Dear Ms. Pucelik Family Environmental Compliance Services, Inc. (Family Environmental) is pleased to submit this report presenting our findings for the radon sampling conducted at Denver Christian High School at 2135 South Pearl Street. Radon gas is a naturally-occurring byproduct of the radioactive decay of Uranium in soil. It is an odorless, tasteless, and colorless gas that migrates from subsurface soil into structures through openings in the foundation or slab and can then become trapped within a structure allowing radon concentrations to increase over time. Sampling is performed to assess the existing levels of radon contamination in the structure. This report details the fieldwork completed and analytical results of samples collected. 1.0

FIELD ACTIVITIES

The School is approximately 80,000 square feet with two separate basement areas. Two radon canisters were placed in each basement. Per industry standard, a radon sample should be collected in the lowest functional space of the structure. Therefore, our inspector placed an industry compliant charcoal-based canister in the basement of the structure. The recommended sample collection time for a “short duration” test is between 48 and 120 hours. The canisters were placed on April 18, 2014 between 3:14 PM and 3:35 PM with retrieval on April 21, 2014 between 3:35 PM and 3:46 PM. 2.0

LABORATORY ACTIVITIES

The sample canister was submitted to RAM/GAM Lab and Testing Services, LLC. for radon analysis. The sample location, exposure time and analytical result expressed in picocuries per liter (pCi/L) are shown below:

FINDINGS AND CONCLUSIONS

Radon analytical results for the single sample exceeded a concentration above 4.0 pCi/L. This level is not considered in the “safe range” as the United States Environmental Protection Agency (EPA) recommends that radon mitigation should be performed for concentrations above 4.0 pCi/L. It should be noted that a short duration test is useful for providing a snap-shot view of the radon concentrations present during the sampling period. Radon levels are not static and may fluctuate during the course of a year as air movement within the building changes. 4.0

LIMITATIONS

The sampling conducted was a non-intrusive examination with sample results exclusively representing conditions present at the time of the inspection. It should be noted that sampling was limited to the areas described in the report. This report was prepared for the sole use and benefit of the client pursuant to the contract between Family Environmental and the client. That contractual relationship included an exchange of information about the subject property that was unique and between Family Environmental and its client and serves as the basis upon which this report was prepared. Because of the importance of the communication between Family Environmental and the client, reliance or any use of this report by anyone other than the client, for whom it was prepared, is prohibited and therefore not foreseeable to Family Environmental. Dear Customer: Enclosed is a copy of your Radon test Results. EPA/NEHA recommends you fix your home or building (mitigation) if your test results are 4pCi/L or higher. Your results are over the recommended level for residential homes and you should take appropriate measures to reduce the radon levels in your home. Your chances of getting lung cancer from Radon gas depend mostly on the home or building’s Radon level, whether you smoke or have smoked and the amount of time you spend in your home or building. Smoking either presently or formerly combined with Radon is an especially serious health risk. Also, people who spend a great deal of time in the home or building, such as children, the elderly, homemakers or employees are at the greatest risk and measures should be taken to reduce the Radon levels more quickly. If you are planning on selling your home or building be aware that most Home Inspectors and Engineers now routinely test homes for Radon Gas for the new potential Buyers. Finding Radon Levels that are in need of mitigation can cause a delay in the closing of a home, since in most cases it falls on the Seller to remedy the problem. Of course anything is negotiable in a Sales Contract, but the hassle can and many times do cause the sale of the home or building to be delayed.
