Taking sustainability to an entirely new level The Ø27, NCC’s new office building on Østensjøveien 27 in Oslo was selected one of the world’s 100 most sustainable buildings at the UN Conference on Sustainable Development 2012. Economic, environmental and social sustainability were crucial aspects leading to the nomination.

The Ø27 is an outstanding building with a 50-percent reduction in carbon-dioxide emissions compared with the average building. Contributing to making this possible are a passive house standard, low carbon building materials, a favorable location for public transport and good parking facilities for bicycles. Through a BREEAM Very Good rating, we have ensured a broad and thorough focus on environmental issues. We have also taken into account the entire lifecycle of the building, including the fact that the Ø27 is convertible into residences in the future, should the need arise. Cost-efficiency, outstanding architecture and a work environment that inspires and invites cooperation make the Ø27 an exceptional office building that sets new standards for a sustainable future.

HOLISTIC APPROACH

ACCESSIBLE LOCATION

NCC’s properties are developed with a holistic approach and we always use third-party environmental certifications, such as BREEAM and DGNB. This enables us to provide thorough environmental credentials for our buildings.

Ø27 is located in Oslo’s third largest communication hub. Access is easy using any means of transportation – bus, train, car, bicycle or on foot. Common service functions available in the building and in the area provide the prerequisites for being environmentally conscious by minimizing transportation.

ENERGY- OPTIMIZED

Today, consideration of the environment is a matter of strategic business importance and a company’s premises frequently account for a significant portion of the environmental impact. The Ø27 is designed in accordance with the multi-disciplinary principles of IED (Integrated Energy Design) with the aim of creating environmentally friendly and energyoptimized buildings. By utilizing solar panels, specially constructed facades, sedum roofing and passive building standards, we ensure minimum energy consumption adapted for future environmental requirements. The total need of heating is covered by re-use of spilled energy from a factory next door.

INNOVATIVE EXTERIOR

The Ø27 is visible in the landscape. The details in the facade are not only expressive; they also fulfill a key function. By screening the sun, we ensure optimization of the indoor climate and operational economy. Light simultaneously flows into the office spaces inside the building. A SUSTAINABLE INVESTMENT

In developing commercial buildings, we continuously strive to create prerequisites for our tenants to work in a sustainable environment that leads to low operating expenses and a sound working climate. NCC’s Green Leases formalize our mutual ambition to create change. In other words, an environmentally certified building combines a sustainable investment with a reduced risk.

The Ø27 is a light and airy office building that not only provides an inspiring workplace today, but is also designed to facilitate costefficient changes in the future. HEALTHY INDOOR ENVIRONMENT

By using BREEAM environmental certification, we have taken a holistic approach and have optimized the Ø27 in terms of lighting, ventilation quality, noise environment and choices of material. A healthy indoor environment reduces sickness absence and helps to provide a work environment that promotes health, well-being and good performance. THE SURROUNDINGS AFFECT US

Open plan offices are becoming increasingly common, since they are space-efficient and provide flexibility.

But they must be utilized carefully to avoid creating illhealth and stress. Psychosocial aspects are becoming progressively more significant in our professional lives, because our work is currently more team-based, varied and flexible. Thanks to new technology, our presence can be both physical and virtual. At NCC, we develop premises that support the new ways of working. Correctly designed, we see that the premises have a positive impact on efficiency, productivity and creativity. EFFICIENT FLOOR PL ANS

The basic principles in designing modern offices are to create meeting spaces and flexibility. It must be easy to establish relationships and exchange information, while also providing space for peace and solitude. As a result, the concept of an activity-based workplace now attracts attention. Here, you can choose a zone based on current work assignments – a quiet room for tasks that require a high degree of concentration or an open

space for a brief meeting. The Ø27 offers the flexibility to design office premises so that internal processes and work flows can be improved in harmony with the needs of changing operations. INSPIRING WORK ENVIRONMENT

Architecture provides an important setting for everyone’s life. It must inspire and take responsibility. This has been the basis for Henning Larsen, the architect behind this spectacular building. The Ø27 is built as a closed, resource-efficient building structure, with an open and inviting core. The spacious and open atrium represents the heart of the u-shaped building. Glazed-in meeting rooms protrude from the floor level, bearing witness to the intense activity in the building. There are more informal meeting places on the entrance level, such as a café and a restaurant. A green courtyard, with a waterfall driven by solar-cells in the building’s facade, provides breathing space and renewed energy.

