About Your Property

The ownership is protected under UK law (which it is written under) and complies with that ,and the UK Timeshare Act and the EU Directive on timeshare.

Big repairs? A fixed portion of the manage‐ ment fee is put aside each year and has done since year 1, this is called the sinking fund. Our resorts are very unusual in being controlled by fellow owners, but it does illustrate the benefit of resort maintenance. Your Time ‐ Share There’s another benefit most owners are unaware of. You get a share in the resort, literally. For each week you own you get that one vote, but you also get 1 share in the resort. If all the owners want to sell by a majority vote, then you all get an equal share in the whole re‐ sort when sold. That is really unusual in timeshare, but rather good. Most resorts revert to the developer. So you can reap the security benefits of the resort being built by a top 100 UK company, every‐ thing is above board and as it should be. 

What exactly does your RCI Points ownership comprise of? You buy a week or weeks with us that last forever and use them as RCI Points All weeks at our resort have a fixed value given to them by RCI Points. This varies as per the unit size and type and the week number.

The Purchase Process ‐ RCI Points

So the same apartment can have a week with a value of 12,000 or 50,000 and they will both have the same management fee cost as they are in the same apart‐ ment.

Once your payment has cleared we issue the RCI Points Members Paperwork.

The second part of the purchase

This is signed by those that are on the membership of the property and two paper copies of the pages with signatures on must be returned by post. RCI will only accept these origi‐ nals and not copies.

Obviously for point’s it makes more sense to have higher valued weeks so as to lower the management fee cost per point—which makes your holidays cheaper

We take care of everything from start to finish The Purchase Process ‐ The Property First we put the weeks of property into your name When you purchase a package of RCI Points it comprises of weeks to the value in your mem‐ bership with a management fee that comes with those weeks. We email you the purchase paperwork for the weeks which states who you want to own it, the total points value that they are worth with RCI, and says how much your management fee is for the coming year. Our prices are inclusive of the property cost, the cost of legal transfer into your name and the issue of the deed, the ceding of those weeks into RCI points and the first full years RCI Points membership. The resort management fee gets billed direct when due by the Resort Management Company. The person/s purchasing sign and return an email copy of this paperwork along with payment by bank transfer (PayPal can be used as an optional extra as they will charge a small fee for doing so). Once your payment is cleared allow 28 days for the weeks to be in your name and the deeds issued to you

Once we have received the paper copies back we wait for the resort ownership to be in your name (the first 28 days). Once we have that back, we send the RCI Paperwork to RCI and they will create your membership within 28 days usually.

RCI Europe create your membership number which lets you login online If you are resident outside of the UK, RCI Europe automatically transfer your membership to your local RCI Office, who send you a welcome letter and send out your membership pack. Wherever you are in the World is where your account will run from. Next step is booking your holiday!

Using Your RCI Points Is Easy

RCI Points, what’s it all about? RCI Points is best described as a currency for timeshare.

You can use your RCI Points to :‐

Rather than have all the variants of seasons, week numbers, unit sizes, resort facilities, grades and location, all coupled to how far in advance you decide to put your timeshare up for ex‐ change with RCI, you just have a value in points, called RCI Points.

The nuts and bolts of the ownership These points have an annual management fee to keep the timeshare you own in good con‐ dition and there is a small cost to RCI to make a reservation, this varies to the duration, whether days or weeks, the price varies accordingly All timeshares have what is called a management or maintenance fee, which is billed every year for each week owned. This is a charge for the running cost of the resort, shared amongst all the owners and covers staff costs, upkeep, taxes, tourism licenses renovation and refurbishment and of course the maintenance of the specific apartment that you own as well as all other costs a resort incurs. This ensure that what you own remains in tip top condition, so that anyone that uses it feels that it is as good as new.





RCI Points ‐ You’re given the flexibility to change:‐ 

· The duration of your stay, whether it’s a whole week, month or a few days



· The luxury rating of the resort and individual accommodation.

So the concept is you buy your holiday (the timeshare) and the cost thereafter for your holidays is the management fee cost every year and your RCI membership and reservations fee. The name of the game being to increase the quality of you holiday accommodations whilst making the cost of the timeshare cheaper than renting.

Your RCI Membership runs on an Anniversary rather than a Calendar basis. This means that your annual Membership runs for a full 12 months from the date you join (complete) rather than until the end of the year in which you join.

So how do you get this value of points? The most popular and cost effective way to own RCI Points is to own a week or weeks of timeshare at our resort and we convert “cede” them to RCI Points for you at the same time. The points values are controlled by RCI.

When you feel like getting away Just look on the RCI Points Directory. You’ll find all kinds of fantastic resorts listed geographically.

Booking your holidays with RCI Points

Basically you give the right to use that timeshare week to RCI every year for as long as you want to remain in RCI Points. They can then offer your week to other owners and the same applies to you, in that you can book and go to anywhere within RCI that is available to book. You can leave RCI Points at any time you want and retain the timeshare as weeks, but you must give them a years notice (as someone will be using them!)

All you have to do is pick your destination, decide when you want to travel and then look at the Points value in your online account.

The specific timeshare you own, determines how many points it is worth.

It’s as easy as that!

You can make your reservation up to 10 months in advance of the desired start date of your holiday. You simply need to own enough points to make the bookings you want

Use of leisure facilities at Los Claveles to include the Swimming Pool, Tennis Courts and Table Tennis. A fully staffed Management Office open 7 days per week offering full Management Service to Residents as laid out in the Club Constitution, including 24 emergency contact service.

2. OWNERSHIP The present Timeowner being : Eminent Timeshare ‐ Brantridge Park Sales Ltd., whose Registered Office is at Waydown Cottage, Clayton Hill, Pyecombe, Brighton BN45 7FF West Sussex. The Founder Members being : Wimpey Homes Holdings Ltd., and Time Ownership Los Claveles (Management) Ltd., whose Registered Office is at 27 Hammersmith Grove, London W6 7EN. 3. OWNERSHIP TERM The land and buildings are owned by Time Ownership Los Claveles Limited which was formed by Wimpey and Membership grants you the right to occupy your chosen Villa or Apartment. All the share capital in this company has been transferred by Wimpey and is now held by (FNTC) First National Trustee Company Limited , Castle Hill, Victoria Road, Douglas, Isle of Man, on trust for all the mem‐ bers from time to time of the Club. The FNTC as Trustee for the Club Members ensures that the rights of each Member under the Club Constitution are fully protected and observed and also gives protection against the possibility of the property being sold against the wishes of the Club majority. The terms of the Trust are designed to last forever but the majority of Members can themselves bring it to an end and full details are con‐ tained in the Trust Deed.

CANCELLATION RIGHT Timeshare Directive (2008/122/EC) Timeshare Regulations 2010 gives the Purchaser 14 days from date of purchase to change their mind. If they do so within the 14 days they then will have no other rights or obligations under the agreement. 8.
