1. Searching for a Property 1.1 Search by Address Property Guru allows you to search individual properties or entire streets and suburbs, using a predictive search. To search just start typing in the search box and after typing 5 characters your initial results will appear in the main panel. The more of the address you type the more you will narrow in on the location you are looking for. When searching for apartments you need to type in the street number first, as all units/apartments will be displayed under this number. E.g. 1 HOBSON STREET (Unit 1001), AUCKLAND CENTRAL, AUCKLAND You can also refine your address search by using additional fields in the search box. An example is by property type e.g. residential, commercial etc, and also by how recently a property was sold. These are initially set to “All” property types and were sold at “anytime”.
1.2 Search by Owner You can search for properties by current individual owner names or company name. The corresponding title number and region will appear along side the name. If there is more than one property under the name entered the number of titles matching that name will be displayed.

If you make a mistake with your search, just enter another search in the search box or press the reset button.
Search Format: Last Name, First Name Middle Name - or - First Name Last Name (note the comma placement)
1.3 Search by Valuation Number Each property has a unique valuation number, e.g. 7104/21100. Enter this reference to find the property. The address of the property will be displayed in brackets beside the valuation number in the search results to help you find the correct address.
1.4 Search by Title Most blocks of land have a title associated with them. A title is a unique reference number. Older title references are made up of numbers and a letter with a slash, e.g. 2C/264 or N5/53. Newer title references are just numbers, e.g. 286121. Results are displayed with the initials of the land district in brackets beside the title reference.
1.5 Search by Legal Description All land has a legal description associated with it, also known as an appellation or lot number. You can search by the full length legal description, e.g. LOT 1 DP 3240, or by the plan type and code, e.g. DP 3240 (note the spaces in both examples).
1.6 Search by Map After logging in you can select the “Map” tab and use the map as your first reference for searching. To subscribe to Aerial Imagery please contact your local sales representative or free phone 0508 483 772.
1.7 Defining the Search Region In the search box there is a region selector. Click the “Searching in ….” link and select the region or regions your searches should be limited. The default search is set to all of New Zealand but once selected Property Guru will save your region preferences.

2. Search Results 2.1 Search Results - List View
Once a search is complete on a full street or suburb you are presented with list of all the properties based on your initial search criteria. You are given multiple results which you can then refine and sort. To refine your results use the “Refine your search” box on the right hand side. The Address in the list is linked to a summary preview – move your mouse pointer over the address to see a summary of the property details. You can also click the Address link to go to the Property Summary for that property. Columns – At the top of your list there is a columns button. You can choose which columns you wish to display which also works when printing. Click on the Columns button in the top left corner and tick or untick your required columns and then hit the “update” button.

Sort by column - Each column in your list can be sorted ascending or descending by using the small arrows underneath each heading. Move your mouse pointer over the column header to locate the arrows.
Remove selected properties - By clicking the small image on the right hand side of each property listing you can remove that property from your list. Restore removed properties – On the right there is a list of the properties you’ve removed from your search. You can restore these properties back to your search by using the restore button.
Print, Save to CSV,Save in Property Guru and Mail Merge The list can be printed (PDF only), Saved all information displayed in the list to a CSV file that you can open in Excel, saved to your Property Guru saved searches (see the next chapter on Saving Searches), or create a mail merge CSV file with just he name and address details in the list that you can open in Excel. Use the icons at the top right of your list in the toolbar.
Whitepages Search By clicking on the telephone icon, you will be redirected to the Whitepages website (in a new window) which searches for the owners name and address. They details will appear if a match is found.
2.2 Search Results - Detailed List View A tab selection at the top of the search results window allows you to select how you can view your results. You can display them as a List, a Detailed List (including an aerial photo), or on a map highlighting all properties. Use the “Fields” button to define the fields you want to display in the Detailed List view.

3. Saving Searches
3.1 Recent Searches Every search you make during your session is saved to your “Recent” searches tab. By clicking the “Recent” tab as shown, you can track the searches made during your current session. You can also save any of these searches by clicking on the Save move the search to your Saved searches tab.

3.2 Saved Searches Any searches you have saved are displayed in your “Saved searches” box for retrieval at any time and will be saved for the next time you use Property Guru. There are two ways to save your search results. Firstly you can retrieve any of your Recent Searches from the Recent Searches tab and click the Save button next to it. You can also use the save button in the main window to save your search results, or you can save one property at a time. Choose whether to save the search results you have already predefined or save as a new search.

