Landmark schemes underway include two high-speed rail stations at Birmingham Curzon and UK Central - placing the region at the heart of the UK’s HS2 rail network and Europe’s largest infrastructure project. The next stage in Birmingham City Centre’s regeneration is now underway with the start of the £500 million Paradise Birmingham development. This will contribute to the 1 million sq ft of office space now under construction across the city centre. In Solihull, a £300 million investment in Junction 6 of the M42 and plans for new Metro connections will further enhance the UK Central Hub. In the Black Country, Wolverhampton is planning to deliver significant investment into its city centre, including £120 million for its Interchange network and a new rail station.

Over three million people reside in Greater Birmingham, whilst over half the UK population lies within two hours and 90% are within a four-hour travel time. Meanwhile, London is only a one hour 15 minute train ride away. The arrival of HS2 will bring easy, high speed travel between Birmingham and London to millions of people. It will also act as a major catalyst to transform the wider region, creating over 100,000 jobs and adding £14 billion to the economy, thanks in part to the world-class stations planned at Curzon Street in Birmingham city centre and UK Central in Solihull. Birmingham New Street Station is the busiest station outside London, and the busiest interchange station in the UK. The £750 million redevelopment of the station, which incorporates the Grand Central retail complex completed in 2015, with passenger capacity increased to 52 million people annually, creating a truly world-class transport hub. Birmingham Airport, the UK’s third largest airport outside London with over 50 airlines operating to 140 direct routes, is forecast to handle around 15 million passengers a year by 2020 - an increase of five million passengers.

The regeneration of Wolverhampton City Centre is also underway, which will include an unrivalled rail and bus termini at its centre. Already enjoying record levels of investment, the city centre is undergoing an ambitious transformation to meet its potential for even greater growth. The Midland Metro tram network provides regional connectivity between the Black Country and Birmingham. With plans to further extend the network to the UK Central Hub - which includes Birmingham Airport, the NEC and the HS2 Interchange - this will form a major catalyst for growth for Greater Birmingham and beyond. Greater Birmingham is experiencing unprecedented levels of investment and growth, which has established the region as one of Europe’s leading destinations of choice to live, work and invest in. The region has the highest concentration of businesses outside of London and is home to 112,000 companies, including 2,000 international firms and world-famous brands such as Jaguar Land Rover, Virgin Media, Amazon and KPMG. Major employers such as HS2 Ltd and global giants such as Deutsche Bank and HSBC have chosen to make Greater Birmingham their home, relocating operations from the capital city. Boasting one of the strongest economies outside London, Greater Birmingham is a magnet for investment, attracting 86 foreign direct investment (FDI) projects last year, creating 5,196 jobs. With a GVA economic impact in excess of £48.3 billion, the region has seen a 12.5% growth in the last five years. Core business sector strengths include advanced manufacturing, building technologies, aerospace and ICT as well as a range of low carbon industries, with Birmingham boasting more business, professional & financial services staff than any other English core city. Greater Birmingham’s growing reputation as a home for talented innovators and entrepreneurs is underlined by the arrival of globally-renowned firms, in addition to the growing cluster of creative start-ups establishing in the region. Birmingham is the most entrepreneurial UK city outside London, with 14,152 new businesses registered during 2015 – a greater number of new businesses than any other city outside London.

In 2015, Birmingham was named the most investable city in the UK by PwC and the Urban Land Institute, and sixth most investable in Europe ahead of London, Paris and Barcelona. It also became the only city in Europe to be named a ’Location of the Future’ by Site Selection. Demonstrating the highest quality of life out of all UK regional cities, Birmingham has become the number one destination for professionals relocating out of London, according to official data. A thriving metropolis, the city boasts a burgeoning cultural scene with more Michelin-starred restaurants than any other city outside the capital, a world-famous symphony orchestra and a globally-renowned ballet company. 2015 also saw the formation of the West Midlands Combined Authority, comprising 12 local authorities and three local enterprise partnerships working together to move powers from Whitehall to the West Midlands. A ‘Devolution Deal’ agreement with the Government will see it make an annual contribution worth £40 million for 30 years to support an overall investment package that will unlock £8 billion, alongside the creation of up to half a million jobs. As part of this deal, the Government has supported the region’s ambitions for HS2 with £4.4 billion committed to maximise the opportunities around the HS2 Curzon terminal and the Midlands Metro extension through east Birmingham and onto the airport, part of the UK Central Hub. The region is now better placed than ever before to enhance skills, develop prosperity and drive economic growth.

