Background

Ronnette Riley Architect (RRA) was founded in 1987. Our experience includes historic restoration, master planning, space programming and interior design for institutional, corporate, retail and residential clients. Our background includes projects for such architects as Rafael Vinoly serving as the Space Planner and Interior Fit-out Architect, Bolin Cywinski & Jackson serving as the Architect of Record on the Apple Soho Store, and Hartman-Cox serving as Interior Architect for the University of Virginia Special Collections Library. Understanding the importance of collaboration, the firm’s professionals are trained to manage projects and budgets effectively and to maintain prompt and direct communications with clients, contractors and other members of the project team. Our Landscape Architect, Nancy Owens Studio LLC has worked for the New York City Department of Parks & Recreation on the following projects: Construction of Fort Totten North Park, Reconstruction of Portions of Baisley Pond Park and Comfort Station, Construction of Estella Diggs Park (Rocks & Roots) – Phase I and the Reconstruction of St. James Park amongst many others. Designed for Fun, Inc, our playground equipment consultant has extensive experience designing playgrounds in New York City and around the country including playgrounds at the Hudson River Park-Pier 25, West Thames Street Park, the Vanderbilt Playground for the New York City Department of Parks & Recreation, Brooklyn Bridge Park, West 100th Street Playground for the Central Park Conservancy, and the West Village Nursery School, Vanderbilt Playground. William Mulligan RLA, CA brings his 16 years of experience as an Arborist to this project. William was the Arborist for Queens West Playground East Woods School, P.S. 188 and Cold Spring Harbor High School.

The team’s MEP Engineer, MG Engineering, P.C. handled the Renovation of the Arch in Washington Square, has worked with the Central Park Conservancy and recently completed the Chelsea recreation center. The firm is currently working on 2 projects with RRA. Rober t Silman Associates, the team’s Structural Engineering firm’s portfolio features the The High Line, Women In Need Sun Shade Playground for the Robin Hood Foundation, Noguchi Playscape in Atlanta, GA, The Bushwick Inlet Park for the New York City Department of Parks & Recreation and the Lakeside Center in Prospect Park for the New York City Department of Parks & Recreation. RRA is working with Robert Silman Associates on a project for the Port Authority of New York and New Jersey (PANYNJ) and a residential renovation. RRA’s management approach is based on teamwork with a hierarchy of delineated responsibilities. There is a checks and balances process of review applied to all work. As an efficient and closely-held company, we can devote our most senior people to oversee all aspects of the work. Because of our size, the firm owner is intimately involved in the firm’s projects.

Our team of experienced professionals includes the following: Ronnette Riley, Principal, will provide strong energetic leadership. Associate Yumi Moriwaki, the Project Architect, will lead the design team. Associate Mark Brungo as Project Manager will manage the staffing, coordinate the consultants and be the day-to-day client contact. Ronnette Riley is a vibrant designer and energetic member of the New York architecture community. As principal of her namesake firm, Ms. Riley is passionate about her field and deeply committed to her clients. The work of the firm, which opened in 1987, has been featured in numerous publications and won over 60 design awards. Over the past 24 years, the firm has completed a wide range of institutional, educational, corporate, hospitality, residential and retail projects. Previous Work Before founding Ronnette Riley Architect, Ms. Riley spent eight years in the architectural practice of Philip Johnson and John Burgee. She served as Project Architect for the “Lipstick Building” at 53rd and Third in Manhattan, responsible for design through final construction, and the RepublicBank, now the Bank of America Center, in Houston. Prior to joining Johnson/Burgee, Ms. Riley worked with several design leaders including Peter Marino Architects, Voorsanger & Mills, Emilio Ambasz, all in New York, and Fisher-Friedman Associates in San Francisco. While as a student she worked for the Harvard University Planning Department designing upgrades throughout the campus.

