The simplicity and effectiveness of this building format and the features that the LNT Group have been able to introduce make it one of the most appealing and efficient care homes. Our in-house design team have thoughtfully planned out the building with operation in mind; from the welcoming entrance foyer and reception area, through to the central placed lounge and dining rooms the building lends itself to ease of supervision with good lines of sight. Kitchens, laundry, staff, training and plant rooms have been positioned in “back of house” hotel style fashion with independent delivery access. Complementing the main areas are quiet lounges positioned elsewhere in the building and creative features to make interesting use of the hall spaces including alcove seating at low windows. Client bedrooms are a perfect proportion with fitted furniture, high levels of equipment and non institutional en suite shower rooms making for extremely comfortable private resident space.

Standardised Design The 64 Bed I Shape
Suited to larger sites where height and massing may be a planning issue, this scheme makes great use of enclosed garden and courtyard space flanked by two storey wings. Internally, the central lounge and dining areas offer an experiential feel with curtain glazing providing views and easy access into the private garden areas. The reception foyer provides a sense of occasion when entering this superior design. Client rooms and hallways follow the same good design principles pioneered by LNT Group.

Case study illustrations Private Operator Operator A in the East Midlands ran three existing care homes out of converted and extended properties. In September 2011 the operator acquired a brand new 47 bed purpose built care home from the LNT Group with funding from Yorkshire Bank in addition to cash and equity introduced (The operator’s existing care homes were revalued as part of the process) Today, Operator A runs the new care home as a nursing and residential care facility:

The home achieved full occupancy within 10 months and made a positive cash contribution of some £160,000 in the first full financial year versus his budget forecast of £15,000! The home has been a great success for its new owners, enabling Operator A to receive the highest band fee levels from the Local Authority and achieve very high private fees relative to competitors whilst maintaining a 100% occupancy.

Charity Operator Operator B acquired the new care home in March 2011. Already a major provider with homes throughout the country, Operator B are head quartered in the location town but had no flagship operations near. The 60 bed purpose built LNT development fulfilled the aspiration to have a top quality facility close to their head office. Testimonials from Operator B’s Business team include referring to their experience of being delivered an LNT development as “ one of the most professional firms we have dealt with.” The New Care Home operates as a classic
residential and residential dementia care facility and B have been able to mix the tariff to reflect the range of accommodation available with room rates ranging from £510 for a standard single en suite to £582 for what they regard as a Premium room. The home is consistently full and is reported to trade with a £10,000 per bed EBITDAR.
