BIM is not the “Easy Button” or a silver bullet, it is simply a tool.

Nothing can get better without change

ENR News Spatial Coordination With BIM: It Is Time For the Whole MEP Team to Step p Up p to the Plate Consider the fallout when a contractor who fails to participate in the spatial coordination process has to install their systems in spaces that an MEP contractor who did participate reasonably expects to be available for field fabrication. Spatial Coordination using 3D Modeling is a cooperative and collaborative effort among the design professional, owner, general contractor or construction manager and the trade contractors.

What is the total cost of Ownership

BIM Used for Cradle to Grave Life span of a Building, from the Facilities perspective, is seen as real potential for cost savings. XX

Why BIM - Why now? ƒ 20/80 Rule – up to 80% of building costs absorbed by M + O We need to improve the information exchange between Design, Construction and Facilities.

Potential Impact of BIM on Architecture, Engineering, Construction and Owner / Operators

- Shifting the project design / engineering time earlier in the process, does d nott mean the th build is costing more.

- Involvement by F.M.O. early significantly improves the end result F result. F.M.O. M O finally gets more of what they need. S Source: HOK

The process of early FMO i involvement l t Know what is needed from the model – Owner Project Requirements (OPR). Make M k th those OPR’ OPR’s understood d t db by th the CM / D Designer i / GC tteams and d CONTRACTURAL. Develop the RFQ and the standards to the needs needs. Think 5 to 15 year goal for F.M.O. Verify your needs (OPR) are being met at the 25% - 50% CD phase. phase If not, stop the project and the payments. Do a virtual walk-through… this is YOUR building, ask yourself, “Can I maintain this?”

Our team is simply trying to “get the job done”, BUT they should go home in the same physical condition as they came to work

“Today’s task is to service the AHU located above those chilled water pipes...“ “uhh…..…”

Traditional Systems review… 2D web of confusion.

A simpler, more intuitive and efficient review.

This type of review…

…is now done this way.

Clashing… with a F.M.O. perspective.

How do we get there?

Having the Right Team Ensuring you are getting the right modeler Screening your modeler: •

IIn the h iinterview, i h heavy Q&A with i h the h modeler, d l iinside id hi his/her /h models d l • The BIM modeler should be present with his/her past and current project and current project schedule – eliminate the bait and switch. • Request a Live demo by the modeler in his/her / own models (scrub ( through the models, ask a ton of “how and why” questions… soon you will KNOW if they are qualified). Final Presentation • Live Demo by Modeler (more “how and why” questions regarding working with owners and staff at your experience level. Ask the modeler a ton of “what what if” if questions. questions Follow up with the references, references asking more how and why questions) • Does the modeler have Animations that show you how he has helped his owners?

What can you do today? • • •

• •

Get INVOLVED early in the Project Development process. Define M&O requirements that need to be addressed within the design/construction process. Request q from yyour Project j Team that they y incorporate p M&O considerations within the project BIM. – Technology has advanced such that the question isn’t, “If, it can be done?”. It is now “When,, can this be done?” Meet periodically with your Project Team to verify your expectations are being met. Enjoy a more efficient, efficient lower Operational cost facility!

3D modeling using Autodesk Revit, Bentley MicroStation and AutoCAD ( what is used is conditional to the client, the project and resources against market pricing). 3D model coordination using Autodesk NavisWorks and Bentlet Navigator. 4D (Project Schedule’s Time to Construction Element) modeling using Autodesk NavisWorks Timeliner (both standalone schedules and dynamic updates via a server based P6), Synchro 5D (Material Quantities to Construction Elements) Using Autodesk Revit. We are exploring extracting schedules out of NavisWorks 2014 for bid analysis, material logistics, enhanced Construction Manager’s better understanding (into excel depending upon the professional and the systems used).