Residing in an environmentally certified office also leaves its impression in terms of brandbuilding and in communication with customers and employees. Correctly used, it results in stronger customer relations, proud and contented employees and a valuable edge in the competition for new expertise. With spectacular architecture, a visionary environmental approach and innovative solutions for a good work environment, the Ø27 takes sustainability to an entirely new level.

Alberga Business Park, Espoo, Finland

The Business Park Concept Alberga Business Park is being developed in the Finnish capital area, in an excellent location right next to the Sello Shopping Center, the commuter train station and Ring Road 1. In a modern mix of work, living and leisure environments, five office buildings are being developed by NCC. Designed by renowned Finnish interior designer Vertti Kivi, the impressive interior has received awards on several occasions. This is the ideal office for enterprises that value well-being at work and productivity enabled by new, innovative premises. Particular focus has been assigned to energy efficiency.

One of the five buildings that are being developed in Alberga Business Park has already been certified according to BREEAM Very Good.

A two-level underground parking garage, a total of 36,000 square meters of retail space, 4,600 square meters of offices and 190 apartments.

Triangeln, Malmö, Sweden

City development at its best In the very heart of Malmö, at Triangeln, the largest commuter station in the city, and next to the cultural district, NCC has developed a mix of offices, retail premises and housing. One hundred thousand people are expected to pass here every day. Adding new retail space to an already existing shopping center, Triangeln has become the largest shopping mall in inner-city Malmö. This project is a success story and a perfect example of the multi-function centers we will see more of in the future.

All commercial premises in Triangeln are environmentally certified according to BREEAM Very Good.

Copenhagen Port Company House, Copenhagen, Denmark

Striking architecture at its peak By the Port of Copenhagen, NCC is converting two former cement silos into a spectacular office building and landmark – Copenhagen Port Company House. All offices will overlook the rooftops of the neighboring buildings and have a spectacular 360 degree view of the city and the harbor. The top story offers a staff restaurant, conference and meeting rooms and access to the most magnificent roof terrace in town.

The building is being constructed as a GreenBuilding and designed to be certified as BREEAM Very Good.

Hämeenlinna Shopping Center Goodman, Hämeenlinna, Finland

Highway to an innovative shopping center Hämeenlinna Shopping Center Goodman is being built on a deck that straddles the highway between Helsinki and Tampere. This inventive location makes the shopping mall a unique and brilliant example of city development. Through the mall, a new city district is being created, uniting the city of Hämeenlinna, which was previously divided by the highway. Construction work has been challenged by the 27,000 cars passing daily. With the help of advanced 3D visualization, the mall could be designed in advance, greatly facilitating construction logistics. The shopping mall comprises 26,200 square meters of leasable retail space and 600 parking spaces. The anchor tenants are Anttila, Sokos, S-market and H&M. Hämeenlinna Shopping Center Goodman is being built to be certified as BREEAM Very Good.

Torsplan, Stockholm, Sweden

Torsplan, Stockholm – Outstanding work environments When Hagastaden is ready, Stockholm will have a new exciting district with housing, retail, research and a dynamic business environment. The first phase of Torsplan, completed in 2013, was one of the first properties in Stockholm Life Hagastaden. Construction of the second phase was commenced summer 2014 and the building will be ready in 2016.Torsplan is the place where people can meet and do all their daily errands. New restaurants, cafés, entertainment, services and the closeness to established businesses in the neighborhood make Torsplan a true hot spot.

Torsplan is the first office building in Sweden to be certified as BREEAM Outstanding.
