Dear Friends The trees are just now showing their buds, and we’re thinking about renewal. The past year brought fresh starts for old buildings. People often ask “What’s new with the Housing Trust; what are you working on?” Well, in 2014, what was old was “new”: we began the process of renovating quite a number of our properties purchased in the early 1990’s. These apartment buildings, in scattered locations in Wilmington and Brattleboro, have served as great homes for individuals and families for close to 25 years. It was time to undertake some work to improve energy efficiency, tune up systems, replace kitchens and baths, and put on a fresh coat of paint. Time for renewal! This project—encompassing 12 buildings with 72 apartments—will take over two years to complete. The Housing Trust has always been proud of its role revitalizing neighborhoods. Now, 25 years later, we are equally proud of our focus on preserving precious affordable housing and great places to live. Each year as we plan our work we renew our commitment to serving the housing needs of our entire two-county region (see the map on the inside back cover for proof of that!). In 2014, our SASH (Support and Services at Home) Program served over 100 senior and disabled renters and homeowners in Windsor, helping them to maintain their health and remain independent. A brand new SASH program was opened recently in West Dover. In 2014, we counseled over 60 homeowners facing foreclosure, and oversaw 30 home repair projects in communities stretching from Whitingham to Barnard. Our Housing Counselors in Springfield and Brattleboro provided homebuyer education to 96 prospective homeowners, and helped 55 families to purchase a home. Lastly, we provided safe, affordable housing to 992 residents of our two counties. Throughout the year, we hear stories about the impact of this work on the lives of those we serve. For a homeless family, it’s the joy of a new apartment, one they can afford. For local homeowners, it’s the relief of receiving help with home repairs that feel overwhelming. For a new homeowner, it’s the pride of reaching a personal goal. You’ll see some pictures and quotes on the pages of this report. We see the courage and resilience of our clients and are inspired. As they imagine a better future for themselves, we’re going to work with them to make that happen. To our partners, supporters, and friends: thank you. Your support makes it all possible.
