Mortgage Application Form 4 ways to get applications through quicker Following the four steps below will help us process your cases quickly, speed up completion and ensure prompt payment of your procuration fee. Rather than having us chase you for information (and interrupt your business), we thought it would help if we highlighted a few key pointers on how to make sure your applications are fully packaged.
1. Always send us fully completed application forms This might seem obvious but giving us all that we need is important. You’ll often have the missing information to hand – in many instances you’ll know the answers off the top of your head. Below are some of the most common areas where there is missing or incorrect information: Full addresses for last three years

3. Always send the correct documents for credit assessment and identification checks Documents required for identification checks Identification • A certified copy of current valid passport OR • A certified copy of current full driving licence Address • A certified copy of a bank statement confirming the customer’s name and current address – less than 6 months old OR • A certified copy of a utility bill (not mobile phone) or a credit card statement – confirming the customer’s name and current address – less than 6 months old Important – Certifying documents Please ensure that every page of each document is certified with the words ‘true copy of the original’ and shows your company name and your full name (in BLOCK CAPITALS), together with your signature and the date. Documents carrying a photograph can be certified only if you met the customer face-to-face and should be certified with the words ‘true likeness of applicant’.
Evidence of Income (EOI) and Bank Statements Ulster Bank NI Current account holder statement requirements – customers should have maintained an account with us for a minimum of 3 months. Ulster Bank Customer must have either a live mortgage account or live bank account. Certified EOI & Bank Statements – photocopies of required documentation must be fully certified copies of originals, i.e. stamped, dated and signed. When certified copies are enclosed only 1 of the copies needs to be stamped and signed as certified. However must specify number enclosed i.e. 1 of 4 or 1 of 6 etc. All pages must run consecutively and be numbered by provider. Most recent statements must be no more than 5 weeks old from date of application submission to Mortgage Centre. All applicants must supply three most recent payslips ( weekly or monthly) and the latest three months’ consecutive statements. Best Practices: • If customer is paid in cash please supply most recent P60. • If net pay and/or tax deduction amounts are the same on each payslip please supply most recent P60. • If the term of the mortgage extends into retirement send evidence of income in retirement.

(b) It is strongly recommended by the Bank that applicant(s) review life assurance requirements in line with proposed liabilities. Applicants are strongly recommended to arrange suitable life assurance to protect their mortgage in the event of death and serious illness.
(c) Applicants will be required to sign a life assurance declaration detailing their responsibilities with regard to suitable life assurances.
9 I/We are responsible for all costs and fees relating to the provision of the Report for Mortgage Purposes which I/we will pay to the Valuer before the property is inspected. 10 I/We are responsible for the Lender’s legal and other expenses arising out of this application, whether or not an Offer of Advance is made or the mortgage completed. These costs are payable direct to the Solicitor acting for the Lender. 11 (a) The buildings must be insured with a member of the Association of British Insurers or Lloyds Underwriters for the full reinstatement value. The policy must be in joint names with the Lender and provide cover against fire, explosion, subsidence, landslip and heave, malicious damage, flood and other risks of the kind usually insured under a private dwelling house insurance. The initial amount of cover will be advised in the Offer of Advance and must be linked to the House Rebuilding Cost Index of the Royal Institution of Chartered Surveyors or equivalent, adjusted at least annually.
(b) If I/we have elected to arrange my/our own building insurance cover, this must nevertheless be in joint names with the Lender and comply with the remaining requirements in paragraph (a) above. I/We will provide the Lender's Solicitors with the original policy to lodge with the Lender when requesting the Advance Cheque. The Lender will not issue the cheque if insurance is evidenced only by a cover note.
(c) Where the property is leasehold and the Lessors' approval to the building insurance is required, or such insurance is arranged by the Lessor, the Offer of Advance will be made subject to the approval of such arrangements by the Lender.
Securitisation The Bank, in common with Mortgage Lenders worldwide, may decide to securitise some of its mortgages. In order to release capital to fund its lending, including mortgage lending, mortgages may be transferred to investors, which includes major financial institutions worldwide. This process is called securitisation. If your application is approved your Solicitor will advise you on this before you commit yourself to the mortgage.
