as well as a spa and cigar room in the basement. Chapman Taylor has also developed a new corporate identity and logo for the re-named hotel.

The site is on the north of the European side of Istanbul, in an expanding business district of the city. The development of this steeply-sloping site is instead to provide a wide range of different uses which combine independent access and connectivity. The podium contains 30,000m2 of offices and 20,000m2 of speciality retail. Above this are two 35 storey towers, containing residential and a 200 room business hotel.

BAKU PALACE HOTEL Baku, Azerbaijan
The designs for Azerbaijan’s principal hotel are sited in Baku immediately opposite the Parliament and facing the Remembrance Gardens. The 250-room bedroom tower is designed as a symbolic flame, which responds to the importance of oil to the nation, as well as exploiting the exceptional views from all the rooms to the Caspian Sea. The tower sits on a podium containing the public facilities of the hotel and a 30,000m² office building.

PLAZA GRAFINGER STRASSE Munich, Germany
2011- Current Start & End
PLAZA Grafinger Strasse will be the central development in a new district in Munich on a former industrial site within the inner ring. A local shopping centre occupies most of the ground floor, while separate buildings with various functions complete the block perimeter on the upper levels, forming a courtyard garden on the roof of the shopping centre accessible to the public via a grand external stair. The individual buildings are occupied by a hotel, extended-stay apartments, offices and a fitness and sports medicine building, over which a climbing centre cantilevers.

SERENITY MARINA Hainan, China
2009 - 2012 Start & End
Serenity Marina, also known as Sanya Marina, is the first world class marina on Hainan Island and unique in China. Chapman Taylor Shanghai are responsible for designing the waterfront and land development. Conceived as a marina village, the Serenity Marina is situated on the southern peninsula of the city of Sanya, known to be the best holiday resort in China with a climate akin to the Mediterranean. The development, part of Serenity Island, covers an area of 70,000m2 with 1,120m of breakwaters and comprises a mix of residential, office, retail and the 150 room Serenity Hotel, together with the marina requirements of a club house, sailing school and 350 fully serviced yacht moorings, including superyacht berths.
Chapman Taylor Shanghai worked with the client from early conceptual design stage and were the lead architects for the project delivering the masterplan, architectural design and landscape development. To ensure that the marina was designed to the highest standards work was carried out alongside Camper & Nicholsons Marinas, one of the world’s oldest and most prestigious yachting names, who provided expert advice and consulting skills enabling the finished development to reflect the needs of a world leading marina. Opened in early 2012, the marina was the only Asian stopover host-port in the 2012 Volvo Ocean Racing Series.

DARSENA SANT ELENA Venice, Italy
This project will redevelop 14.5 hectares in the extreme south east of the city of Venice. It retains the present urban geography, refurbishing the existing buildings and external spaces and proposes the construction of a new ‘artificial island’ with a new harbour for approximately 450 boats plus port services, retail businesses, a hotel and a boathouse.

The scheme consists of a 300 key, five star hotel and residential resort on the Dead Sea, inspired by Andalusian and Moroccan architecture. The site projects out into the sea, with magnificent views of the coastline and the mouth of the ‘Wadi Main’. The main and spa hotels have a total built area of 63,000m² and the apartments 52,000m².

The masterplan for a site on the shoreline of the Nile, integrated into a typical Cairo neighbourhood and with views to the Pyramids. The three main design factors are: views to the Pyramids & the Nile, a green plaza with social uses; and integration with its surroundings. The concept is derived from the richness of the Egyptian culture and nature, characterised by its geographical importance and its wealth of natural resources. Sails, banderoles and veils also inspired the concept. The water as a source of life, represented by the Nile, will guide us through the different elements, like the felucca sailboat, the primary transportation
of the Nile. A plaza links all the entrances to the towers and the podium through a wide pedestrian and vehicular exterior space, with drop off points, green zones, pergolas, shade and cafe terraces. It will be a social space that works like a lung giving oxygen to the neighbourhood and the relationship with the buildings.

