Residential and hotel facilities Construction and design of modern residential and hotel facilities has an important position in a large portfolio of services offered by Skanska. The company successfully executed housing developments and apartments of high finishing quality and with the use of interesting design solutions. It may be confirmed by the construction of modern apartments at Zajączka St., in which Skanska designed and then used modern power saving solutions installed solar collector system supporting hot water supply system, rainwater reservoir for garden watering and insulation connectors of balcony slabs. Skanska creates a friendly common space for residents nearby constructed housing developments, e.g. places for bicycles (stands, bicycles storage) and baby carriages, parking spaces for cars, outdoor gyms and attractive playgrounds for children meeting all applicable norms and having necessary certificates.

The company also builds blocks of flats as a part of TBS (Social Housing Association) program and social housing developments - including the public housings for 120 families in Podzamcze in Wałbrzych executed as a part of municipal action „Nasz Nowy Dom” („Our New House”). The company designed and built the flats with view to the residents - their needs and comfort; it opted for the environment friendly solutions. It ensured that the new dream house used less power. Thanks to great technical knowledge and experience, the company also undertakes the general contracting of hotels with design and complex modernization of the buildings. The company has successfully executed the investments for the largest global hotel chains. Westin Hotel in Warszawa, whose administrator is a global chain Starwood Hotels and Resorts, is a flagship project in this construction sector. In Warszawa, there is also the first building built by Skanska in Poland - Forum Hotel. The company has also realized projects for Holiday Inn chain (in Kraków) and Qubus (in Legnica). In Wrocław, Skanska was the contractor of Wratislavia Hotel, Office and Retail Center, which includes a four-star Dorint chain hotel (currently Sofitel). The company has also great experience in complex modernization of hotels, which was performed, among others, in Green Hotel in Komorniki near Poznań and in Qubus hotel in Legnica.

Apartment in Żoliborz, Warszawa Skanska designed and constructed a modern apartment complex in Żoliborz, district of Warszawa. High quality finishing standard, interesting design solutions and convenient location of the development - 200 m from subway station and Warszawa Gdańska railway station - resulted in a quick sale of the apartments. The apartment complex located

at Gen. J. Zajączka St. built by Skanska is a 7-story facility consisting of 81 apartments with the area from 30 to  75 m 2 with loggias or terraces. There are 6 service premises and 2 offices on the ground floor as well as a two-level car park with 114 parking spaces as well as 51 storage boxes with the area from 2 to 5 m 2 on the underground floor. Skanska finished the apartments in high standard: it implemented reinforced cement screed floors, installed anti-burglary door with wooden panels and wooden window frames with aluminium overlay from the outside as well as internal natural stone window sills and external safety glass balustrades. The balconies were covered with frost-resistant stoneware tiles and terraces with granite slabs. Moreover, the company performed the facilities for disabled people: larger parking spaces, driveways and easy access to the building. In the constructed apartments, Skanska designed and then used high quality solutions. Modern power saving solutions are worth mentioning here solar collector system supporting hot water supply system, rainwater reservoir for garden watering and insulation connectors of balcony slabs were installed in the complex. Development area was fenced and equipped with 24-hour monitoring. Additional assets for residents include video intercoms in stairways and apartments with the possibility to contact building security. The building is of mixed construction: reinforced concrete and brick and the lower part of elevation was covered with sandstone slabs.

As a part of the investment, the company also implemented the streets, walk ways, lawns and plantings around the building, external networks, a playground and a car park.

