1/ Hillingdon Schools Public Consultation Welcome Welcome to the public exhibition for the redevelopment of Abbotsfield School, Swakeleys School for Girls and the Innov8 Vocational Training Centre (VTC). The main scheme is being delivered by the Education Funding Agency (EFA), using funding from the government’s Priority School Building Programme (PSBP). The associated Innov8 VTC will be funded separately by the London Borough of Hillingdon. Bowmer and Kirkland, the project’s Main Contractor, were appointed in December 2014 to lead on the redevelopment of the new campus, working alongside architects Jestico + Whiles and planning consultants DPP Planning. Over the past few months, the team has been working hard to develop our vision for the site. The proposals we present to you have been guided by consultation with school staff, alongside the expertise of the EFA’s design and technical advisors. Today’s event is your opportunity to see the initial plans and meet the design team.

Abbotsfield School - Proposed Building Approach

Existing Site Abbotsfield and Swakeleys Schools currently share a 16.7 hectare site located to the east of Clifton Gardens in Hillingdon. Swakeleys School for Girls occupies 6.4 hectares to the south-east, with Abbotsfield School occupying the remaining 10.3 hectares to the north and west. The site lies within the Greenbelt, bordered by Home Covert woodland to the east and residential properties surrounding its other boundaries. Both schools are currently housed in a cluster of single and two storey buildings, the majority of which are positioned centrally on the site. The site also hosts the Innov8 Vocational Training Centre (VTC), offering construction and motor vehicle studies to 14-19 year olds. This facility is run by the London Borough of Hillingdon, and is located to the west of Abbotsfield School in close proximity to the main entrance from Clifton Gardens. Two caretaker’s houses are also positioned along the periphery of the site, located close to Clifton Gardens and Pole Hill Road respectively.

Currently, vehicular access is provided to both schools via Clifton Gardens, with pedestrian access available from Sutton Court Road to the north, Pole Hill Road to the east and Charville Lane West to the south.

The school estate as a whole comprises buildings of numerous periods and construction methods, reflecting the site’s historical piecemeal development. With the exception of the proposed retained buildings, the campus is in a poor condition and suffers from a lack of maintenance. The majority of the buildings on site are considered no longer fit for purpose. As a result, both schools have been identified as recipients of EFA funding in order to facilitate their redevelopment.

Campus Layout and Building Massing Through careful engagement with both schools and the EFA, the design team has developed a proposal that provides an attractive landscape for both schools to deliver their curriculum in a safe and comfortable environment. The privacy of neighbouring residential properties and potential impact on the Greenbelt has been carefully considered, with the scale and layout of the site designed to be sympathetic to the surrounding area.

The proposed masterplan locates the new Swakeleys School for Girls campus to the south-east corner of the site, with the Abbotsfield School campus located to the north and the Innov8 VTC to the west. The result is two distinct campuses with strong visual identities for both schools.

With the exception of some sports and community facilities, the majority of teaching spaces will be concentrated within one main building for each school. This more efficient use of space results in a legible, uncluttered site layout. A new swathe of open land will be created from the demolition of the existing campus, providing more green space to be utilised by both schools as sports pitches and open landscape. Locating the proposed development away from the existing school campus will allow both schools to continue operating during the course of the works, with minimal disruption and without the need for temporary accommodation.

Transport and Site Access Strategy The proposed masterplan offers clear, accessible entrances and circulation routes across the site for both pedestrians and vehicles, creating parking facilities that will work for both schools and the wider community. 1/ Abbotsfield School Public Consultation Abbotsfield School - Design Proposals Campus Layout and Landscaping Abbotsfield School is currently a boys-only 970 place (6.5FE) secondary school for 11—16 year olds, with 100 additional 6th form places. The proposed redevelopment seeks to increase the places to 1,350 (9FE) with 6th form increasing to 250 places, becoming a mixed gender school. The new Abbotsfield School teaching building will be positioned towards the northeast corner of the site, where the ground level falls considerably; the site slopes approximately 12m from the Clifton Gardens access road towards the northern boundary, parallel with Sutton Court Road. The placement of the new school building within this natural slope results in minimal visual impact on the skyline, with the building’s long axis running north to south to ensure improved openness of the Greenbelt, as viewed from the proposed Sutton Court Road pedestrian and vehicular entrance. A separate sports centre for school and community use will be located adjacent to the main building entrance.

Together with the removal of the existing school buildings, the redevelopment will create an extensive, uninterrupted view through the site from the north, benefitting the visual quality of the landscape and maximising space for sports fields, to be enjoyed by the schools and the wider community. An attractive approach to the building will be created through proposed soft landscaping, avenues of trees, and high quality surface treatments. These features will provide a connection to the wider landscape and complement the development’s distinct elevations, creating a clear and welcoming space for students and visitors.

Innov8 VTC - Design Proposals The Innov8 Vocational Training Centre (VTC) is currently located in a single storey building on the west of the site. It is proposed that the VTC will be rebuilt with funding from the London Borough of Hillingdon, to provide a new facility offering construction and motor vehicle studies to 14-19 year olds.

The new building will be positioned on the western boundary of the site next to the Clifton Gardens pedestrian and vehicular access road, sharing this entrance with Swakeleys School for Girls. The design of the VTC will allow for this entrance to remain operational during the construction of the building. To the northern facade of the proposed building, drop-off bays for mini-buses will be located for pupil transportation. A service entrance leading to the workshop yard on the south side of the building will be provided, located off the existing car park service road. The proposed VTC will be a simple two storey building containing practical workshops as well as seminar rooms, offices, and ancillary spaces. There will be a split between the practical teaching areas on the ground floor, and the more traditional learning spaces on the first floor. The chosen materials for the VTC will echo those of Abbotsfield, comprising a brick base below a grey render, with coloured accent panels. However the building will maintain its own distinct identity from the main Abbotsfield School, due to its distance away from the main campus and its separate access route.

1/ Swakeleys School Public Consultation Swakeleys School for Girls - Design Proposals Campus Layout and Landscaping The proposed masterplan will see Swakeleys School for Girls relocated to the south-east corner of the site. The secondary school currently has a capacity for 900 pupils, with 250 6th form places. It is envisaged that the secondary school will remain a girls-only institution, however the proposed masterplan seeks to allow for an increase in overall pupil occupancy from its current quota, up to 1200 and 350 pupils respectively. The siting of the new campus works to connect a series of new and existing routes around the site. Principal vehicular and pedestrian access is provided via the existing Clifton Gardens route, whilst existing pedestrian routes from Charville Lane West and Pole Hill Road will be retained. The majority of teaching facilities will be concentrated within one main building located at the centre of the Swakeleys campus and surrounded by outdoor playing

These features will provide a connection to the wider landscape and complement the building’s distinct elevations, producing a clear and welcoming space for students and visitors. A mix of hard and soft play spaces are provided to allow flexible social use for pupils, with varied landscaping providing shading, visual interest and ecological benefit to the site.
