Specifications CONSTRUCTION DETAILS SKELETON Use of steel-reinforced concrete following structural and earthquake resistance study. BRICKWORK Hollow bricks of ‘A’ quality. FLOORING Prior to installing internal flooring (parquet or tiles), high performance foam concrete is applied of an average thickness of 8cm, offering better sound and heat insulation. Moreover, a specialised membrane material is installed prior to the flooring for additional sound proofing. The living and dining room, the corridors, the kitchen and the basement will be fitted with Granite Ceramic tiles, gloss or mat of Italian origin of "A" quality, worth €70 /m2. All bathrooms/showers will be fitted with wall ceramic tiles (from floor to ceiling) with decorative strips worth €40 /m2. On bathroom/shower floors there will be 1 special lightfitting installed. All bedroom floors will be fitted with RECENCY type laminated parquet of Belgian origin 17mm thick, worth €40 /m2. Externally, on verandas and balconies, high specification screed concrete of an average thickness of 9cm is applied with gradients to allow the removal of water from the floor surface. In addition, cementation water-proofing is applied, prior to the laying of the floor tiles. The verandas will be fitted with Granite ceramic tiles worth €50 /m2. LINING OF INTERNAL STAIR CASE Solid granite worth €100 per step. LINING OF EXTERNAL STAIR CASE Non-skid solid granite worth €100 per step. LINING OF KITCHEN In between the kitchen cabinets there will be coloured, fire-proof glass of 6mm thickness. LINING OF CEILINGS Plasterboard will be fitted on the ceilings of the basement, the ground floor the 1st floor and the attic, that will feature internal diffused light, music system, fire detection, and safety alarm system. Bathroom ceilings will be fitted with plasterboard that will feature 3 spot lights. EXTERNAL LININGS “KARISTO” stone of Greek origin in grey colour will be fitted as per architectural plans and villa designs.

BALUSTER ENTRANCES 1 visitor entrance baluster 2m wide, worth €700 1 electric car entrance gate 3m wide, worth €1,500 WOODEN PERGOLA Wooden pergola as per architectural plans. WOODWORK Bedroom closets will have aluminium sliding doors, lined externally with glass-mirror. Internally they will be lined with white 18mm thick melamine. Closet dimensions as per architectural plans. A special mechanism of German origin, worth €100 each, will be fitted in each closet so as to provide access to the upper parts of the storage space. Doors knobs worth €10 each. Kitchen of Italian origin and with all the factory mechanisms. All the dimensions with regards to cupboards and granite worktops will be as per architectural plans. Internal doors and their frames will be made of melamine and coloured based on the Vendor’s choice. Door accessories worth €50 per door. ELECTRIC INSTALLATION Complete electrical installation of LEGRAND type as per architectural drawings. Provisions for telephone, television and internet connection in the bedrooms, kitchen, lounge and the basement. Provision for cable TV - MY VISION system. SATELLITE ANTENNA Provision for satellite system HOT BIRD type. AIRCONDITIONING SYSTEM VRV centralised A/C system through grills throughout the villa. HEATING Electrically operated, under-floor heating. ALARM & FIRE SECUTITY SYSTEM Three fire smoke detectors and three motion detectors units (PIR) (one on each floor level) for the premises. HOT & COLD WATER SUPPLY Hot water in the kitchen and the bathrooms will be through solar water heaters 400lt equipped with a pressure pump. COLOURING In all internal and external walls, 4 coatings of emulsion, plastic paint will be applied. External walls will be painted as per architectural plans. Internal wall colourings will be the Buyer’s choice. ROOF INSULATION Water-proofing with Mastic Asphalt (4 year warranty by the manufacturer). SWIMMING-POOL Size as per architectural plans. Constructed with steel reinforced concrete and lined with Italian tiles worth €40/m2. The overflowing channel will be low. Swimming pool electrical installation will be the Vendor’s choice. The decking surrounding tiles (3m each side of the pool) will be of French origin “CARA TERRA”.