Other selected Skanska projects Residential facilities Ostrobramska Park in Warszawa Skanska designed and constructed a modern and functional housing development in the middle of rightbank Warszawa, in Praga-Południe district - Ostrobramska Park. As a part of two stages of the investment, the company delivered almost 500 Scandinavian style apartments with the area from 23 to 125 m2. 298 apartments were built during stage A and 198 during stage B. Ostrobramska Park built by Skanska consists of flexible arrangements of apartments, well lit rooms, big balconies and terraces, green patios and friendly common space for residents. The development was designed with care of natural environment and health of future residents. In the investment, the company used the highest quality materials, among others, finishing materials: paints, adhesives, emulsions with low content of volatile substances as well as devices friendly to residents’ health: noiseless elevators with acoustic separation. Building’s reinforced concrete structure and interior 12 cm Silka blocks walls guarantee optimal acoustic parameters increasing the comfort of everyday use. Multi-family housing complex in Kraków Skanska built two 4-story buildings with 120 apartments at Cieślewskiego St. in Kraków in a turnkey formula. The facilities have 4 floors above ground and 1 under ground, in which functional rooms and garages were built. The contract also covered the management and organization of development area as well as and installation of utility infrastructure. Client: Military TBS „Kwatera” Sp. z o.o. Housing development in PoznańStrzeszyn Skanska relized a turnkey housing development in Poznań-Strzeszyn for the Military Social Housing Association „Kwatera”. 7 residential buildings with 74 apartments and 109 parking spaces were built as a part of the first stage. As a part of the second stage, Skanska built the next 7 buildings with 154 apartments, service premises with the area of 300 m2 and a car park with 213 parking spaces. The company finished the investment half a year before the planned

execution date. The development is even more attractive due to the special synthetic surface meeting safety requirements applicable for children’s playing areas. ”Pod Grotą Twardowskiego” housing development in Kraków Skanska built „Pod Grotą Twardowskiego” housing development at Tyniecka St. in Kraków consisting of 3 separate residential buildings with 4 floors above ground and underground car parks. The scope of works covered construction, sanitary and electrical works with external networks, roads, car parks and land use. The complex consists of 96 apartments with area varying from 31 to 90 m2 , including 16 penthouses. Residential facilities in Wałbrzych At Jana Pawła II St. in Podzamcze, district of Wałbrzych, Skanska realized modern housing development with public car park for 100 cars and an attractive playground. As a part of the investment, the company constructed 4 four-story buildings with a total of 120 functional apartments with the area from 40 to 55 m2. The buildings’ structure was realized in a traditional way, i.e. reinforced concrete monolithic foundation strips and walls, ceilings, landings, balcony tie beams and slabs, brick structural walls from silicate blocks, internal brick walls from aerated concrete blocks, pre-cast flights of stairs and PVC membrane roofing. Inside the housing complex, there is a playground including, except from the excitements for children, fitness equipment for adults. This place meets all applicable norms and has the necessary certificates. In order to ensure safe use of the playground, a special kind of sand with hygienic certificate was brought and built in. In the area of the investment executed by Skanska, there is complicated ground condition - clay, which made it difficult for people, machines and material deliveries to move. To provide safe and efficient communications, the company