Education Ms. Riley received degrees from the University of California at Berkeley and the Graduate School of Design at Harvard University. She is licensed in several states, a LEED Accredited Professional and NCARB certified. She is a Fellow of the American Institute of Architects, and the Institute of Urban Design and is actively engaged in numerous professional organizations. She is currently an Adjunct Professor at The School for Visual Arts, and a member of the Society of College and University Planners (SCUP)

MARK BRUNGO Associate + Project Manager | AIA

Mark Brungo, an Associate at Ronnette Riley Architect, has 21 years of experience which make him uniquely qualified to be a leader on this project. His many repeat clients are a testament to this. Notable projects include PS 149 Library, Williamsburg Daycare Center, the Yogi Berra Museum Learning Center, Master Planning for Carnegie Hall, DASNY’s New Bronx Hall of Justice complex and plaza, and the Borough of Manhattan Community College Library. Mark also led the teams on several luxury rental high-rise renovations for BlackRock/Northbrook Partners in Manhattan in addition to lobby, corridors and common spaces, the scopes included exterior plazas, facade, new entries, canopies and landscaping elements such as water features, planters and bollards/monuments. Currently mar is completing a 7,000 sq. ft. townhouse renovation/addition with new rear yard and 4th floor and penthouse terraces, as well as a roof replacement and new roof deck on top of a Central Park West pre-war building. The 10,800 sq. ft. roof with its sweeping views of Central Park will have a new green roof system, high efficiency lighting and video A/V systems and sustainable plaza area.

Previous Work Prior to RRA, Mark gained extensive experience in Pittsburgh, PA, on commercial and large-scale institutional projects and overall master planning for several non-profit agencies. The projects included several multi-unit housing projects, such as a 180-unit elderly housing facility with addition and new exterior plaza, a 20-unit housing project for the handicapped and several housing shelters, as well as educational work for the Diocese of Pittsburgh and The University of Pittsburgh, including public spaces for elementary through university levels.

Yumi Moriwaki is an accomplished designer who in her ten years at RRA led the teams of some of the firm’s most complex projects. These include a 4 phase renovation, new addition, and streetscape design at the Westin Ottawa and a mixed-use 4-acre development in Scottsdale, AZ., as a hotel-condo, retail and spa destination. A firm Associate, Yumi is spearheading the RRA team for new classrooms and offices for the NY institute of Technology Manhattan Campus . Yumi is currently working on NYIT’s streetscape design for their Manhattan campus. Yumi has extensive experience with on-call term contracts and has completed multiple projects for New York City municipal agencies. She has worked on all project phases from programming to master planning and design schematics to construction administration. Yumi excels at identifying clear and attainable project objectives, establishing the project requirements, and managing the triple constraints of cost, time, and scope within the project.

Previous Work Early in her career, Yumi worked on both commercial and institutional projects at Kyoritsu Associates, Kajima Corporation and Hellmuth Obata & Kassabaum in Tokyo. She also worked in the offices of Akira Watanabe Architect & Associates on many awardwinning projects. In New York, prior to RRA, Yumi worked at the firm Sawyer Berson.

Education Yumi received her Bachelor of Arts in Fine Arts and History, cum laude from Harvard and Radcliffe College and a Master in Architecture from the Harvard Graduate School of Design. Rem Garavito Bruhn is an integral member of Ronnette Riley Architect. He has worked on a number of projects including the Yogi Berra Museum and Learning Center, the New York Institute of Technology building interior on 61st Street in Manhattan, which includes various lounge spaces for students, and the Wellington and Westminster apartment towers in Manhattan, which included plazas and complex stone planters and monuments.

Previous Work Prior to joining RRA, Rem was an Intern Designer and Project Manager for four years at Loftworks Architecture. This firm specialized in residential work, mostly high-end, single-family construction and renovations, but with various projects in multi-family residential which included substantial exterior landscaping and amenities. Rem worked for Dr. Avi Friedman, Architect on various projects including collaboration on academic books relating to housing and suburban issues, master planning for the rehabilitation of a former industrial town in Eastern Ontario, and several re-use projects for residential and commercial clients.

Education Rem is a licensed Architect in New York and Canada. He holds a Masters of Architecture and Bachelor of Science in Architecture from McGill University, as well as a degree in Pure & Applied Science from Marianopolis College, both in Montreal.

Janet Carpio specializes in design management, construction and coordination of large scale projects such as libraries, school additions, early childcare centers and educational master planning. Janet will manage the survey of facilities, documentation, preparation of space diagrams and coordination of the team. Janet has designed playgrounds for toddlers/children and is well versed in codes and regulations relating to more strident applications. Apple Computer is committed to design excellence and innovation, so their first urban retail location needed to reflect those values. RRA worked closely with Apple and BCJ to associate the brand with elegance, simplicity and good design within a historical location.

