Country Idyll “Such an oasis of tranquillity, with beautiful gardens and grounds, a substantial home superlative, with opportunity and views to astound; its barn origins deliver huge character, while flexible living space abounds - the impressive outdoor pool will doubtless ensure this is your ideal family home found.” “The sense of peace and quiet is quite extraordinary; we feel genuinely privileged to have lived here, surrounded as we are by such beautiful views and abundant wildlife,” comment the owners of this fabulous family home. Converted in the 1970s from a working barn, the property retains many of its original features, including stunning beamed ceilings and walls. Having extended the kitchen when they moved nearly four years ago, the house delivers wonderful and highly engaging living spaces for its current owners, spaces presented with inherent warmth and huge character. “Our children, who live in London, absolutely adore coming to stay – but they always call to check the swimming pool is in action first!” exclaim the owners. With two and a half acres of lovingly tended gardens and grounds, in addition to a walled outdoor swimming pool, it’s no wonder that the owners have thoroughly enjoyed sharing The Barn House with family and friends.

“Every room in the house overlooks our gardens and grounds; it’s our own private oasis, a very special place indeed…”

Terrific Family Living

Glorious Views - Practical Too!

“We used local craftsmen to extend and improve the kitchen and we are delighted with the end result,” note the owners. This most convivial social space is bathed in natural light from lovely big windows overlooking the gardens and fields beyond, and boasts black granite worktops which beautifully complement the timber cabinets. “It’s a fantastic place to eat, drink and generally make merry – and of course with the Aga it’s just such a welcoming space in the winter,” confirm the owners, who declare they are ‘never short of space!” Indeed, the main sitting room is further testament to that. Naturally divided into two by a glorious inglenook fireplace, it offers separate and engaging spaces for relaxation and dining, while also leading into a sunny garden room. “We spend so much time there in the summer because it has such fabulous garden views,” emphasise the owners, who similarly relish the wood burner and open fire options provided by the inglenook in the main reception space.

“We are so lucky here, because every room in the house overlooks the gardens and grounds,” declare the owners. And what views! Backing onto open farmland at the rear, the front of the house overlooks its own substantial and well stocked wildlife pond, a view of which the owners never tire. “Both the master bedroom and the room that we use as a sewing room overlook the pond and it’s an ever changing scene, with our resident wild ducks and other wildlife which the pond attracts,” they add. This is certainly a home from which to enjoy all aspects of country life, with practical elements which the owners particularly welcome: “there’s a most useful walk in pantry in the kitchen and an invaluable utility room, which, along with the double garage, was originally one of the pig pens! There’s also a downstairs shower room which is brilliant when the pool is in use,” they note.

“It’s a really interesting garden, with colour and texture all year round – and it’s particularly beautiful in the summer when the roses come out,” confirm the owners. An absolute delight to walk around, the garden is tremendous size, with sublime vignettes offered at each and every turn. “The pool area is completely enclosed by a lovely old brick wall and there is plenty of scope for entertaining there,” the owners note, adding, “it really is a super garden, both for children and adults.” The owners have relished developing the vegetable garden, a bespoke area that boasts a green house, fruit cage and chicken run alongside the 13 raised beds. “It is simply enchanting in the summer, with the mass of lavender and camomile, all the amazing scents and of course the proliferation of bees and birds that they attract,” the owners declare. And such is the success of their organic vegetable garden that the owners are able to be almost completely self sufficient.

Here you find a hand basin incorporated within a vanity unit and a low level WC.

The current owners have recently renovated this fantastic space, which is bathed in natural light benefitting from a dual aspect with a large window allowing you to gaze at the garden and neighbouring field whilst preparing meals with the second window opposite looking back over the shingle area towards the study. There are timber cabinets to three aspects contrasting beautifully with the classical black granite work surfaces. Integrated within the kitchen is a four oven electric Aga, a double stainless steel sink unit, a large fridge and freezer, a pantry and a dishwasher. There is plenty of space to the centre of the room for a table and chairs. Set just off the kitchen a door offers access through into a valuable storage room which could be used for a number of different purposes including a pantry.

