Mapic 2014 Immochan is toning up its international development with 70 major projects throughout the world Immochan is taking advantage of its participation in Mapic to make a positive assessment of 2014 and present the most representative projects of the group from among the 70 shopping centre creations or expansions planned within the next 3 years throughout the world.

Immochan is carrying on with its development strategy In the 1st half-year of 2014, the consolidated net income of Immochan increased by 1.7 % to attain 318 million euros. In the first half of the year the real-estate company carried on with the dynamic management policy of its portfolio by selling assets in France and Italy, while maintaining responsibility over the management and commercialisation of these assets. The result of these sales was reinvested in the development of new shopping centres. This operation confirms Immochan’s ambitious growth strategy which plans for approximately 70 shopping centre creation and expansion projects in the next 3 years for a global investment of over 1.7 billion euros. This significant development plan, focused on Eastern Europe, Asia and France will have a significant number of major projects, including 10 sites larger than 35,000 m² GLA. By the end of 2016, Immochan will have a portfolio of 2.9 million square metres.

Immochan international Ambitious projects that were materialised in 2014: In Portugal, the expansion of the Alegro Setúbal centre was inaugurated on 12 November. The shopping centre is now operating on 44,200 m² and proposes 135 shops to its customers, i.e. an increase of nearly 90 shops. Alegro Setúbal is a true leisure destination that also proposes movie theatres, a health club, climbing walls and children’s sections. Alegro Setúbal will be the ideal place for new experiences. In China, in Ningbo, South of Shanghai, the Sun Art Plaza shopping centre will open at the end of the year. Located in the heart of a new high purchasing power mixed area (a vast residential area, schools, commercial and municipal offices, hotel and peripheral commercial area), Sun Art Plaza will propose over 150 shops and an 18,840 sqm Auchan hypermarket. A unique multi-experiences area to give life to the “UN LIMITED DELIGHTS” project. In Romania, the centre of Bucarest will witness the opening of the Drumul Taberei shopping centre at the end of the year. Located in a high traffic area, Drumul Taberei will be easily accessible using public transport. It will propose a 12,000 sqm Auchan hypermarket and a commercial offer of 60 retailers for fashion and services adapted to customer expectations.

Immochan France The year was marked by the materialisation of several major projects. Immochan also inaugurated the expansions of the Grand Cap shopping centre in Le Havre and the Grand Epagny shopping centre in Annecy; the sales surface in galleries managed by Immochan is now a total of 616,000 sqm. In a mature market, Immochan France leans on its main elements to reinforce its leadership : • Propose leader sites in their catchment areas. • A substantial investment programme of over 200 million euros gross per year to increase the value of the sites by means of expansions and/or renovation and generate ever-increasing traffic (a yearly average of 300 million visitors). • A unique national coverage (107 shopping centres in France covering over 90% of urban areas with more than 250,000 inhabitants). • A customer stay designed in “Happy Life” mode built around an optimised and enhanced customer experience to provide maximum visit comfort. • An ultra-qualitative relationship with its retailers, the keystone of its activity, in agreement with the Live better every day positioning and the company’s values. Today, these requirements allow Immochan France to be the 3rd real-estate company in France in terms of square metres managed and to be in the 1st position in the quality of its relationships with the retailers.

A portfolio of active projects At the beginning of 2015, the Coresi Shopping Resort in Brașov in Romania will also open. The country’s largest urban regeneration project will be a regional attraction centre created respecting its environment. The architecture and shopping and leisure offer will define a place full of experiences, a point of reference of good living for inhabitants and tourists. The first stage, developed on 24 hectares and 45,000 sqm GLA, has 130 shops and restaurants, a multiplex with 8 movie theatres and indoor and outdoor leisure areas. In France, in October 2015, Immochan will inaugurate the shopping centre of Meaux. This innovative programme, designed with the Arte Charpentier architecture firm, will develop 50,000 sqm of sales area. In total, 100 carefully selected shops will make up a shopping offer that groups together essential and reference retailers. The shopping centre, with its sustainable development logic, aspires to be granted the Breeam Very Good certification. In Italy, the expansion project of the Rescaldina shopping centre will be delivered in 2017. This centre is a space that is dedicated to the entire family where shopping, relaxation and fun merge to offer a unique customer experience. This centre, which is a leader in its catchment area, welcomes 9.5 million visitors per year. It benefits from many advantages: optimal accessibility thanks to the closeness of the motorway, limited competition and a regular customer base that allows the centre to not have any vacant cells. The expansion of the centre will allow 70 new shops to be created, an offer that will include both personal and household equipment. In Poland, the Galeria Piaseczno in Varsovia will be expanded to reach 83,000 sqm and become the regional centre in 2017. A modern leisure and shopping centre that will meet the expectations of residents in the region. It will have 220 prestigious international retailers along with a vast Food Court and a children’s leisure area on almost 800 sqm.

13 The “Sun Art Plaza” project is located in Ningbo, the main port town in China, South of Shanghai. The site is located at the heart of the new mixed development area on 150,000 sqm GLA. 30 Shopping and leisure hub creation. The Alpha 2017 project will be a modern and attractive hub, a unique spacious venue that enhances your brand image. An ambitious project that is looking towards the future, Alpha 2017 comprises a new type of urban hub that includes (energy efficient) housing, offices, hotels that are perfectly served and integrated into an urban hub.

The leisure centre will include restaurant areas with seating areas opening onto the esplanade, indoor and outdoor sports and leisure areas for all the family (climbing, artificial surf wave, freefall simulator and gaming room, Accrobranche tree-climbing / rope courses, etc.), promenades, relaxation and rest areas, etc.

32 In the heart of the Grand Roissy, EuropaCity is a new district dedicated to leisure activities as part of the public planning project of the Gonesse Triangle located between Paris and the ParisCharles de Gaulle airport. The ambition of EuropaCity it to become a new destination of the “Grand Paris”. Freely accessible to anyone (metropolitan populations, national, European and international tourists), this project proposes an unprecedented blend of leisure equipment, shops, cultural and event offers and hotels.

All visitors will be able to live unique experiences to have fun, play, enjoy themselves, swim, eat, pick produces, relax, move, exchange….