The 5,390,000m² Masterplan for Qinglonghu Park exploits the uniquely attractive landscape setting, positioned on the border of the famous Qinglonghu Lake and the Beijing mountains. The core of the project is the international equestrian centre, a first of its kind in China, with three racecourses, training and promotional facilities, club house and residential units for equestrian enthusiasts. A theme park separates the equestrian community from the residential development comprising of low and mid-rise alpine style residential communities. Chapman Taylor is currently masterplanning a major new resort and the group of islands in the beautiful Caribbean island paradise of Antigua The masterplan is made up of exclusive villa resorts on Crump Island, Maiden Island, Guiana Island and a private villa on Rabbit Island as well as golf and leisure resort masterplan for Crump Peninsula. Guests will fly into Antigua and arrive at a stunning reception centre on Barnacle Point before being taken by yacht to the tropical island resorts. Each part of the overall project has been given an individual branded identity to create a vibrant and diverse character to the masterplan. Chapman Taylor has developed a diverse range of contemporary Caribbean villas with a distinctive colour palette and a beautiful landscape setting. The resort is located next to a mangrove in an area with shallow beautifully coloured water. It is planned in three zones; two resort buildings and a central public building. To the south is the larger resort which has a walled courtyard planning concept. Each courtyard has a distinct function and is also defined by the themed gardens in each space. To the east, the courtyards open out to the sea, with the edges defined by the bedroom wings. The landscape
cascades down to the beach and the sea, drawing the building naturally into the site. At the centre of the development are a series of courtyards, plazas and streets containing the gift souk and beach club. This will welcome guests and the general pubic to the resort. To the north is the second resort. This is also courtyarded, but is themed on larger artificial water bodies, and water landscape themes and gardens.

The heart of the resort is constructed on a 30 metre high man made hill, which is constructed using the earth removed from a nearby lagoon. Two drop-offs are located at the base of the hill. The western approach gives access up to the hotel lobby, and the northern entrance gives access to the banquet centre. The walls of the resort enclose a series of gardens and courtyards, with the hotel to the west; the banquet hall to the north; the all day dining and restaurants to the east and the spa to the south.
A series of infinity pools punch out of the wall to provide views out to sea. The edges of the hill are lined with villas, which in turn lead down to branded villas along the two resort beaches. To the south of the site are extensive beach club and sports facilities for guests and visitors. To the north-east is a themed fishing village with many restaurants and shops. From the top of the hill guests can overlook the desert, and the sea.

The plan is the ultimate expression of a multi-courtyard building of numerous shapes and sizes related to the treatment type. The resort is contained within a protective perimeter wall facing out to the lagoon, the beach, the villas and the corniche. The idea is to create a spa theme park, incorporating body, spa and cosmetic treatments from many parts of the world. It will include an Ayurvedic spa, a medical spa, a garden spa, a mineral springs spa and a fitness spa. It will
include treatments for Turkey, Sweden, Morocco, China, Thailand and Japan. You will be able to experience freezing pools, cold pools, hot pools and steam pools. It will be the world’s best spa resort. The complex will also contain all the other functions of a resort, with a long beach with dramatic views out to the sea along the Pier of Dreams. Villas line the edge of the island, all with water views as well as access to a large central park.

The resort is arranged into five independent and connected buildings with contrasting square shaped courtyard formats. Directly off the main access roundabout is the entrance building with a fantasy themed interior courtyard where the family groups will be organised prior to being allocated their rooms. The bedroom buildings are arranged in three identically sized square plots, each with their own entrance, as well as their own pool areas. The southern-most building contains the main dining facilities and a spa for tired mothers to relax. The central building contains a large themed indoor pool park. This will be particularly
popular during the hot summer months. The northern-most building contains a themed souk for toy, fashion and gift shopping. The last building in the complex is a major crèche club facility for younger children. All the buildings look out across extensive pool areas, which will be themed with pirate ships, mini-beaches, Caribbean harbours, desert islands etc. A boardwalk snakes along the beach, which will have beach volleyball and football areas, as well as extensive watersports activities. Café and restaurants of many types will also line the shore, looking out towards the beautiful sea.

Conceived as a sustainable boutique resort offering ‘rustic chic’ which is integrated into the existing landscape and takes design influence from the local Zanzibar architectural vernacular
of form, materiality and detailing. The resort masterplan offers all guests privacy set amongst the native landscape and provides ocean views from all accommodation units.

VILLA DACHA Koh Samui, Thailand
Villa Dacha is a luxurious 10 villa luxury residence in Koh Samui, Thailand. The client wanted to create a private retreat for family, friends and guests. Located on a tropical hillside with panoramic sea views the design was distincly Thai with modern details and interiors. The challenge was to ensure that the architecture made a minimal impression on the site. This was achieved by using single strorey structures and a locally sourced material pallette of natural stone, golden teak and earth-tone colours.

HADAHAA ISLAND Maldives

An eco-friendly, sustainable development of a previously uninhabited 9.5ha island. The design concept is based on the geometric and organic patterns of the traditional, locally-woven kunaa mats. Tree-lined boulevards will be formed to link the buildings and frame vistas of the horizon. Beach bungalows are built with concentric arch walls of rough masonry finish; the water bungalows evoke a shell in the sea and
have timber decks with ocean views as do the rooms of the spa, gym and sauna. Roofs to all the buildings are reed covered. Inland, various pavilions house a library, communications/ games rooms and chat rooms. Transportation around the island is by solar powered buggies. Outdoor sports facilities include tennis and badminton courts together with sailing, waterskiing, windsurfing and a diving school.
