Applications are considered complete once a filled-out application and the documents requested below are received. Applications that are incomplete will not be processed. Brief Explanation of Forms and Documents: ! In Case of Emergency Form: This form will be used to identify your emergency contact person(s). We may contact your emergency contact person(s) in the event of an accident, injury, hospitalization, or death. ! If yes to any one or more of the above, you will need a Guarantor. To qualify, a Guarantor must… • Have a credit score of 650 or higher • Have a debt-to-income ratio of less than 50% • Have a monthly net income of at least three (3) times the monthly rent (or the applicant’s proportional share of the monthly rent) In addition to the above financial and credit qualifying criteria, we also apply qualifying criteria involving an applicant’s rental history and criminal history, if applicable. For example, an unlawful detainer would automatically disqualify an applicant from renting one of our properties. A guarantor should be a California resident. We will consider and approve, at our discretion, guarantors who reside outside of California. GUARANTEE OF RENTAL AGREEMENT FORM The undersigned (herein referred to as GUARANTOR) in consideration of the execution of the Residential Lease Agreement hereinafter referred to, hereby unconditionally guarantees and promises to pay or perform on demand any and all debts, obligations, and liabilities of (hereinafter referred to as APPLICANT/RESIDENT), under and arising out of the Residential Lease Agreement entered into by and between Robb Fairchild Realtor and RESIDENT/APPLICANT for the property known as .