introduced numerous amenities. A temporary paved road from concrete slabs was constructed especially for the needs of transport by hundreds of heavy trucks, which were coming to the site during raw state execution. A walk way for pedestrians and cyclists was implemented and reinforced with crushed-stone aggregate and technical bridges were used over the trenches. Moreover, strong winds in this area made the cranes operation difficult and caused necessary downtimes. In spite of difficulties, Skanska completed the investment 3 months before the planned execution date. Accomplishment of the construction of 120 apartments 3 months ahead was possible thanks to great involvement of the entire execution team, coordination of works of all crafts construction, sanitary, electrical at the highest level as well as properly selected local subcontracting companies and material suppliers. Public housings in Podzamcze executed by Skanska were implemented as a part of action „Nasz Nowy Dom”, that is the apartments for Wałbrzych citizens. 120 families in financial difficulty found their place there. Marcelin Manor in Poznań Skanska built a housing and apartment complex with service and office function „Marcelin Manor” The facility has a basement and 3 floors above ground with a usable attic. 5 service premises and 4 offices are located on the ground floor. Other floors include 20 apartments, 8 of which have mezzanines. Client: SAP-Property Sp. z o.o. Multi-family residential facility in Leszno Skanska executed a 5-story multifamily residential facility at Armii Krajowej St. in Leszno. Scope of works performed by the company covered construction, sanitary and installation works with external networks, land use, roads and car parks. The facility includes 80 apartments. It is adapted to the needs of disabled people. Hotels, student dormitories Student dormitory of the University of Łódź - reconstruction (stage I and II) The investment included the complex reconstruction of 12-story student dormitory of the University of Łódź in all crafts: construction, sanitary and installation with external networks and connections. Skanska reconstructed student rooms, seminar rooms, foyer, installed new window and door frames, elements of external facade (aluminium, glass) and passenger elevators (including one adapted to needs of rescue teams). Moreover, the company was responsible for furniture delivery it equipped about 170 rooms, 100 hallways, kitchens, store rooms, receptions and a hall. The works were implemented in operating facility. Skanska executed the extension, reconstruction and thermo­ modernization of 3-story „Junior” boarding school. The company replaced external and internal walls in the facility, excluding hallways walls and roof layers. It also performed suspended ceilings and a mansard roof as well as replaced the windows, internal and external doors and sanitary, rainwater, electrical and central heating installations. What is more, Skanska executed finishing and equipping works. After reconstruction, „Junior” boarding school met the standard equivalent to three stars. ”Jagienka” student dormitory in Poznań - reconstruction Skanska modernized a 9-story dormitory built in the 60s of the 20th century. As a part of the investment, the company disassembled a major part of the existing internal walls, door frames, floors and elevators. Then, Skanska reconstructed the stairs on the ground floor, repaired reinforced concrete elements, replaced door and window frames, floors and balustrades as well as the electrical, sanitary and ventilation installations. The execution covered also the furnishing and equipping the student dormitory as well as performance of new external facade in the amount of approx. 4 000 m2. The facility was adapted to the needs of disabled people. Ambasador Hotel in Łódź At Piłsudskiego St. in Łódź, Skanska performed raw state construction works of closed Ambasador Hotel. The building has from 3 to 7 floors and a basement under its part. As a part of the investment, the company implemented, among others, monolithic structure of the facility, bases for basement floor, brick walls, front facade (aluminium facade and stone cladding) as well as sewage and water supply connections, external combined sewer system and internal sewer systems. Hotel was constructed in compact urban area as a seal between buildings. Client: CEGAL Sp. jawna C. K. A. M. ”Karolek” student dormitory of Medical University in Poznań Skanska realized „Karolek” student dormitory for Karol Marcinkowski Medical University. Almost 200 students found their place in a modern dormitory at Rokietnicka St. in Poznań . The investment covered the construction of a two-part 8-story facility and ground floor connector. Dormitory is located in the upper part. 157 single and double student rooms are performed in a high standard. Each room is fully furnished, with a bathroom and kitchenette. All rooms have also IT, telephone and TV links. Moreover, there are offices, apartments, study rooms, a TV room, common kitchens and a restaurant in the building.

On the ground floor, the company realized a complex of 5 sports rooms gymnasiums, fitness, rehabilitation and cardio rooms and a gym with sports equipment and technical facilities for the Physical Education Study of Medical University. In the rooms, the company implemented professional modular wooden sports and plastic floors. In the building’s basements, there are utility rooms, laundry room, drying room, stores, technical facility and a garage for 32 cars. The constructed building was connected with the existing sports hall and tennis courts. As a part of land use, the company performed, among others, access roads, walk ways, car parks and landscape architecture. Student dormitory was adapted to the needs of disabled people. Skanska managed to meet the deadline for the investment execution despite long and severe winter. To enable the placement of concrete in temperatures reaching -200C, the company used the technology consisting in incorporating special heating cables, which maintained proper temperature, into concrete. This method enabled the continuation of works during difficult weather conditions. Student dormitory was built in a very compact development and the newly constructed facility was accessible only from one side. It required a very detailed logistics plan of all deliveries, proper selection of stationary cranes as well as special care of H&S issues.
