News from the Bridge This summer the HOA is introducing events and programs geared towards what the neighbors want.

Much more than Neighbors…Community At the spring Board Meeting, it was announced that the HOA was partnering with the YMCA to provide swimming lessons to the community. (See insert). This is a start to the Board helping to create events that are more targeted to what the community wants and to help expand to their changing needs. The swimming lessons are the start of new changes for the community. The Social Committee is also revamping events based on feedback contributed by neighbors. The need to incorporate more events for teens

and to feature events that can service all age groups is a main focus for the remainder of the 2013 Event Schedule. Among some of the changes was partner with 96 West Winery for quarterly Adult Mixxers and a big change will be featured at the Woodbridge Family Fest this Fall.

Both the Board and the Social Committee are committed to bringing about events that will focus on creating a unified community with the goal to make Woodbridge be the most sought after community to live in.

MUNICIPAL AFFAIRS COMMITTEE The Woodbridge Municipal Affairs Committee exists to help the residents of Woodbridge be informed of important issues facing the neighborhood at the city level. The Committee attends Council Meetings to be aware of the changes as they arise. It is not the purpose of the committee to take a stance either way on the issues but to simply be there to inform. Meetings are monthly and held in the evenings at the Woodbridge Club House. If you are interested in joining the committee please contact Jeff Dowdle at [email protected].

From the Developer At the time of this writing there should be a lot of development and building construction activity within Woodbridge in various stages from planning to grading and construction. Phase 16 consists of 111, 50 foot wide lots on either side of Creek Crossing at Sachse Road in Wylie. Megatel Homes and Lions Gate Homes will be the builders in this phase.

The new phase of development along Ranch Road near Don Whitt Elementary in Sachse consists of 73, 60 foot lots. This is Phase 17 and the lots are the same dimensions as the existing lots which abut the property. Megatel Homes and Highland Homes will be constructing homes in this phase. Phase 18 is located northwest of Don Whitt Elementary at the back of the community. It consists of 49, 70 foot lots and 44, 80 foot lots for Megatel Homes and Gallery Custom Homes. Again these lots are similar dimensions to the existing neighborhood. We anticipate Phase 17 completing in the third quarter of this year with Phases 16 & 18 following in the fourth quarter. The construction of Cody Lane and Woodbridge Parkway to Cody Lane has continued to progress toward completion. It appears the final item will be the installation of railroad crossing signals by KCS Railroad. Currently the date for this installation has not been set. The road

will not open to thru traffic until the signal equipment is installed.

Building plans for Wal-Mart are moving forward with discussions for construction to begin this summer. The 5.5 acre retail shopping center at the northwest corner of Woodbridge Parkway and SH 78 across from WalMart should have construction activity this summer. This should offer the opportunity for several smaller retail shops to locate in Woodbridge. The multifamily apartment project has submitted their preliminary plat to the city for approval. Development of this project should also begin this summer. The multifamily developer is in discussions with the City of Sachse regarding silent railroad crossings throughout Sachse. B&B Theatres opened in May with much elation from the area. The 12 screen theatre is all digital with dining opportunities available within the building and in select theatres. The Kroger store should open in June. There will also be an opportunity for retail shops to locate in this shopping center which is located at the southwest corner of FM 544 and Woodbridge Parkway. Neighbor Spotlight The first known winery ever to open in the area, 96˚ West Winery is located in the heart of charming historic downtown Wylie, Texas. Brought to the area from Woodbridge Residents David and Kari Hunt, this new feature has become a hot spot for many to enjoy.

The name of the winery is derived from the longitudinal coordinate of Wylie, (96˚ 31'44''W), permanently linking community and winery. 96˚ West is also a figurative reference to an imaginary checkpoint you may cross on your wine journey when you step into the tasting room. Opened since early 2013, the winery features the Explorers Wine Club, in which members receive 2 bottles every other month, plus invitations to exclusive wine dinners and special events. Members also receive 10% off wine and other m merchandise purchased in the tasting room

as well as priority access to new wine releases. 96 West will be partnering with the Social Committee to provide quarterly Woodbridge only events throughout the year. The first was enjoyed in May with over 50 residents partaking in great wine and food pairings and the opportunity to explore all that 96 West has to offer. STAGE 3 WATER RESTRICTIONS The Cities of Wylie and Sachse have put into effect the Stage 3 Water Restrictions starting June 1st due to below average rainfall and low lake levels. The following are your cities restrictions for homeowners:



Landscape watering is limited to once a week on your trash day before 10am and after 6pm. New homes and new landscaping are allowed to use

    

handheld hose (up to 2 hours per day), soaker hose or a dedicated zone drip irrigation system. No draining or refilling of swimming pools. No car washing unless the hose has a cutoff nozzle. Using water in such a manner as to allow runoff or waste is prohibited. Window washing or hosing of paved areas is prohibited. Ornamental fountains are only allowed if water is re-circulated.