Approach

RRA maintained the historical accuracy of the exterior and roof while reflecting Apple’s trademark ultra-modern product design in the 18,000 sf interior. Site

RRA converted the original Landmarked building from a Post Office to a traditionally designed store for Restoration Hardware, to an ultra-modern store for Apple. NEW YORK CITY HOUSING AUTHORITY Ronnette Riley Architect- Prime | Term Contract

Design Objective

RRA was charged with redesigning the stainless steel front and rear entrances to 19 buildings in the Linden Houses Development in Brooklyn for NYCHA as part of the stimulus-funded American Recovery and Reinvestment Act at the end of November 2009. The project schedule dictated that construction bid documents and specifications be submitted before December 21, 2009 - a 30 day project design schedule, given a construction budget of $2.5 million.

Approach

After surveying the existing conditions and assessing the conditions, RRA proposed 2 alternate schematic concepts for review. RRA was able to allocate the appropriate manpower to provide innovative and modular proposals that met the requirements for vandal-resistance and durability. A modular approach to the entrance assembly allows for ease of replacement and maintenance. It provides sightlines and welcoming aspects to entries.

Results

■■ RRA met the expedited 30 day design schedule. ■■ RRA exceeded client expectations by providing creative solutions to typical conditions.

This project, was started and completed on an even more aggressive schedule than the schedule required in the Shuster Hall project.

PS 149/207 SOJOURNER TRUTH SCHOOL LIBRARY Ronnette Riley Architect- Prime | New York, NY

Design Objective

As part of the Library Initiative from the Robin Hood Foundation, the NYC Department of Education and private donors, RRA transformed two classrooms with little natural light and no views into an 1,800 sf library. The new vibrant library houses 8,000 books, teaching resources, storytelling, study, reading and computer areas to encourage literacy and achievement at this elementary school in a lowincome neighborhood.

The Yogi Berra Museum and Learning Center is an institution dedicated to the sport of baseball and its history, and also to the values that Yogi and Carmen Berra have promoted throughout their lives. Together with the executive board, they sought to express this vision through a renovated and expanded facility housed within an environmentally responsible contemporary building.

RRA produced a design for an expanded museum and learning center on the Montclair University campus.

■■ Program: Double the existing facility to 14,000 square feet, including the museum’s permanent and temporary exhibit space, offices & studios, a 70-seat theater, a library, a formal event space, a catering kitchen, exterior seating and children’s playground, as well as new parking and a new vehicular drive.

The building is a learning center in the community and promotes sportsmanship for children. It is also a cultural and historical archive. The central atrium invites visitors in and creates a direct connection to the sport through a glass wall overlooking the field. The sustainable design is consistent with the client’s values and leadership role in the community.

1200 FIFTH AVENUE EXTERIOR Ronnette Riley Architect- Prime | New York, NY

Design Objective

1200 Fifth Avenue Associates, LLC retained RRA to complete the conversion of this building to multimillion-dollar condominiums which required upgrading the exterior of the building as well. The building includes two deluxe penthouses with extensive terraces in all directions.

Approach

The client wanted to retain the pre-war feel of the building. Exterior improvements included widening gardens along Fifth Avenue, providing ramp access into the building, terrace railing, parapet replacement, impervious tonepavers at terrace floors and new tilt & turn windows.

Design Objective

RRA completed building renovations for the following locations: 530 Park Avenue, New York, NY; Westminster at 165 East 66th Street, New York, NY; Wellington at 200 East 62nd Street, 10 W 74th and the Bradford at 210 West 70th Street. Design includes exterior planters, plinths and seating, the lobby, entries, corridors, individual units and fitness centers. RRA designed the entry, lobby and public area upgrades at 30 Park Avenue, an 18-story full-service rental residential building. From previous experience, RRA was asked to design interior corridors, entry canopy, laundry & recreation areas as well as apartment layouts for 210 West 70th Street. RRA was hired to provide construction documents and construction administration for a lobby, fitness center, corridor and exterior renovation to 530 Park Avenue. In collaboration with Rockwell Group, RRA was hired to update and rehabilitate the Wellington and Westminster buildings.