With the benefit of a lively village community, “where you can play as large – or as small – a role as you wish,” note the owners – The Barn House presents an irresistible opportunity. “It’s a very special place and one that has given us such exceptional memories. If it wasn’t for our family being down in London, and our first grandchild being due soon, wild horses wouldn’t prise us from here,” explain the owners.

Like osmosis, character is drawn through the very pores of this massive room, at the heart of which sits the exposed brick Inglenook fireplace with wood burner and stone hearth. Exposed brick walls complement the timbers to the ceiling and walls, while to the left a long window divided into four panes frames a panoramic view of the pond, with two further windows giving a sneak preview of the gardens that envelop the house. The fireplace acts as a natural division offering a separate dining area beyond where there are more windows that enjoy breathtaking garden views, while two staircases offer different access points to the first floor accommodation. To the floor you find a timber surround to a central carpeted area and to the left a large bay has been fully utilised as a delightful…

The Grounds Laurel hedging helps conceal the house from the road with a large timber gate that permits access to the sweeping drive. To the corner you spot a timber bench offering an ideal vantage point for taking in the myriad of wildlife. The drive widens beside the house to offer plenty of parking in addition to the double car port and double garage. Behind the car port you find a useful concealed area for bins that is enclosed by fencing. The current owners have incorporated a fabulous vegetable garden enclosed via post and wire fencing. There are 13 raised vegetable and flower beds with an impressive display of lavender through its centre. Also within

the enclosed area is a garden shed, a green house, a fruit cage and a chicken run. From here a timber gate allows access through to the swimming pool and surrounding terrace. Enclosed by a red brick wall which separates this area from the rolling lawns beyond, this is the perfect place for entertaining with a separate storage and pump room. Beyond here the exceptional gardens unfold with a fusion of more than 150 different tree types including magnificent conifers such as the giant redwood, bald cypress, aspen poplar, golden oak and liquid amber. There is a fern leaved beech as well as an Antarctic beech tree, forest pansy, dogwood, multi-stemmed mahogany barked cherry trees and a wide range of shrubs and perennials. Set amid open countryside, the garden areas range from a sheltered walled flagstone terrace where you can relish the spectacular views, to extensively planted island beds incorporating a range of vistas which are simply beautiful throughout the year. In all, the gardens and grounds extend to approximately 2.5 acres and adjoins open farmland to its rear boundary enjoying exceptional views.

Directions

The Barn House enjoys a rural location in the village of Denton, which is believed to date back to the Saxon times. Denton boasts an active village hall that hosts a gardening club, a bowls and social club as well as summer balls and fetes. There is also an open bar evening that takes place there every Friday evening. For more information visit: www.denton-norfolk.co.uk There is also St Mary’s Church and the Chapel. “Denton is a tiny village about six miles away from Harleston and five from Bungay. It is just two miles away from the main A146 Lowestoft, Diss and Beccles road. Norwich is only 15 miles away and there you have a mainline railway station.”

The delightful market towns of Bungay and Harleston are nearby which have a large range of amenities including both high street shops and more individual locally owned stores, while the cathedral city of Norwich lies approximately 17 miles to the north with a wide selection of entertainment and leisure facilities as well as a main line rail station with links to London Liverpool Street and an international airport. The attractive market town of Diss is located approximately 14.5 miles south west of Denton with its large variety of shops, auction house and museum. It too boasts a main line rail link to London Liverpool Street. Try www.diss.co.uk for more information.

Leave Norwich on the A140 Ipswich Road before turning left onto the B1127 signposted Bungay and Hempnall. Pass through Hempnall and then turn right onto Aldburgh Road in the direction of Hempnall Green. Follow the road around as it veers to the left joining Broad Road before turning left towards Denton. The road curves around to the right onto Darrow Green Road and you will pass Darrow Green Farm on the left hand side. Continue forward until you reach the right hand turn for Aldburgh opposite which you will find The Barn House on the left.
