GIBBS are a well established Lettings and Property Management agent who specialise in rental properties all over South West London. As a proudly independent company, we offer a friendly, personalised service tailored to suit both you and your properties requirements.

We have an energetic and experienced lettings team who pride themselves on delivering the highest levels of customer service.

With a strong presence online, we have an ever growing database of active applicants. Further to this, we have also recently secured several working relationships with London based Relocation Agencies, allowing us to directly market properties to a professional and executive clientele that the majority of agencies do not have access to.

Our aim is to provide our landlords with the best quality tenants. We achieve this in two ways: firstly, we generate a large choice of tenants by advertising widely and secondly, we subject each tenant to a thorough reference checking process to eliminate any unsuitable applicants.

To accommodate the busy schedules of our professional applicants, who are normally unavailable for viewings during the day, we stay open late on weekdays as well as running extended hours on Saturdays.

CAREFUL TENANT SELECTION Before booking an appointment we ensure each tenant is suitable for your requirements. All applicants are referenced through an independent professional referencing company and you will receive a certificate to verify they have passed.

LOW VOID PERIODS We aim to keep your void period between tenancies to nil. On average there is a 1-2 day gap to ensure the property is back up to standard before new tenants move in – The industry average is 21 days (ARLA Q1 report).

OPEN LONGER HOURS

EXTENSIVE MARKETING We market your property through the top property websites to ensure we gain maximum exposure. We also take professional photographs to best showcase your property. All properties are regurlarly matched out to our extensive database of active applicants.

To accommodate our professional clients who can’t view during normal business hours, we work late on weekdays from 9am-7pm and 10am-4pm Saturdays.

Marketing your property

LOCAL KNOWLEDGE To help improve the appeal of your property we carefully word descriptions to include all the local sights and features giving an insight of the area.

ONLINE MARKETING All of our properties are featured on all of the major on-line portals including Rightmove, Zoopla, Primelocation, Propertyfinder, Globrix and many more.

INTERACTIVE WEBSITE We attract thousands of users every month who are able to explore all of our properties past and present including photographs, descriptions, area information and most important an online feature to request an immediate viewing.

PROFESSIONAL STANDARD PHOTOGRAPHY To ensure your property is presented perfectly we carefully select and arrange the photos and where possible include floor plans, as well as maps and EPC details.

LARGE DATABASE OF EXISTING APPLICANTS On average we register 30 new applicants each day and consistently match out properties to our applicants via email alerts. Prospective tenants are able to view properties online and download full colour brochures or call our team directly to book a viewing.

RELOCATION CLIENTS We have established several working relationships with London based Relocation Agencies who deal solely with placing professional and executive clientele. We regularly match properties out to these agencies and book conduct viewing with exclusive applicants.

Property Management

COMPLIANCE

RENT GUARANTEE AND LEGAL EXPENSES COVER

Our property management team will ensure your property is up to date with all gas safety and electrical safety tests. We will arrange these as necessary throughout the year. We can organise Energy Performance Certificates, which are a legal requirement for all newly let properties and will also register your 6 week deposit in a government approved scheme.

Should you wish, as an added security, we can take out an insurance backed policy which will cover up to 5 months of Rent and £50,000 in Legal Expenses.

PROFESSIONAL INVENTORY We use an independent inventory clerk to produce property and contents reports at the beginning and end of each tenancy. The report includes detailed descriptions and colour photographs to ensure both the landlord and tenant have a written assessment which helps to form the basis of deposit registration.

PROPERTY INSPECTIONS To ensure your property is always well maintained we will carry our periodic inspections and provide you with feedback and notify you of any aspect that may need improving or repairing.

RENT COLLECTION SERVICE We will collect the rent on your behalf and transfer this into an account of your choice. You will be provided with a monthly invoice to verify this for your records and tax purposes. We are proactive in chasing rent in the event of an arrears and always seek a swift resolution for collecting late payments.

ACCESS TO RELIABLE TRADESPEOPLE We have a number of trusted and reliable, trade specific contractors who offer a fixed call out fee regardless of time of day and no excess charges for after hours or public holidays. They can also obtain parts and appliances (where applicable) at reduced prices for you.

PREPARING YOUR PROPERTY TO BE LET Does your property have a current EPC Certificate?

SAFETY REGULATIONS Does your property have a current Gas Safety Certificate? Have you arranged an Electrical Safety Test? Does your furniture meet the required fire regulations? Is your property fitted with appropriate smoke and carbon monoxide alarms?
