Board (cont. from page 1) Elections This year there will be a Condominium election to be held on Tuesday January 17, 2012. We encourage all unit owners to participate in the process by casting their votes either that day in person, earlier at the condo office or through the mail. Remember that the deadline to submit your vote is on January 17, and no votes will be accepted after this date, so be sure to get your vote counted. As always, the current Board hopes that you are satisfied with the improvements to the property, as we look forward to continuing the same kind of service to this community in 2012: Lourdes Agulló, Manuel Balbis, Lillian Castañeda, Oscar Domínguez, Robert Ellis, Lenin Sánchez and Fabian Wisnacki, your Board of Directors. Old Man Winter With the onset of Wnter, residents are increasingly using their air-heaters. Our maintenance staff is ready to help should you need any assistance with your air-heater.

Pre-Authorized Guest Entry Updating your “no call” list of visitors preauthorized for entry allows security to know whom to give access to the property without calling you for approval. This information must be updated annually and is especially important if household employee turnover has occurred.

Orchid Donations Thank you to all who have donated their orchids over the last several months. They are being installed on tree trunks throughout the property and are a beautiful addition to our lovely tropical landscape. If you have any orchids that you are intending to discard, please turn them over to the management office.

Neighborhood Watch Your input is the most important way of securing the community. If you see unusual activity anywhere on the property, do not hesitate to notify management, security, or even a board member. The input of residents is the most invaluable instrument of communal security.

Carpet/Rug Shampoo: Proper carpet and rug cleaning effectively removes dust and allergens from rugs and carpet, locks them in the cleaning machine, and helps keep them out of the air we breathe. Call Management today to schedule your rug/carpet cleaning and enjoy a cleaner and healthier home. Air Conditioning Preventative Maintenance Program: Management is implementing a new A/C preventative maintenance program for all residents. For $17.50, we will: replace your filter, vacuum the A/C drain line, check unit voltage, check evaporator coil, inspect duct work for leaks, check compressor amperage, add pan tablet treatment to prevent sludge build up, check and if needed calibrate thermostat, check heater if applicable. The preventative maintenance information will be logged and used to maintain the unit in the future. Without regular maintenance an air conditioner loses about 5% of its original efficiency for each year of operation. This means that a 12 unit that you bought just a few years ago may be functioning like a 9 unit today! The good news is that you can recover most of that lost efficiency through regular maintenance and save on costly repairs in the future. The preventative maintenance program allows us to make recommendations to improve functionality and efficiency as well.
