Why is it the ?right ?time?

The Panhard Group also acts as an investor, in both proprietary and third-party business, in the offices, business, commerce and hotel sectors.

We have closely studied the main competitive parameters of the port of Le Havre in comparison with its Northern European competitors and we note that since 2009, all the historical obstacles have ?been avoided?.

We have concentrated more specifically on the Seine for a little more than 2 years, by focusing on the port. The idea was to identify the need to develop logistics platforms, in the short and medium term. And consequently, to seize the opportunity offered by the growth in container ports, observing the growth of traffic at the port of Le Havre.

The port reform has been put in place, we note fewer strikes in Le Havre than in Antwerp. Labour is not as costly in France, likewise for rentals in Le Havre, like property. We have a port which doesn?t suffer from congestion, and major world ship owners, who have invested massively (?200M), are present. The investment of ?140M on the new multimodal platform will be able to offer and improve privileged services.

We have, therefore, opted for two rights of way: one at the bottom of the multimodal platform and another at Port-Jérôme (trimodal, including the short sea). In plain language, there are 175,000m2 of logistical warehouses at Port-Jérôme and 135,000m2 at Le Havre. It?s a procedure with ?200m worth of investments, which are likely to generate between 1,500 and 2,000 jobs over a five to ten-year horizon.

Another vital point: taxation issues have been regulated since January 2015, namely the competitive handicap that constituted import VAT. Finally, customs services are efficient and take commercial constraints into consideration (this is translated into action: processing and delays have been shortened). In short, all the lights are green.

To deliver to Ile-de-France: Le Havre, rather than Antwerp and Rotterdam?

With Antwerp, in comparison, more days at sea, more kilometres, more time and more costs are enumerated.

Yes, and it?s the right time. Firstly, an observation: Ile-de-France, with its 12 million inhabitants, is the main area of European consumption and is located less than 200km from the port of Le Havre.

To reach Ile-de-France, if you integrate all the links in the logistics chain, the ecological balance cannot be in favour of Antwerp (especially when you have to head down in a lorry on a congested A1 ? versus the A13).

Another simple observation: consumer goods largely come from Asia. Maritime traffic passes through Le Havre, the first port reached in Northern Europe.

Available land is becoming scarce in Antwerp, unless you want to travel 50km away from the port and get stuck in traffic jams. For 15 years, we have seen a sharp increase in imports to the port of Antwerp. M² are rare, investments are becoming colossal, even unreasonable, to stay competitive.

It?s a deep-water port which can fully accommodate container ships, which are always increasing in size. In a less constrained and less expensive environment, delivering retail products in a more fluid manner in Ile-de-France, without needing an intermediate distribution platform, is a good choice. It?s our choice.

Another very reassuring point: all those who are historically present in Le Havre (SDV, XP Log, Leclerc Group, etc.) continue to invest and develop.?

We have been set up in Le Havre since 1999, at the port of Rouen since 2008, and then since 2012 at the port of Bonneuil sur Marne. The oil industry is particularly well represented: the first oil port in Le Havre (Antifer) has two major refineries.

Agribusiness is a weighty sector, with the major groups constantly investing more in the area. There are plenty of vocational opportunities in Normandy: it?s the number one region in France f or product ion and particularly stands out for dairy and meat products.

The energy sector is not lagging far behind, with 3 nuclear plants and several EMR (developing off-shore farms and tidal energy) and sites for waste management and recovery.

But the area also excels in the manufacture of cocoa, coffee, tea and fish. Finally, cereals and grains are at the heart of the industrial activity of the port of Rouen, which is the number one port in Europe in terms of cereal exports.

The aeronaut ical and aut omobil e sectors also have a strong presence in our area, relying on the major industrial players, manufacturers and automotive suppliers.
