Master Plan The Master Plan for Parcel 123, known as Villas de Punta Dos, is to create a low-density, multi-phase residential community with a strong emphasis on responsible planning and sustainable development in order to minimize impacts and maximize view corridors. All lots have Stewart Title insurance, an approved subdivision, an environmental impact study, and a water permit. Owners will be required to participate in a Homeowner’s Association (HOA) which has been created to preserve the integrity of the development. All lots will be subject to the HOA and its fees, Architectural Design Guidelines, and Covenants, Conditions and Restrictions (CC&Rs).

Location Located 630 miles south of the U.S. border in the Comondú province of Baja California Sur, the rustic fishing pueblo of San Juanico sits on a world class right-handed point break. Architecture All construction in Villas de Punta Dos will adhere to the HOA’s Architectural Design Guidelines, which are based on elements of traditional colonial towns found in the Mexican States of Guanajuato and Querétaro. A wide selection of locally available finish materials, textures, colors, and adornments help guide owners to build their dream home in congruence with local surroundings. Getting Here Driving: • From California/Mexico Border (12 to 18 hours) - 2 Route options: • Highway 1 South via Loreto (paved and scenic) • Highway 1 South through the North Access Road via San Miguel (dirt and salt flats; requires high clearance 4WD, tools to get unstuck, and knowledge of this road due to a lack of signage; saves 6 hours) Flying: • Loreto International Airport (3.5 hr drive to San Juanico) or La Paz International Airport (5.5 hr drive) • Private planes can fly into the Constitución Airstrip (2 hr drive to San Juanico) • In August 2016, Punta Pequeña was granted an option to lease an airport in San Juanico that will be 5 minutes away from Villas de Punta Dos. Villas de Punta Dos is a one-minute walk to the second of four main point breaks at Scorpion Bay—declared one of “10 best longboard waves in the world” by Longboard Magazine and “the 36th best wave in the world” by SURFER Magazine. From sand bottom to rock bottom, this world class wave offers minute-long rides for surfers of all ages and abilities.

Home to the Baja 1000 (or “Baja Mil”), Baja California is a dirt biking and off roading mecca for adventure seekers around the world. San Juanico is a frequent pit-stop on the Baja Mil circuit and for weekend warriors needing a welldeserved rest at the playa.

Anglers welcome! San Juanico is a fishing pueblo so you’ll fit right in. Coastal and deepwater fishing opportunities lie in and around the various cliffs, river mouths and all over the bay.
