Recent Press “Bob Parsons buys 223-acre residential project next to Scottsdale National Golf Club from Lyle Anderson” Six months after acquiring the what is now called Scottsdale National Golf Club, billionaire GoDaddy founder Bob Parsons has purchased Lyle Anderson’s adjacent Sierra Reserve residential project for an unknown price. Anderson and Parsons sent out a joint statement on the deal today, but it didn’t lay out plans for the 223-acre project, which had been slated for about 250 luxury homes and a boutique hotel. “While we are sad that Sierra Reserve will not be developed as planned, we are extremely grateful for the widespread enthusiasm people had for our vision, and for the talented and dedicated team who were committed to making Sierra Reserve a truly one-of-a-kind place to live,” said Lyle Anderson, chairman of Lyle Anderson Cos., in the statement. “We are excited to see Bob’s vision for the project take shape over the coming months.” Parsons announced the acquisition to members of Scottsdale National via an email Monday. “I am pleased to inform you that today Scottsdale National Golf Club LLC acquired the 223 acres of land located adjacent to our club, known as Sierra Reserve,” Parsons wrote in the email that I obtained. “We will be working closely with the City of Scottsdale to determine the most appropriate use of this additional land.” The site — which abuts Scotts­dale National at 122nd Street and Dynamite Boulevard — was purchased by Anderson in 2006 for about $25 million. The Scottsdale City Council approved plans for Sierra Reserve last summer and home sales there began last month. I caught up with Anderson this afternoon, who said they hadn’t sold any lots yet. “If we were going to do something like this, this was about the last minute we could’ve done it,” Anderson said. course could hurt Sierra Reserve primarily because he has turned the facility into an ultra-exclusive, invite-only club. The club’s previous owner, Crown Golf Properties LP, gave some Sierra Reserve homeowners an option on memberships. That agreement, Anderson had said, was extended when Parsons took over last fall, but given the newfound exclusivity, it was unclear how many memberships that would entail. What Anderson didn’t tell me back then, but told me today, was that Parsons had tossed around the idea of buying the Reserve land a few times in the past. Anderson didn’t really take it seriously until about a month ago when Parsons made an offer he couldn’t refuse. “The offer was substantial enough for us to not do the project,” Anderson told me. Recent Press “Bob Parsons buys Golf Club Scottsdale in latest big real estate deal” GoDaddy founder and executive chairman Bob Parsons is continuing his Phoenix-area real estate buying spree, this time snatching up the ultra-exclusive Golf Club Scottsdale. The 292-acre members-only golf course is almost entirely surrounded by the McDowell Mountain Preserve near 122nd Street and Dynamite Road. According to county records, the sales price for the land was $600,000. Records in the Arizona Corporation Commission and the Maricopa County Recorder’s Office show the transaction took place last month through his newly-formed entity, Scottsdale National Golf Club LLC, in which Parsons is a member. The seller was an entity controlled by Crown Golf Properties LP. Parsons also has changed the course’s name to Scottsdale National Golf Club, according to the new website, which is accessible only with a member login. Dan Dahl, who manages Parsons’ real estate portfolio, did not immediately respond for comment. Parsons, who according to Forbes magazine is the third-richest person in Arizona, sold a portion of GoDaddy to a private equity firm in 2011 for $2.25 billion. Since then, it’s estimated that he’s purchased close to $200 million in Phoenix-area real estate. Most recently, Parsons purchased the Centerpoint on Mill in downtown Tempe from Scottsdalebased DMB Associates Inc. for $38.35 million. Pete Charleston, president of Scottsdale-based GolfLogix, said the course appeals to high networth individuals who prefer the exclusivity of a private club. Therefore it doesn’t compete with the nearby Troon North Golf Club, which is open to the public and draws mostly tourists and snowbirds. GolfLogix is a developer of GPS-based technology for smartphones, which helps golfers determine their exact distance from a hole on golf courses all over the world. Like many golf courses nationwide, Scottsdale Golf Club course had struggled to retain members during the downturn, he said. “It’s still relatively quiet what (Parsons) is going to do with it,” Charleston said. The 18-hole course opened in 2003 and had caps on the number of members it allowed. In 2011, the course slashed the price to join from $110,000 to $25,000 and had only 160 of the 350 total members it allowed. Recent Press “Reata Ranch Seeks Final Scottsdale OK for Resort Lodge Community” It was back in the day that visitors loped into Scottsdale to shed their “city slickerings” for a week for the yee-haw of the western dude ranch. It was back when Scottsdale was the West’s Most Western Town. Now that same feeling with the proposed Reata Ranch Resort Residential, E. Rio Verde Rd. between 128th and 136th streets, in far northeast Scottsdale. CA Rio Verde Investors, LLC, has unrolled plans for a 64-acre resort on a portion of the 220-acre master planned community. In Reata Ranch, the resort features corral, lodge, activity ramadas and contemporary take on rustic design. The vision spells out the approved Reata Ranch Master Environmental Design Concept Plan approved last summer. Applicant Land Development Services is showing the Greey | Pickett design to Scottsdale’s Development Review Board, the last step before the project can begin construction. No general contractor has been selected. The developer has major utility work to complete before resort construction can begin. Assuming approvals move normally through the Scottsdale process, utility work will begin later this year. The residential community is centered on its architectural character. All of the buildings maintain the flavor of a contemporary guest ranch style. The inspiration of the design was derived from the styles used by the city at Sonora Preserve Gateway Park and Tom’s Thumb Trailhead—complementary desert colors, stacked stone and board-formed concrete with metal accents. The character builds on the gable and hipped roofs of traditional ranch homes with a modern design in the accents. The community includes an equestrian lodge and adjoining covered Arena. Uses within the lodge include community offices and an equestrian retail shop. Plans call for an eatery, Reata Ranch Cantina, designed like a classic barn. The Cantina will be the social center of the community. Entrance to the residential community will be across a covered bridge to a gatehouse. A Guest Ranch Lodge is the welcome center for the resort component and surrounded by recreation amenities, including pool, recreation center and tennis courts.
