THE JOHN F. KENNEDY CENTER FOR THE PERFORMING ARTS EXPANSION Location: Washington, DC Client: Steven Holl Architects; John F. Kennedy Center/Paratus Group Architect: Steven Holl Architects Services:Multiple engineering and environmental services This national center for the performing arts is expanding its facilities by 60,000 square feet and will feature three connecting pavilions, one of which will float on the Potomac River. This additional space will be dedicated to classrooms, rehearsal rooms, event and exhibition space, lecture space, multipurpose rooms, and office space. The floating pavilion will offer outdoor public access spaces that will include gardens, an outdoor video wall for simulcast performances, and an outdoor video performance space.

EMBASSY OF THE CZECH REPUBLIC Location: Washington, DC Client: Embassy of the Czech Republic Architect: Chalupa Architekti Services:Surveying The Czech Ministry of Foreign Affairs, in association with Chalupa Architekti in Prague, will be redeveloping the majority of the site. Langan was retained to provide site surveying services for the proposed development. This included completion of an ALTA ACSM land title survey, topographic survey, utility survey, and tree survey of the property, as well as research on the surrounding properties.The project will implement several sustainable design measures, such as multiple intensive green roofs, rainwater harvesting, stormwater retention facilities, and incorporation of large open space areas connecting the site to the adjacent Rock Creek Park.

It includes a maintenance and administration building, fueling station, bus wash, structured parking garage, and surface parking areas and utility infrastructure. Major site constraints included the presence of acid sulfate soils, extensive demolition work, and poor subsurface conditions.

The 25-story tower, soaring nearly 400 feet above the Potomac River, is the tallest condo building in the Washington, DC metropolitan region. The $250-million project, which is approximately 920,000 SF, also includes a six-level below grade parking garage. UNIVERSITY OF THE DISTRICT OF COLUMBIA - NEW STUDENT CENTER Location: Washington, DC Client: Cannon Design Services:Geotechnical; Environmental; Surveying & 3D Scanning The new three-story student center with a partial basement level encompasses approximately 30,700 SF. Langan completed a geotechnical investigation, which detailed the existing foundations of adjacent buildings to assist the structural engineer and architect with the proposed building design. Langan provided a full range of surveying services including topographic surveying, laser scanning, floor plan surveys and Revit modeling. Finally, Langan completed a groundwater quality investigation and recommended pre-treatment of groundwater for dewatering operations prior to discharge to stormwater.

The project included hazardous material abatement and demolition of the 350,000-square-foot headquarters building and 7,000-square-foot boiler building. Langan was retained to complete due diligence services and provide a review of the remediation activities on behalf of Boeing for the southern portion of the property, which will be purchased by The Boeing Company.

HECHT COMPANY WAREHOUSE REDEVELOPMENT Location: Washington, DC Client: Douglas Development Corporation Architect: Antunovich Associates; Shalom Baranes Associates Completion: December 2013 Services:Geotechnical Known as one of the most significant art deco commercial buildings in the region, this was once the Hecht Company’s central warehouse. Plans to convert it into office and retail space include the demolition of the middle section of the warehouse, the construction of a new five-story retail and parking garage structure, a pedestrian bridge, an interior roadway, and a plaza. The new building is proposed to consist of retail, a valet parking area, and a parking garage. Langan completed a geotechnical investigation for the new building and pedestrian bridge within the existing warehouse, prior to its demolition. In 2011, after several years of vacancy, the Douglas

The building is 12 stories in height, with 3-levels below grade.

Services:Environmental Langan completed a Phase I Environmental Site Assessment on an accelerated schedule to satisfy due diligence requirements prior to the purchase of this 10-story, 475,000-SF building. The site encompasses retail and office space and also includes a 256,000-SF, six-level parking garage. After a former 5,000-gallon fuel oil underground storage tank (UST) was closed and a sanitary sewer trench was excavated, the property was ultimately purchased by the client.

1001 PENNSYLVANIA AVENUE Location: Washington, DC Client: Hines Interests Limited Partnership Services:Geotechnical This building experienced long-term groundwater seepage problems through expansion joints and the lowest level floor in the three-story below grade parking garage. Complicating problems, local iron ochre deposits caused the groundwater seepage to turn orange when exposed to air. Numerous injection grouting and cosmetic fixes were performed over the years with limited success. Proposed renovations on the lowest floor level of the garage required a more permanent repair. Langan performed a groundwater investigation and installed two monitoring wells at the exterior perimeter of the building to better delineate water pressures at the expansion joints and other portions of the building.

1919 CLARENDON BOULEVARD Location: Arlington, Virginia Client: Harkins Builders Completion: April 2012 onward Services:Environmental Langan was retained to oversee and supervise the removal of two unknown underground fuel oil storage tanks during site development. A characterization investigation followed and a total of 1,373.59-tons of petroleum-contaminated soils were excavated from the site and transported off-site for disposal. Langan is also conducting the monthly testing and monitoring of the on-site dewatering system that was installed after the site investigation.

In order to satisfy the UST closure requirements, Langan completed an environmental investigation under a DDOE-approved Comprehensive Site Assessment workplan, provided reported findings, and obtained a Case Closure letter for the former UST that occupied the property.

This assessment was part of the due diligence performed prior to the acquisition of the property. Challenges included an aggressive timeline, a lack of information about the building from property management personnel, and difficulty accessing records maintained by the District Department of the Environment.