BIRMINGHAM SMITHFIELD The launch of the masterplan for Birmingham Smithfield represents a once in a generation opportunity to deliver a unique new destination for the city with vibrant retail markets, family-orientated leisure and entertainment and a residential neighbourhood at the heart of the city centre. Located on the doorstep of New Street Station and the Bullring shopping centre, Birmingham Smithfield is one of the largest city centre development opportunities in the country. Forming a major urban block, 14 hectares in size, the site provides opportunities for over 300,000 square metres of development and over 1,000 new residential units. It will not only create a destination that transforms the city’s visitor economy, but also delivers an exemplar of sustainable development. In creating this future, Birmingham Smithfield will be able to capitalise on the rich heritage of its city centre location, which now demonstrates a successful and growing focus for culture, leisure and retail. It carries with it the additional advantage of the majority of the site being in Council ownership, as well as being designated an Enterprise Zone site, attracting considerable funding for infrastructure and site development.

BIRMINGHAM CURZON Birmingham will be at the heart of the UK’s high speed rail network, providing a once in a century opportunity to radically enhance the city’s national rail connectivity and accelerate its economic growth potential. A brand new city centre HS2 station – Birmingham Curzon – is planned together with the National College for High Speed Rail, while the city is already home to the national HS2 construction headquarters. The Birmingham Curzon masterplan sets out the city’s aims for the station, and the creation of a world-class station building that is wired into the city’s unique offer – the location, enterprise, people and spirit of Birmingham. The masterplan demonstrates the regeneration potential of the area that could result in a £1.4 billion economic uplift. The masterplan also sets out how HS2 will maximise the regeneration and development potential of the city centre, in particular Eastside, Digbeth and the eastern side of the city core. The masterplan area covers 141 hectares and comprises over 30 strategic development opportunities within the extended city centre Enterprise Zone. These sites can provide around 4,000 new homes and 600,000 square metres of commercial, leisure and retail floor space, driving forward economic growth linked to the HS2 investment.

A £700 million investment programme has been identified for Curzon to maximise the economic benefits and impact that HS2 will have in the area. This programme will integrate the station into the city centre, lead to the expansion of the Midland Metro network (the Government has already committed £137.2 million to this project) and provide the necessary infrastructure to unlock key sites, bringing growth and development forward. This will create the conditions to attract investment, businesses and residents to the area.

HOUSING Greater Birmingham is booming at the moment, with ambitious plans in place for High Speed Rail, the successful redevelopment of New Street Station, work underway on the Paradise development project, plus major companies relocating to the city like HSBC, Deutsche Bank and the construction headquarters of HS2. There’s never been a better time to come and live in the region and more housing is needed to accommodate both the home grown population and those attracted by the region’s economic success. Greater Birmingham’s mix of regeneration, redevelopment and job creation, as well as the relatively lower entry price for property, means that its attractiveness to homebuyers and investors is likely to continue to grow in the coming years. Furthermore, the investment in infrastructure means that the region has a strong base moving forward, which will ensure it is better-placed in the future. This is also leading to greater interest from commercial occupiers in the city. Birmingham’s population alone is forecast to grow by 150,000 over the next 20 years with an anticipated need for another 80,000 new homes. The activity in Birmingham, in economic terms as well as public realm planning, is helping feed a strong demand for housing, not only from the domestic population within the city, but also from those from London and the South East looking to take advantage of greater value-for-money properties.In 2013, 5,480 people moved from London to Birmingham, making it the most popular destination outside of the South East for people relocating out of London. Meanwhile, other development proposals coming forward in 2016 include the next phase of the Blythe Valley Park masterplan in Solihull, for a new vibrant, sustainable and mixed use environment, incorporating at least 600 new homes and up to 900,000 square metres of new employment floor space.

BLACK COUNTRY ENTERPRISE ZONE There are a number of opportunities for investors at the helm of the region’s industrial heartland. The Black Country Enterprise Zone (BCEZ) has been described as the most successful nationally, and has already generated £1.5 billion of investment. A wide range of sectors are encouraged to the site, including advanced manufacturing, transport technologies, construction, environmental and business services.

The birthplace of the industrial revolution, the Black Country is home to a globally-recognised manufacturing and engineering sector. Renowned for its ability to drive innovation, the Black Country is a first-class investment destination located at the heart of England.

