Carry out full reference checks on prospective tenants including TICA database check Entry Condition Report and Photographs of the property prior to tenant taking possession of the property Execute all Tenancy Lease documents for approved tenants Receipt and Lodge security bond to the Residential Tenancies Authority for the duration of the lease Receive and Disburse rent monies (fortnightly and monthly options are available) Produce monthly rental statements to Landlords and End of Financial Year Statements Maintenance Invoices can be deducted from the rent monies Inspection Reports on the Rented Property are carried out quarterly and presented to the owner with photos Daily monitoring of rent arrears We arrange any required maintenance and/or quotes as per your instructions and follow up with inspections of work carried out if necessary before payment of invoices Regular reviews on the rental return for the current market Tenancy Renewals End of Tenancy inspections and reports back to the Landlord

PREPARING YOUR PROPERTY FOR RENT We encourage our Landlords to present the rental property in a standard that they will expect the property to be left in once the tenant vacates. It is best practice to ensure the property is presented in a clean and tidy state with all appliances in working order. Below is a quick checklist to assist in preparing your property for rent. If you have any concerns or questions, we encourage you to speak with us to discuss further.

CHECKLIST  Are the lawns presented neatly with the edges trimmed and gardens weeded?  Have the carpets been professionally cleaned? Our tenants are required to have the carpets professionally cleaned upon vacating and present a receipt as proof.  General Pest Control for ants, cockroaches and spiders.  Have you had a Flea Spray carried out if you have had pets at the property? Tenants are required to have a flea spray carried when they vacate the property, if they have had a pet, and also present a receipt as proof.  Ensure the garage doors are all in working order and batteries are updated for the remotes.  Are the filters in the Air Conditioners clean and remotes are in good working order?  Ensure there are no leaking taps, both inside and outside the home.  Is the Rangehood and/or exhaust fans are clean?  Is the oven and stove clean?  Have the smaller areas such as window tracks, door tracks, ceiling fans, light fittings and window sills been cleaned?  Are all the light bulbs working?  Ensure that the dishwasher is in good working order and also clean. Please keep in mind that if any issues arise with the dishwasher, it is the owners responsibility to pay for repairs/maintenance.  Removal of cobwebs inside and outside of home  Make sure there is no rubbish around the house, under the house. No cigarette butts around the yard.

APPOINTING YOUR NEW PROPERTY MANAGER Once we have established the listing price for your rental property, all you need to do is complete and sign a Property Occupations Act 2014 Form 6 Appointment and confirm with us how you would like to market your property for rent to prospective tenants. We take care of the rest for you to secure a tenant!
