Situation Uplowman House is situated on the edge of the unspoilt village of Uplowman, which has a church, a pub, part time post office and a primary school, with a population of about 300. The house itself is off a no through road, peacefully situated in a south and west facing position, surrounded by its own gardens, grounds and land This area of Devon is renowned for its fertile red Devon soil and its beautiful unspoilt landscape.

Description The house is described in Pevsner’s “Buildings of England” as a “Regular 3 storey late 18th Century stuccoed range, overlooking a pretty valley”. It is Listed Grade II and has classical Georgian architecture, with tall sash windows around a pretty front door, with fluted pilasters and a fanlight. Inside the rooms are light and airy, with numerous period features, including attractive marble fireplaces, decorative cornices, shuttered windows and handsome doors. The house is in need of some modernisation but its style, size, position and privacy will make this a very worthwhile investment!

The house has a good range of period outbuildings around a courtyard, providing garaging, workshops and storage. There are 2 drives – the front drive leads to the front of the house and then around to the courtyard at the rear. The back drive gives access to the buildings, the fields and to the courtyard. The gardens are very special, with terraces, well stocked with mature trees. Historic Note Originally the Rectory, it was sold by the church in 1948, but successive Rectors were probably responsible for most of the fine mature trees, including the striking Wellingtonia. Uplowman House was bought by the Rhodes family in 1952. Margaret Rhodes’ Aunt was Lady Elizabeth BowesLyon, later the Queen Mother. Margaret was brought up with Queen Elizabeth and Princess Margaret and the Queen Mother referred to her as “my third daughter”. As a result they were frequent visitors to Uplowman House and the guest bedroom is called “The Queen Mother’s Room”. They sold in 1973 to the present owners who have enjoyed it as a wonderful family home for over 40 years.

Outbuildings The Stable Courtyard, is located behind and below the house and is accessed from the front and back drives. A series of attractive single and two storey period buildings built of stone and brick, providing storage, stabling and garaging formerly with planning permission for conversion of part for a residential unit as ancillary accommodation. Farm Buildings, at the top of the back drive, include pony stables/calf houses and a separate piggery.

Gardens & grounds These are beautifully laid out, mainly to the south and west with sweeping lawns, broken by paths and mature trees and shrubs, with a small secret garden to the west side of the house with, above the lawn, a mature Catalpa tree and traditional borders beneath the south and west facing stone walls. A stream runs through the middle of the valley and the Cleeve field is across the stream from the house and provides a large area of parkland and grazing with a boggy area ideal for wildlife. A fourth paddock is on the south side of the garden and screened by trees and shrubs from the house and garden. Footpaths – there are 2 footpaths that cross the fields but are well away from the house and garden.

From the M5 (J27) take the A361 signed Tiverton. Take the first exit (1/2 mile) signed Tiverton Parkway Railway Station and Sampford Peverell. Go through Sampford Peverell and at the end of the village, turn right, signed Uplowman. Go left at the T-Junction and go into Uplowman, turning right at the T Junction by the Pub. Go out of the village and take the next left by the Primary School. Uplowman House is on the left hand side after ½ mile.