The Black Country ‘HVM City’ is the development programme driving the advancement of the world-class design, manufacturing and engineering opportunities in the Black Country. It will deliver product and process development, advance industrial design standards, foster intelligence and market leading skills and build sustainable supply chains linked to global economic requirements.

By 2033, an ambitious vision for growth will mean that the Black Country will have increased the number of local jobs to 545,000 and strengthened the business base by creating an additional 1,500 new businesses each year. Acceleration of the housing market to support economic growth is a key priority for the Black Country and the Black Country Garden City Prospectus outlines a major opportunity to build over 45,000 homes across 550 key development projects. Serving a regional market of five million people, these development clusters are well integrated with public transport. These sites are connected by the Midlands Metro extension – which alone has the potential to create 5,400 houses across 88 sites, and provides an essential connection to the HS2 network. With a commitment to positive planning, the Garden City Prospectus offers investors access to the Black Country’s existing heritage assets, green spaces and canalside living, and the potential to create vibrant, connected neighbourhoods with the community at its heart.

The Enterprise Zone is located in one of the most competitive areas within the Black Country; home to global giants including Jaguar Land Rover, Carillion, Porsche and Moog. Benefiting from being located at the heart of the West Midlands manufacturing and distribution networks, with valuable incentives available, the BCEZ covers 120 hectares and is one of the UK’s leading business hubs. In addition there a number of other development sites in the vicinity of the BCEZ, which while not formally part of the portfolio, are attractive opportunities that will benefit from the higher profile that Enterprise Zone status brings to the area. The broad Enterprise Zone locations benefit from excellent regional, national and global connectivity, giving easy access to and from customers, suppliers and business partners. At the hub of one of the UK’s best road and rail networks, 90% of the population are within a four hour drive and intercity rail connections are on the doorstep. Three million people of a working age live within a 20 mile radius of the Black Country, offering access to vast local labour pools and world-class engineering skills. 16 Higher Education Institutions in the Midlands provide approximately 13,400 graduates per year in Engineering & Technology related subjects. There are also 10 leading universities, two of the top five UK business schools, eight science parks and a number of specialist further education institutions within 35 miles.

BLACK COUNTRY ENTERPRISE ZONE

WOLVERHAMPTON CITY CENTRE REDEVELOPMENT Wolverhampton is part of the Birmingham and Black Country conurbation. A thriving, young and vibrant area, Wolverhampton City Centre is currently enjoying record levels of investment, and continues to demonstrate that it offers exceptional opportunities for businesses. Building on £100 million worth of investment over the last 12 months, the area is currently undergoing a transformational change, with a further £250 million of public and private investment taking place over the next year. Strategic regeneration of Wolverhampton City Centre presents a unique opportunity for investors to be part of a truly transformational scheme, with a range of significant mixed-use opportunities available within the city centre. The £120 million Wolverhampton Interchange infrastructure project, a key component in supporting the city’s growing economy, is set to radically improve Wolverhampton’s transport gateways and connections. Interchange will be home to a new mainline railway station serving 4.75 million passengers a year on the West Coast Mainline, and an extension to the Midland Metro light rail network will offer direct connectivity to Birmingham City Centre. UK CENTRAL ZONE 1 – THE HUB

The M6 motorway runs through the heart of the West Midlands and has recently seen investment of £102.5 million through the Highways England Smart Motorways Project. Further investment is planned at M6 Junction 10, with Walsall Council and Highways England working in partnership to deliver a £65 million junction upgrade.

Boasting one of the strongest economies outside London, ‘UK Central’ Solihull is one of the most compelling inward investment locations in the UK, offering a powerful combination of opportunity, connectivity and lifestyle.

The Hub of UK Central is a unique concentration of global businesses and strategic economic assets including the proposed HS2 Interchange Station, Birmingham Airport, the National Exhibition Centre (NEC), Birmingham International Station, Birmingham Business Park and Jaguar Land Rover.

Located adjacent to the Walsall section of the Black Country Enterprise Zone, M6 Junction 10 will see the construction of two new wider bridges, significantly increasing capacity through the junction and improving connectivity to not only the Enterprise Zone, but the rest of the region. The scheme will also see congestion reduced and allow traffic to flow more freely, improving business efficiency. Improvements to M6 Junction 10 will start in 2018, with the scheme completed by 2020. As well as improvements to the motorway network, £26 million has been invested in the local highway network to directly improve access to the Black Country Enterprise Zone sites. The Darlaston Strategic Development Area (DSDA) Access Project has unlocked 12 employment sites, all with excellent access to the motorway network.