Project Significance

30 Park Avenue’s red leather panels on the north and south sides of the lobby, accent lighting and “Metropolitan Opera” chandelier complement the restored glow of the diamond-polished terrazzo floor and marble walls. A welcoming entry with historic detailed canopy draws attention to 210 West 70th Street. Marble flooring, bronze detailing at the doors and Carpathian elm burl apartment doors emphasizes 530 Park Avenue. Key features at Wellington includes custom steel and glass canopies and custom stainless steel and back-lit glass columns which Westminster has a new full-length terrazzo ramp in the lobby and custom laminated glass feature walls

Approach

For 30 Park Avenue, RRA sought to provide maintenance friendly finishes for the tenant corridors and improve light levels, signage and credenza at each floor. RRA wanted to retain the aesthetic in the lobby with traces of classic motif kept in the façade. In 530 Park Avenue, RRA specified modern amenities, high end appliances and select lighting. For Wellington, façade re-clad and new structure was to be installed for new canopies and for Westminster, a prominent entry was to be created.

AMERICAN SYMPHONY ORCHESTRA LEAGUE New York, NY

Design Objective

RRA was hired by the non-profit American Symphony Orchestra League to provide architectural and design services for the relocation of their headquarters from Washington D.C. to a 10,000 sf space in an industrial building in New York City’s Lincoln Center area. The League needed a design solution that could provide them with office space for administration, fundraising, as well as a multi-purpose center for musical functions and meetings that could be leased out as a conference center to traveling orchestras.

Key Future

From the entry point, the glass walls are transparent, turning opaque as one approaches the meeting rooms. Standing between the three facing conference rooms, the glass walls become completely opaque.

Approach

■■ From the outset, establish clear objectives including cost, time, and design scope ■■ Effectively control the design to fit within the project’s established cost and schedule imperatives ■■ Design focused on public areas that were flexible with a high level of finish and modest office materials for this trade association ■■ Specify new furniture and fixtures and adding custom designed furniture in areas that were a natural focal point. ■■ Provide a central gallery for activities and circulation ■■ The open loft space of this former light industrial building is enhanced by floor to slab ceilings and lighting suspended on airplane wire

Results

The reception desk is made of curved natural maple and black metal. The custom designed twenty-four-seat conference table and two smaller tables are constructed of maple, maple burl and cherry. Two different colors of a gridded carpet were chosen for the gallery and corridors, while the offices have solid gray carpet to contrast. Mustard hued interior corridor walls and sage green colored perimeter walls differentiate the public and private areas.

NANCY OWENS ASLA LEED AP PRINCIPAL Nancy Owens received her Masters in Landscape Architecture and Bachelor in Fine Arts from the University of California at Berkeley, and then attended the Whitney Museum of American Art Independent Study Program in New York. Her body of work includes award winning landscapes and art installations. The new North Park at Fort Totten, designed by Nancy Owens Studio LLC, is a distinctive landscape with its own vocabulary derived from the historical layers and natural features of the site. The scope of work included the demolition of nineteen post-WWII buildings and the design of a new waterfront park within a landmark district. The densely planted bioswale at the site’s lower edge catches stormwater runoff that formerly drained untreated into the Long Island Sound.

Baisley Pond Park surrounds a 30-acre lake that serves as a habitat for many species of plant and animal life. The goals for this project were to construct a new cricket field and the reconstruct the park pathways, landscape and comfort station, while protecting and improving the existing ecological function of the park and Baisley Pond. The design included the creation of bioswales at the perimeter of the new cricket field, and the installation of a permeable paving system in the existing parking lot for stormwater filtration and recharge.

New landscape features included retaining walls, decorative perimeter walls and fences, stone paving and stairs, stone and steel benches, native plantings and new infrastructure. The design of Phase II is starting in 2011. The goal of the project is to create a safe, pedestrian-friendly environment at the heavily traveled Williamsburg Bus Depot, which is located at the convergence of bus and subway lines, automobiles exiting the bridge, and commuters and local residents on foot.

Background DFFI was incorporated in the state of Delaware in 2002 and from has taken over all of the business pursuits of Progressive Playgrounds Inc. Prior to the formation of DFFI, the principal of the company was part owner and General Manager of children’s playgrounds inc. from 1987 to 1994, with the same responsibilities for the design, supply, and construction of play environments. NAT OPPENHEIMER, PE, LEED AP, Principal Nat Oppenheimer joined Robert Silman Associates in 1988. Women in Need provides shelter for New York City’s homeless women and their families. With funding from the Robin Hood Foundation, a new playground was constructed on a former parking lot at the East New York shelter location. A sun shade was errected on the playground to provide shade and a play area for small children. RSA designed the steel frame sun shade structure.