To delete a Saved search click the Delete button next to it. To re-name a Saved search click the Save icon next to each search.
4. Refining your search results
4.1 Refine your search You can refine your list of properties by sale date, gross sale price, annual rates, capital value, bedrooms, land area, floor area, house number, roll number, construction, property type and building age. Select your criteria and press the “Apply” button. Once you have applied your criteria then another Refine Your Search box appears for your next criteria. You can remove criteria at any time by closing that particular criteria box with the close button Refining by sale date – You can select a before, after or between a year. Bedrooms Select more than, less than, or between, and enter a figure without commas or spaces e.g. 2.

Land Area Select more than, less than, or between, and enter a figure in hectares e.g. 0.7000 or square metres (m2) e.g. 570. Floor Area Select more than, less than or between and enter a figure n hectares e.g. 0.0100 or square metres (m2) without commas or spaces e.g. 160 House number Select more than, less than or between and enter a figure without commas or spaces e.g. 50 Roll number – Enter a roll number. Construction – You can choose which construction type to refine your search by - weatherboard, fibre cement, steel/g-iron, mixed material, concrete, brick, roughcast, aluminium, plastic, glass, stone. Just tick the boxes next to the construction types you’re looking for. Sale Tenure – Refine your selection to view properties that are Freehold, Leasehold, Part Interest or Other. Tenure Type – Refine your selection to view properties that are Clearly Leased, Not Applicable or Extension, Not Leased (Owner different from Occupier), Not Leased (Owner is Occupier). Property type – Search or refine your list by Residential, Lifestyle, Rural, Commercial, Industrial, or Other. There are 75 sub-categories to choose from. Expand each category by clicking the plus sign next to it. You can choose as many as you want. Building age – Select between, before or after a particular year or years.
4.2 Add Additional Locations If you have searched for a particular street or area and would like to add additional streets to your search results use the “Add other locations” box. Tick the checkbox next to the street you want to add and click the apply button.
The property list will be updated to include the new locations. You will see that the streets which are now included will be moved to the top of the ‘add other locations list’. In the above example, Dingle Road, Saint Heliers has already been applied. If you wish to remove this street you can untick the box next to the street name then click apply. If a street is not included in the listed streets then you can search for it by clicking Search for Locations. This will bring up a box in which you can type the street name that you are after. This search box functions just like the main search box at the top of the webpage.

5. Search Results – Property Summary
5.1 Search Results – Property Summary The Property Summary gives you a full overview of an individual property including last sale date and price, land and floor area, parking and bedrooms and legal information such as Certificate of Title details. It also provides an aerial image (if available) and a map of the location. This is a great report to be able to hand prospective buyers, but you may not want to print all the details on this page. The Fields button at the top of this page allows you to choose the fields you want to show in this report. Just tick or untick the fields you require and click the update button. Print In the toolbar at the top you can choose to print/save your Property Summary to PDF.

Whitepages Search By clicking on the telephone icon, you will be redirected to the Whitepages website (in a new window) which searches for the owners name and address. They details will appear if a match is found. Current Owners – By clicking on the current owner’s names in the Property Summary report you can see which other properties are owned by this person. Their name will appear in the search box. Note – there could be other property owners with the same name in the results. The Map – If your office have subscribed to Interactive Mapping you will be able to click on the map or the map tab at the top of the Property Summary report and be taken to a larger interactive map. To subscribe to the Map please contact your local sales representative or freephone 0508 483 772.
Aerial Imagery In the Property Summary there is an aerial image. You can choose to display annotations on the image that will be printed with your Property Summary report. Choose your combination of annotations such as title and legal description and click the update annotations button. Aerial Prospector If your office has subscribed to Aerial Prospector, you can click on the aerial photo and shown a high resolution aerial imagery of the property and its surroundings. You can then choose to print the image.

6. Property Reports
6.1 Details for this property (property reports) These reports are a quick way to view more details about the selected property, including valuation and sales reports, title reports, survey details, school zones and community profiles. There is also a Recent Sales report which will list up to 10 recent sales within 1km of the property in the last 12 months. To view a report on screen, click on the title of the report. To view more than one report select the check boxes next to the reports you wish to view and press the “Show selected reports” button. You can also choose to save each of the reports as PDF by clicking the red PDF icon report. Once you’ve created the PDF you can save or print it. These reports are all free to view and download.