Highlights of the last year include over 60 company expansions and relocations to the area - a quarter of these resulting from Foreign Direct Investment (FDI) totaling over 40,000 square metres and 3,200 jobs. Core business sector strengths include advanced manufacturing, building technologies, aerospace and ICT, as well as a range of low carbon industries. Home to major brands including Arup, Oracle, Siemens, Fujitsu and Balfour Beatty, recent investments have also seen Changan Automotive acquire a 7,500 square metre worldwide headquarters for its powertrain and research and development divisions at Birmingham Business Park. Recognising the unparalleled investment to date, ‘UK Central’ Solihull represents the strong and dynamic economy that the area boasts, as well as future opportunity. The home of the planned High Speed Rail Interchange and large scale development plans, the area’s vision encompasses four economic opportunity zones, designed to maximise Solihull’s role as a powerhouse of the regional economy.

£300 MILLION OF GOVERNMENT MONEY HAS BEEN ALLOCATED TO IMPROVE THE M42 JUNCTION 6 ACCOMMODATING FUTURE GROWTH

The Hub has seen significant, rapid international investment. Recent examples include BlackRock’s £85 million acquisition of Birmingham Business Park and Genting UK’s £150 million development, Resorts World Birmingham on the NEC site. The Government has also allocated £300 million investment into improving the M42 Junction 6 to accommodate future growth and development within the Hub. The High Speed Interchange Station will be located at the heart of the Interchange development site; a new urban centre connected to the Hub’s major strategic assets and international investors. A global business hub, the site combines a unique place to live, work and create, blended within a rural environment.

ZONE 1 - THE HUB

The 140 hectare Interchange site will become a strategic destination for national and international corporate occupiers and a hub for multiple forms of travel with the High Speed Rail Interchange station at its heart. The investment in infrastructure will realise the immense development opportunity around the High Speed station with initial estimates of more than 245,000 square metres of commercial premises; creation of some 20,000 jobs and over 2,000 new homes. The station will be connected to Birmingham Airport via an Automated People Mover with one stop at the Birmingham International Integrated Transport Hub. From here, visitors will be able to connect to mainline services, the Metro or the Bus Rapid Transit serving the region. In the wider Hub, over 1,300 hectares provide a cluster of complementary activities. Current development opportunities include 40 hectares at Birmingham Airport and a planned extension of nine hectares at Birmingham Business Park, in addition to the 15 acres of design and build opportunities on the park. Both the NEC and Birmingham Airport will be bringing forward additional investment opportunities to complement the Interchange site, through their forthcoming masterplans, offering an unparalleled location and compelling business destination.

UK CENTRAL ZONE 2 – NORTH SOLIHULL Investing in North Solihull is a 15-year, £1.8 billion regeneration programme offering investors significant potential opportunities for retail, leisure and community development. One of the biggest projects of its kind in the UK, North Solihull is adjacent to Birmingham International Airport, Jaguar Land Rover, the National Exhibition Centre (NEC) and the site for the HS2 Interchange Station. In addition to new housing developments, North Solihull is trialling a number of pioneering projects around sustainability measures – including biomass heating, external wall insulation and Passivhaus projects with funding from Innovate UK.

Solihull town centre is a highly popular shopping, leisure and business destination. Investment into Zone 3 includes a planned 10,000 square metre, 30 retail unit expansion of the highly successful Touchwood Shopping centre by LendLease, and IM Property’s £44 million acquisition of Mell Square, with forthcoming plans to create a vibrant, contemporary mixed-use location incorporating retail and Grade A office space.

Blythe Valley Park is an established two million square feet campus, adjacent to the M42 Junction 4 and surrounded by stunning parkland and leisure facilities. As well as the development proposals for a new vibrant, sustainable and mixed use environment, there are also commercial opportunities. Adjacent to Blythe Valley Park is Fore Business Park, offering six acres of development land. Future development in the area is expected following M7 Real Estate’s £38.27 million acquisition of The Green, home to manufacturing giant ZF TRW.

HS2 GROWTH STRATEGY HS2 presents a once-in-a-generation opportunity to drive economic growth and prosperity across the Midlands. GNA are developing ‘Royal Centre for Defence Medicine’ (RCDM) for St Modwen Developments. This Residential scheme is providing serviced accommodation for the staff of the RCDM, close to Birmingham’s Queen Elizabeth hospital.
