Property Audits/ Inspection The Need for Property Inspection/ Audit in Indonesia Before you or your company commits to a long term lease for a property, it is highly recommended that you arrange for an extensive Property Audit. This will enable you to find out if there are any technical faults that need to be corrected and most importantly will ensure that the property meets strict safety requirements to ensure that you and your family will not be exposed to any potential harm. Our Inspection and Audit Reports are made impartially and are easy to read. The report details all current and future potential problems that may undoubtedly become a real inconvenience or perhaps danger if not identified and dealt with early. Furthermore this report may be used as a great bargaining tool for companies and individuals alike in negotiating with the Landlord the rental fee and maintenance costs. This service also extends to those that wish to continue or extend their lease without any potentially expensive surprises. NB:  You may request for the combination or individual inspections, the choice is yours, see attached request.  The site survey normally takes 3-4hrs with the report compiled and sent to you via email on pdf format within 7 working days thereafter.  Silver Bullet service is available upon request for a faster Reporting period. Additional fees apply.  The report is compiled in English and will have an estimate of how much it will cost for the repairs and how long it will take for us to complete them.

FAQ - Frequently Asked Questions : Q : Why would you need your premise to be audited? In appreciating most Expatriates are here on a specific work task, it would be most prudent for their employers to treat expatriate’s home as an extension to their place of work, It is therefore imperative that Independent house Audits are conducted to their potential place of residence prior to any Lease being signed or paid for (2 or 3 yrs) in advance. This process will ensure the accommodation of expatriate assignees, along with the employer, being well informed as to the property’s current condition, future maintenance costs and moreover how safe it the property actually is.

Q : What does property management audit services will cover Comprehensive (Full House Audits) will report the conditions of the Building/ Structure (Waterproofing), AC, Electrical, OH&S, Plumbing (Water Associated Equipment) and, most important, Electrical checks. Q : As tenants, what other benefits will we gain other than health and safety Independent Audits may also be a very useful tool as leverage during price or lease negotiation with the Landlord and or broker. This principle is particularly handy should one wish to Audit a property which is being tenanted and the lease is soon to be renewed, thus providing a greater leverage during Lease Extension negotiation.

Inclusion: 1. Initial Site Visit – Conducted by 2 Technicians c/w all the appropriate tools and measuring equipment. 2. Comprehensive Report – provided in English and sent within 7 working days via email in PDF format. 3. Recommendations – The report will provide recommendations to comply with applied standard along with approximate cost of repairs and how long the work will take. 4. Warranty - A full 12mth warranty shall be provided should the recommended Water Proofing and Electrical Repairs be conducted by Santa Fe. 5. Final Site Visit – This applies to Audit No. 7 only – to inform and report if the Recommendation has been attended to, partially or otherwise. Price includes one final visit only. 6. Standards – our work is primarily based on Australian Building Code (BCA).

Exclusion: 1. Supervisory charges on work done by Others. Our Supervisory Fee is IDR 250,000 per man hour; however we will not be responsible nor warrant their workmanship and choice of material. 2. Detailed Cost estimate to rectify work as listed in the Recommendation. Please request if needed. 3. Warranty to work done by others as listed in our Recommendation. 4. VAT/ GST/ PPN and any other applicable taxes. 5. Areas outside Jakarta - The listed prices are applicable only within the South Jakarta precinct. Premises elsewhere may incur a travel premium. 6. Our prices are for standard property with up to 900m2 (land area) and a maximum of 2 dwellings in the property. Any land area being bigger than this will be chargeable at the standard rate plus (+) IDR7,000/ m2. 7. For offices and or commercial buildings we will need to provide you with our price upon survey. 8. Additional Site Visits. If you require further site inspections, say to check the Contractors’ workmanship or to visually check if the work have been completed satisfactorily, or provide technical consultation on site, we charge at IDR1mio + Tax / additional site visit. However, should you wish us conduct site measurements (eg., ELCB test, Electrical Grounding Test, Lightning Protection System test, etc,) it will require 2 men to conduct such tests and therefore there will chargeable at IDR1.5mio + Tax. These Site Visit does not include any Formal Reporting, should this is required then the cost will be IDR2.8mio + Tax. 9. Hardcopy Report – will be chargeable at an additional cost of IDR400,000 + Tax (Colour) or IDR300,000 + Tax (B&W) per set including delivery anywhere in Jakarta using our courier service.