7. Radius Search
The Radius Search allows you to search for other recent sales within a specific distance of the selected property and within a time period. This is a valuable tool for preparing a report for your client on recent sales near their property. Select a radius distance, e.g. 250m, a timeframe e.g. within the last 12 months, and whether you’re looking for commercial, residential, rural or other properties types. The Radius Search updates both the List view and the Map with the results.

8. Using the Interactive Map
You can get to the Map view by clicking on the map image in a Property Summary report, or by using the Map tab at the top of the main window. You must be subscribed to the Aerial and Interactive Mapping module. If you would like to subscribe to this service please contact your local Sales Representative or free phone 0508 483 772. The Map shows your selected property or properties highlighted in red. If any of the selected properties have REINZ Recent Sales statistics and your office subscribes to the REINZ Recent Sales module they will be displayed in green. The map is interactive allowing you to pan and zoom. There are seven tool buttons: Zoom Box – This tool allows you to hold down the mouse and drag a box shape on the map – the map will then resize and zoom in to this area. Drag Tool – This tool allows you to navigate the map by clicking and dragging with your mouse. Information Tool – Use this tool to click on any parcel or property and retrieve a summary of the information about that property. Add/Remove property – Use this tool to click on a property on the map to add or remove it from your search results. You can then go back to the list or detailed list view to compare the properties you’ve selected. Measure Area – Using this button you can draw areas on the map and measure the area they create. Double-click your last point to close your shape and the distance and area is displayed in the bottom information bar below the map. This tool will only measure a proper polygon shape and will not measure the area correctly if you inter-cross any of the lines.

Measure Distance – This button allows you to measure a perimeter or distance. Click to draw lines on the map, the distance will be shown in the bottom information bar. Measure Parcel – This button can be used to click on a parcel to show the measurements of each boundary, the entire perimeter and the area. Print – Use this button to create a PDF document which you can then print or save. Any labels you have selected to show will also be printed. When printing the interactive map you will get the option of colour or black and white. Labels – This button at the top of the map allows you to turn on and off labels on the map. Just select which labels you wish to show - Address, owners, last sales, legal description.
By clicking “No overlaps” the map will determine whether or not there are too many labels overlapping and will take out enough to make them readable. Expand Map – You can enlarge the map to a full screen for a better view by pressing the expand button

Red versus Grey Address numbers - When in the map view, red addresses indicate there is sales and valuation information for that property. If the address number is grey then no information is available for this parcel.

9. Ordering Documents
9.1 Ordering Titles and Documents This online form can be found in the main menu at the top of the screen title “Documents”. The form requires a reference code, the type of report you require, and the land district. To order documents 1. Enter the email address you want the document delivered to. 2. Enter the document details (see below for specific instructions for each type). 3. If you want to enter a billing code or reference then enter it. 4. Click the "Order documents" to complete your order. Certificate of Title 1. Enter the Certificate of Title reference (e.g. 37M/714) as the Reference Code. 2. Choose either "Certificate of Title with diagram" or "Certificate of Title without diagram" as the Document Type. Title and Survey Plans Enter the combined Plan Type code and Number as the Reference Code, for example: Order Reference

9.2 Quick Ordering Documents You can also order documents for a property from the Property Summary report. The Certificate of Title number is linked to the document order form. Document Prices All Documents, regardless of type are charged the same amount. Note: Please double check your email address, as some companies have a default email address that their documents are sent to. If you have any questions about the reference code you should be using please contact our Customer Service Centre on 0508 4 TERRA (0508 483 772).
9.3 Document Order Status
View the status of your document order under the Documents menu. Reference Number - If you ever need to call Terralink regarding a document order you will need this reference code.

Session Summary
This list shows all reports viewed during your current Property Guru session and their cost.

Change Password
To change your password you need to enter your existing password, then enter your new password and then again to confirm your new password. Remember that your password must be at least six characters (a-z) long, and must contain at least one digit (0-9). Enter all three fields and press the "Save changes" button.

Billing Enquiry
View historical transactions and filter your results by User, Date, Transaction Type and Billing code. Terralink International’s invoices do not include summaries of your transactions. If your accounts department needs a list of transactions from your account you will need to run a Billing Enquiry to list your transactions. Enter the date range you want the report for. Then choose whether to sort by User, Billing Code, Date/Time or Transaction Type. Admin users can also run this report for all users.

