Importance Life Safety Drawings are the basis for the Life Safety Assessment  Statement of Conditions (SOC) 

Importance Life Safety Drawings serve as a map to all of the identified elements  Required by The Joint Commission  Required by CMS (Medicare)  Required by State Health Dept.  Required by local AHJ (Authority Having Jurisdiction)

Importance Inaccurate Life Safety Drawings     

Can result in a finding by The Joint Commission Can jeopardize CMS (Medicare) participation status May cause a failure to maintain required elements May cause unnecessary work May cause an unsafe facility

SOC Requirements “Attach a rough sketch, representative drawing's), or floor plans for each story occupied by the organization”.  “Identify or illustrate (provide a legend) each of the following features that exist: 

Clearly and accurately identify all smoke and fire barrier walls. This is required for the Joint Commission’s Statement of Conditions and serves as a map for the maintenance of the features through a BMP or similar process.

SOC Drawing

NFPA 101-2000 Edition This is the edition of The Life Safety Code that is currently adopted by: The Joint Commission  The Center for Medicare Service (CMS )  Most State Health Depts.  Often not the AHJ (Authority Having Jurisdiction) 

NFPA 101-2000 Edition Provides incentives to be fully sprinkled:    

Existing and new hospitals can have non-rated corridor walls The ceiling can be used in lieu of walls to deck Existing hospital can have non-rated enclosures (see table 3A-3)

Hazardous Areas

1 Hr FRRS or non-rated smoke resistant and sprinkled

Advantages Reduction in Fire Dampers requiring 4 year inspection (6 years for healthcare only, and if your state adopts the code). $ Reduction in walls requiring “Fire Stop” $ Reduction in door replacement activity as a result of missing labels or “non-rated” doors $

Layers of Life Safety Data

Impact on the BMP Will likely reduce the workload ◦ Non-rated smoke walls need to be maintained only on one side or the other but not both ◦ Corridor walls can be maintained to the ceiling if the ceiling can be maintained to resist the passage of smoke (check with Local AHJ first) ◦ Doors may not require rating. ◦ But, if a door was installed to latch, latching must be maintained

Impact on the BMP The right things will be done ◦ If a wall is not needed as a barrier or partition, then it will not need to be maintained (above the ceiling) ◦ Hazardous locations will be addressed ◦ Rated walls will be identified for use of materials that combine to create UL Systems

Impact on Compliance Good drawings ◦ Assure that the facility is properly mapped ◦ Guide the surveyor to right components ◦ When used with a BMP, assure a high level of Life Safety Compliance ◦ Serve as a record for PFI’s
