Holiday Inn Luton South - M1, Jct. 9 London Road, Markyate, Nr. Luton, Hertfordshire, AL3 8HH

An opportunity to acquire a 140-bedroom freehold hotel subject to a franchise agreement with one of the world’s leading hotel brands.

Christie & Co have been exclusively retained to act in the sale of the Holiday Inn Luton South. Key investment highlights include:

• 140-bedroom internationally branded hotel • Strategically-located with excellent transportation links (M1 and rail) • Available with the benefit of the Holiday Inn franchise but free of current management • High-quality freehold asset with extensive leisure facilities – c. 800 external members

• Strong commercial feeder markets within easy reach of the hotel • Proximity to London generating demand overflow • Positive outlook underpinned by forecast passenger growth at London Luton Airport and continued commercial investment in the region - Napier Park • Additional adjoining freehold development sites, available by separate negotiation – further information upon request

Location

Approximately 30 miles north of London the hotel is well connected via road and rail links, with fast trains to London and the M1 providing a direct link to the M25 and Central London. London Luton Airport is the UK’s fifth busiest and is approximately 7 miles from the hotel. London Luton Airport saw a record of 12.26 million passengers fly from it in 2015, a 17% increase on 2014 and making it the second fastest growing airport in the UK. In December 2014 the airport announced a £100 million improvement plan to transform the airport and increase annual capacity from 12 to 18 million passengers by 2026. The region is home to Vauxhall Motors as well as many national and international businesses based across the multiple business parks around the town such as the Butterfield Business and Technology Park and the Capability Green Business Park. A new development, Napier Park, will be located adjacent to the airport and is a 60-acre £200m regeneration scheme that will bring additional office and industrial space. The hotel also serves the Maylands Business Park in Hemel Hempstead, as well as Dunstable and St Albans. From a leisure perspective, its close proximity to Central London is a key advantage and the annual Luton International Carnival held in May is the largest one-day carnival in Europe.

Note: Shaded areas available by separate negotiation

This purpose-built air conditioned hotel was extended in 2000 with an additional 49 bedrooms and full leisure facilities. Rebranded as a Holiday Inn in November 2005, the property benefited from an extensive refurbishment. In addition to 140 guest rooms, the hotel offers excellent meeting and banqueting facilities, with the main room – the Counties Suite – offering capacity for up to 200 delegates. Other key features include full wet leisure facilities with a total external membership capacity of 800, and an extensive car park.
