EXTERIOR DOOR AND WINDOW FRAMES

STRUCTURE, WALLS AND EXTERIOR FINISHING

• All exterior door and window frames will be coloured aluminium with double glazing, sliding doors and hinged or tilt and turn windows.

• The exterior walls are made up of concrete blocks with sprayed polyurethane foam insulation. • Exterior walls finished in rough finish plaster.

FLOORS AND BALCONIES • Cream coloured marble flooring inside the home (including the kitchen and bathrooms). • Porcelain stoneware balcony flooring. Waterproof planter boxes with automatic watering system. • Treated wood pergolas (some balconies only).

• Front door in solid iroko or a similar wood and whitened oak with triple-bolt security lock.

INTERIOR FINISHING • All ceilings will have plaster false ceilings around the perimeter of the rooms and pelmets where necessary. • All walls and ceilings will be painted with washable smooth emulsion paint in beige or a similar colour.

BATHROOMS • All bathrooms will have natural or built in ventilation. Walls finished in polished marble in cream or a similar colour. • Chrome-plated single-lever taps by GROHE or a similar brand.

INTERIOR WOODWORK

• Built-in washbasins in cream coloured marble vanity top.

• Flat whitened oak interior doors.

• All vanity tops will have a low cabinet with drawers, shelves and whitened oak doors, and mirrors.

• Built-in wardrobes finished inside and out in whitened oak similar to the other woodwork, including a chest of drawers and rails for long and short clothing, a shoe rack and shelves for folded clothing. • Built-in safe in the master bedroom wardrobe. • There will be a breakfast bar between the kitchen and dining room.

• Built-in white bathtubs lined with marble in cream or a similar colour. The bathtub will have a waterfall shower head (master bath only), hand-held shower head and singlelever taps. • Showers finished in cream coloured marble with single-lever taps, fixed shower head, hand-held shower head and bar. • The shower enclosure will be tempered glass with one fixed side and a door.

KITCHEN AND SINKS

ELECTRICITY

• Kitchen walls finished in sprayed plaster except for the sink and cooking areas, which will be finished in the same material as the worktop.

• All light fixtures throughout the home will have energy-efficient bulbs.

• Built-in kitchen sink with a draining board carved into the worktop. • Silestone worktop. • The kitchen will be fully furnished and equipped with the following appliances: extractor hood, stainless steel electric oven and microwave, glass-ceramic hob, built-in combination fridge-freezer and dishwasher, washer and dryer.

HEATING AND COOLING • The air conditioning system will provide centralised heating and cooling for the entire home (except bathrooms and kitchen), with standard indoor units (fan coils) and separate temperature controls for each room.

HOME AUTOMATION SYSTEM • KNX/EIB (European installation BUS) home automation system with lighting control, smoke detectors, burglar alarms, door/ window detectors, anti-panic button in the master bedroom and remote control via Internet. • Automation system in common areas to control watering and lights. Alarms are transmitted to the security booth.

• The alarm will be integrated into the home automation system, with motion detectors throughout the home. • There will be telephone and radio/TV sockets in all bedrooms and the lounge. • The complex will have a communal satellite dish to receive national channels and satellite channels. • The home will have an electronic video intercom connected to the complex’s reception area.

PLUMBING AND HOT WATER • Plumbing system with cross-linked polyurethane or similar pipes. • Hot water supplied by a solar thermal energy system with water storage tank and back-up electric water heater in the kitchen. • Planter watering system separate from the communal garden, activated by a programmable automatic valve.
