EXPERIENCE HINCKLEY

HODDESDON

Hinckley Commercial Park is one of the Midlands premier distribution parks located within the ‘Golden Triangle’. The park is situated in a highly prominent position immediately adjacent to the A5 and is located 1 mile from junction 1 of the M69 motorway which provides access to the national motorway network.

Hoddesdon Commercial Park is located just off the A10, 8 miles north of J25 of the M25 motorway. Goodman acquired the site in January 2005 with outline planning permission for 895,000 sq ft of employment space, subject to the construction of a new bridge over the London to Cambridge main railway line which was required to access the site. Goodman spent 6 months negotiating with Network Rail, Hertfordshire County Council and Broxbourne Borough Council to get all the necessary permissions in place to build the bridge, as well as negotiating a fixed price contract with Alfred McAlpine to construct the bridge and infrastructure for £5.7m. Goodman signed a joint venture deal with Scottish Widows to develop the 895,000 sq ft in 3 phases on a 50:50 basis. Goodman manages the development on behalf of the joint venture.

The site was acquired by Goodman in 2004 and a £12m infrastructure project was implemented. This provided a new roundabout from the A5, together with a new duelled access into the development. Phase I is now complete and now accommodates; a national distribution building for Syncreon (365,000 sq ft), Johnson Cleaners (50,000 sq ft), a distribution centre for Caterpillar Logistics (132,000 sq ft), Eurokey (55,000 sq ft) and Armstrong Logistics (96,500 sq ft). The success of phase I has enabled Goodman to launch phase II which now provides a further 850,000 sq ft.

Phase I, totalling 193,990 sq ft in 21 units started on site in May 2006 and was completed in March 2007. All facilities are now fully occupied. In addition, 3 significant Pre Lets have been concluded with; Cert Plc (191,000 sq ft), Recall Ltd (122,000 sq ft) and Norbert Dentressangle (40,000 sq ft). In total 800,000 sq ft of industrial / distribution space, in 24 units, has been built and leased over a period of 30 months.
