East Wittering village, with its impressive variety of shops, restaurants and pubs is also just 300 metres away. The Tesco and Co-Op stores are open 7 days a week and there are also family greengrocers, butchers, bakers, specialist sweet shops and fishmongers too.

Scotts Holiday Village has been in existence now for over 60 years and I can confidently say there has never been a line up of so many holiday homes for sale on the park, ready to view. At the time of writing, we have over 25 new and over 15 pre-owned holiday homes for sale, starting from just over £20,000. During the course of the year, we shall be acquiring more new holiday homes to site on the 40 new plots being created; over 25 of these will be on the west perimeter of the park, overlooking open fields, and shall benefit from large lounge bay windows, gardens to the south and high quality verandas. We are sourcing holiday homes (from all manufacturers) that best suit these plots.

Scotts is well situated for popping up to Chichester and also over to the South Downs which are a stunning sight to behold and very relaxing for an afternoon stroll; on route, The Hare and Hounds at Stoughton is highly recommended.

This brochure shows the holiday homes we have for sale; pages 8-9 start off with the most expensive, the stunning new Willerby Meridian Lodge (see left) on our largest plot and ends with the least expensive on pages 66-67, the preowned Atlas Oasis, an ideal starter holiday home. The holiday homes are therefore generally presented in descending price order. Please note, our on line sales brochure is constantly updated to reflect new acquisitions and sales. There are no specific prices in this brochure as quite a few of the plots are still being constructed, with verandas, sheds and patio areas being added. The final cost of these enhancements will not be known until the work is completed; however, feel free to call us to enquire about any home you see in this brochure (you may even be able to specify certain works to suit your specific needs - see a case study of our enhancement works on next page). Whichever holiday home you select, you will benefit from being on a refined, well run park that is the closest to West Witterings' sandy award winning beach (see also front and rear covers), which is just 300 metres away.

Scotts does not have a clubhouse, the park is run as a tranquil retreat for its customers. We are open 365 days a year, so you may come down to relax and take in the sea air at any time. To promote our tranquil philosophy, we have sensible common sense Site Rules and commercial lettings are not permitted; also, it is our policy to sell holiday homes to those who are in tune with this tranquil philosophy. Well behaved dogs are allowed.

We do not have a policy that requires holiday homes to come off the park after a fixed number of years. With galvanised chassis on many of the new premium holiday homes, it seems rather unfair that on some parks there is a 10 or 15 year "off" rule, given that the useful life of a holiday home, if looked after, can be many years longer than 10 or 15 years. The price that we quote for a holiday home is an "all inclusive" price; which includes: a free period of rent and insurance, siting, plumbing in, gas bottles, steps, high gain digital aerial, skirting, fenced garden, metal shed and, where required, high quality verandas. Pre-owned holiday homes generally come with new carpets and mattresses. All our holiday homes are sold with fresh gas and electrical certificates and carry a no-nonsense warranty. It is fair to say that we aim to lead the market for our quality bespoke service, rather than providing holiday homes at the absolute cheapest prices and overlook the fundamental aim of purchasing one in the first place, which, in the case of our customers, is to have a tranquil retreat, somewhere exclusive, somewhere special close to the sea, to relax and just get away from it all. These days, it is all too easy to take the line of least resistance and just site a holiday home on a plot and leave it at that; without any fencing, patio area, shed or veranda. This is not our policy at Scotts; we have a dedicated team that can take an empty plot and create a holiday home plot of outstanding beauty that meets the customer's specific needs (please see photographs below and right). In this particular case, the customer specified a veranda with glass panels, concrete path edging colour coded to the patio area slabs and the plot was rounded off with artificial turf, wooden all round skirting, gated private parking to the rear of the holiday home and a quality metal shed with a six feet square base.

Scotts has a central two acre play area for children (with a large circular sand pit, swings and climbing frames); on the perimeter of the play area there are about 40 holiday homes sited and these prove very popular locations for parents or grandparents with young children in their care, or for those who just wish to have a very open outlook.

To buy a holiday home from Scotts is a very easy and fair process. Firstly, we invite potential customers to come down and meet with us; we will not rush things and aim to answer all your questions. We spend time to secure a sound understanding of your needs and only then do we suggest holiday homes that may be suitable.

Presently we have five new and one pre-owned holiday homes for sale on the perimeter of the two acre play area.

We will show you around the park and the most suitable holiday homes for you. Once you have found your ideal home, we shall invite you to spend as much time on your own looking it over and getting familiar with its layout and features. You would also be invited to speak to our existing customers to get their experience. If you decide you wish to purchase a holiday home, we shall take it off the market once we receive a fully refundable £250 deposit, which reserves the holiday home for one week. Within a day you will receive a written offer (in plain English) to buy the holiday home; this offer includes a copy of the Site Rules. If after seven days you decide to proceed, then further payments are made and we agree an entry date for you.

The play area is the focal point during our annual Scotts Fun Day, where the whole park gets together and we take part in traditional games and raise funds for local charities.

We do not have a credit card machine to swipe your card during "heat of the moment" decisions to buy; there is no high pressure selling at Scotts. Incidentally, we do not have a group of financially demanding shareholders we are accountable to; it is the only park or business that I own and it receives my undiluted and passionate attention, where excellence is always the aim.