Account Name & Delivery Address
Delivery Address – Keep your delivery and contact details up to date. Delivery of documents is by email. Account Name – you can enter your contact and company details here. First name, last name, and username are all required.

Manage Other Users
If you have an Administrator account this allows you to add/edit or delete users, and change passwords. You may create as many users as you wish.

Additional Module: MarketWatch
MarketWatch is the newest addition to Property Guru, proving the user access to the most comprehensive information on current and historical listings nationwide. If you would like to subscribe to the MarketWatch module please contact your local sales Representative or call our customer service centre on 0508 483 772. If your office has already subscribed to the MarketWatch module, you will be able to search for property listings nationwide. Click on the MarketWatch tab to start the search for property listings.

Select the area using the drop down menus provided. Each drop down requires a selection to be made sequentially, i.e. selecting ‘Region’ subsequently populates the next drop down menu. Listed in Choose the time frame in which the properties were listed. Status

This refers to whether the property is currently on the market for sale (active) or has become inactive (historical listing). Keyword or Listing ID Used to identify a particular listing using unique identifiers such as ListingID or valuation reference.

Refining your MarketWatch Search
Applying additional filters to your search helps the user define and compare listings. Select the desired criteria and click ‘Apply’. Sort By Re-organise the list of properties using a set of date or price parameters. Price Range Choose an upper and lower price range. Bedrooms and Bathrooms Refines by minimum number of bedrooms/bathrooms required. Property Type Refine by property type i.e. House, Apartment, Lifestyle, other. Floor Area and Land Area Refines by minimum area and above i.e. Minimum Floor Area of 100 sqm will show all properties with 100 square meters and above.

MarketWatch Summary
The MarketWatch Summary gives you an overview of the advertised property as supplied by the agent who has listed the property. There will be a summary of the basic features of the house including if available, price, bedroom number, car parks, land area and other information. There will also be a summation written by the listing agent. Each summary has room for photographs to be displayed. If there are no photographs of the property showing then none were provided by the agent listing the property. There may be more photographs than is currently displayed on screen. Click the ‘prev photo’ or ‘next photo’ to browse through them.

To bring up the Property Guru Property Summary on any property click on the valuation reference or the address (highlighted as a clickable field). This will automatically fill in the listed details in the search box. Once you view the information in the Property Summary you can switch between both summaries by using the tabs provided.

MarketWatch History
The MarketWatch History shows you all the listing that we have for this property allowing you to view how many times it has been listed, by whom and for how much. To view how a previous listing was advertised, click on the date of that listing and the main view will change to show you a historical snapshot.

Additional Module: REINZ Recent Sales Module
If you are currently subscribing to the REINZ Statistic Services you will know how useful these statistics are. Now, exclusively and for the first time you can access these statistics as an integrated module in Property Guru. If you would like to sign up to this module please contact your local sales representative or the Terralink Customer Support Centre on 0508 483 772.

REINZ Module Activation
To view the REINZ Recent Sales Statistics your office must subscribe to the REINZ Recent Sales module. The REINZ Recent Sales module is only available to REINZ members who subscribe to the REINZ Statistics Services. To access the REINZ Recent Sales module you will first need to activate your account by entering and verifying your REINZ membership number. From the top of the screen under Account/Settings click on REINZ module. Enter your number into the field provided and click the update button.
The name which is registered against the REINZ number must match the name you have entered in Property Guru. To switch off the REINZ Recent Sales module at any time, uncheck the REINZ data box.

REINZ Recent Sales – List View
Once you have registered your REINZ account, properties that have REINZ Recent Sales data will have a red “R” logo beside the address indicating REINZ recent sale information. The sale date and sale price when highlighted in green indicates where a more recent sale has occurred and is showing REINZ information.
REINZ Recent Sales - Using “Columns” At the top of your list there is a Columns button. You can now choose additional REINZ columns you wish to display, which also works when printing. Click on the Columns button in the top left corner and tick or un-tick your required columns and then hit the “update” button. Additional columns include List Price, List Date, Unconditional Date, Sale Method and Listed.

REINZ Sales History in Property Summary
In the Property Summary REINZ Recent Sales are viewed at the bottom of the screen. The default setting is for REINZ Recent Sales to show when available, but you can remove the REINZ Recent Sales by un-ticking the REINZ Sales History under Details for this property.
