Retail Market Overview CONSUMER CONFIDENCE ON THE RISE After bottoming out at the end of 2012, consumer confidence in Europe is on the rise. In September, the EU indicator surpassed the long-term average of -12.3 for the first time since June 2011. Despite the upward trend in retail sales levels since the beginning of the year, the gap between the Euro Zone and the overall EU figures has been maintained. In August adjusted volume of retail trade increased m-o-m by 0.4% in the EU and 0.7% in the Euro Zone, while the annual change was 0.3% and -0.3%, respectively. RETAILERS IN SEARCH OF PROFITABILITY Mid-market retailers, sandwiched between luxury and discount retailers, continue to search for profitability. This is not only the case for troubled retailers, but also for strong market players who are expanding into new, profitable markets whilst at the same time closing unprofitable stores or withdrawing from the markets where they see no chance for a quick improvement (for example, Mango’s withdrawal from Bulgaria and Charles Vögele from Poland and Czech Republic). Despite the retreats mentioned above, expansion continues for many other retailers across the region. H&M opened their first stores in Lithuania, Serbia and Estonia, Forever21 and Pull&Bear debuted in Germany in June and GAP launched its first store in Hungary in August. We are also seeing the expansion of Eastern European brands. Polish retail group LPP continues expansion in Eastern Europe and is planning to enter new markets including the Middle East. Retailers have been increasing their online presence as well. Zara’s online store welcomed new customers in Russia in August and Stradivarius, another Inditex brand, launched online stores in six new markets. H&M’s Cheap Monday will launch its own online store in 18 countries in late autumn. 4 | 2013 EMEA Retail Property Listing

LONDON STILL THE MOST SOUGHT-AFTER LOCATION With prime rents reaching £804 per sq ft per year (€863/sq m/month) Old Bond Street in London has remained the most expensive high street in the EMEA region. The most significant increase in prime high street rents (20%) was seen here, followed by Oslo (11% increase over last six months and more than 30% annually), where a surge of luxury brands has been driving the growth of rents. Belgrade experienced the highest increase in prime shopping centre rents (over 30%), where demand continues to exceed supply. The Baltics are also experiencing upward pressure on shopping centre rents due to low vacancy levels and stable demand. Growth was also seen in prime shopping centre rents in Oslo, Dusseldorf and Minsk. Some Southern European markets saw a slight decline in prime rents, however, prime locations in major cities such as Milan, Madrid and Lisbon continue to attract international retailers. INCREASING RETAIL INVESTMENT VOLUMES Total retail investment volume in Europe in Q2-Q3 2013 reached €15.7 billion. That means the annual retail investment volumes increased by approximately 11%, with the UK maintaining its leading position, attracting 35% of the capital. The largest growth in investment volumes was seen in Central and Eastern Europe, with growth of almost 50% y-o-y, and Russia and Poland attracting the vast majority of the capital. With prime schemes in Warsaw in fixed hands, investment volumes in Poland were driven by purchases in secondary cities. Investment volume in Q2-Q3 2013 by Country 2%

Several high volume investment transactions took place between April and September this year, with the largest ones recorded in Russia, Poland and the UK. Top deals include: > Silesia City Center in Katowice, Poland (€412 million) by joint venture of Allian, Bank of China and ECE; > Aura in Novosybirsk, Russia (€382 million) by RosEuroDevelopment; > Tesco superstores in the UK (€399 million, 70% stake) by M&G Real Estate JV Gingko Tree Investment; > A 50% stake in the 205,000 sq m Metropolis Mall in Moscow by a joint venture between CalPERS and Hines in July. In terms of cross-border investments US buyers continued to dominate the market, followed by investors from Germany and the UK. Sharp compression on high street yields took place in Moscow, London, Oslo and Riga. With numerous shopping centres coming to the market and increased investor interest, all major cities in the UK along with Munich, Oslo, Riga and Krakow experienced shopping centre yield compression. OUTLOOK With retail sales levels expected to oscillate within the current levels in the coming months, we will continue to see retailers right size their businesses with a combination of international expansion and downsizing in unprofitable markets. Further growth in prime rents is expected in London, the Baltics and Dusseldorf. If all the projects currently under construction are completed as scheduled over the next six months, more than four million sq m of new shopping centre space will be delivered to the market, primarily in Russia, United Arab Emirates, Turkey and Poland. Further improvement in the retail investment market is expected in the UK. Some compression of prime yields is also expected in Riga, Amsterdam and Bucharest. Uniquely located in the central part of the city, the Galileo shopping and entertainment center includes the city’s main bus station, “Central”. Lubelskie Voivodeship is located in eastern Poland, bordering Ukraine and Belarus. It occupies 55,155 square kilometres (12% of Poland).