The Noguchi Playscape was designed by world-renowned Japanese artist and sculptor Isamu Noguchi. Completed in 1976, the Playscape embodies a unique approach to contemporary playground design. Noguchi’s concept was to introduce modern art into an urban environment and build a relationship between the user and their urban context - an idea he called “the sculpture of spaces”, intended to make sculpture a useful part of everyday life. The Playscape is also designed to familiarize children with shapes, colors and textures.

Robert Silman Associates (RSA) worked in conjunction with a materials conservator to evaluate the historic sculptural Playscape. RSA provided structural engineering services for a conditions assessment, structural investigation and feasibility study, followed by recommendations and designs for structural repairs, balancing preservation and safety concerns.

The high Line new York, nY

The High Line is a 22-block-long abandoned rail line built in the 1930s, during the height of old industrial New York when the many flourishing companies on Manhattan’s west side used trains to move goods and supplies in and out of the city. Abandoned and partially demolished, the remaining stretch of line is from Gansevoort Street to 30th Street. The elevated structure has now been converted into a mile-and-a-half long urban park. During Phase I, RSA surveyed the structure and documented – at a general level – the location, sizes, and variations in elevation of the existing structure and issued repair documents for the first phase of the work. The full scope of the structural work included the conditions survey, the design of repairs for all steel and concrete elements, and construction administration. During Phase II, park landscape and design elements were integrated into the existing structure in Section 1 of the park, which stretches from Gansevoort Street to 20th Street. At the completion of Phase III, the second section of the park, which runs between West 20th and West 30th Streets, will open, doubling the size of the High Line. The High Line presented many challenging obstacles, such as the extent and scale of the project, as well as the connections, expansion joints, and the roller bearings that make up the railroad viaduct.

The Bushwick Inlet Park is a new public park on the west side of Brooklyn’s Williamsburg neighborhood. Located in a formerly decaying industrial neighborhood along the Williamsburg waterfront, the new park aims to help revitalize the neighborhood and provide much-needed public green space.

Overlooking the East River, the park will include parkland, a multipurpose athletic field, and a 12,000 net square foot building for community facilities and park operations. The building will house parking and maintenance spaces for New York City Department of Parks and Recreation vehicles, as well as NYCDPR offices, multi-purpose spaces and support spaces for the building. The roof of the building will be a gently sloping green roof that will serve as an extension of the park and athletic field below. The top of the building will support a canopy with photovoltaic solar panels that help to reduce the building’s power intake. The building will be framed in cast-in-place concrete that will contain recycled materials (fly ash and blast-furnace slag) as replacements for cement. The building aims to achieve a LEED Silver rating or higher.

The reconstruction of the Concert Grove and proposed ice skating rink at Prospect Park is a comprehensive project at the south end of the park that includes site improvements as well as a new, full service ice skating facility with standard amenities as well as two ice rinks, one indoor and one outdoor. The new ice skating facility is a 36,000 interior square feet structure built partially into the landscape (the site comes up over the roof of the structure where sod and other plantings are proposed) and is 35’ in total height (when measured from the ‘low’ end of the site grade – where the indoor rink is founded). The interior program brackets the hockey rink area (a large double-height volume that looks west onto the recreation rink and the lake beyond) and is a two-story standard construction.

It is designed to accommodate community art exhibitions, community meetings & public programming, kitchen for catering public events, public comfort stations & NYCDPR district headquarters. Asphalt Green, New York, NY Adaptive reuse as a community and athletic center, including installation of new steel oor levels for a gymnasium, running track, theater and meeting rooms. Complete assessment and restoration of deteriorated concrete arch ribs, which encase self-supporting steel trusses, and concrete skin. Reconstruction of entrance canopy. Subsequent renovations included adding a balcony and mezzanine for ofces. Floating Pool Lady, New York, NY Analyzed structure above the deck of the barge, which is 85 feet by 300 feet and houses a oating pool, concession stands and locker rooms. The building was designed by using steel pipe columns with beams in a zigzag pattern at the roof. The original intent is to have the barge be a moving attraction, changing location each year. Naumberg Bandshell, Central Park, New York, NY The bandshell was closed in 2003 and the New York City Department of Parks and Recreation began surveying and waterproong the site to stabilize it. RSA removed the existing cementitious covering, installed waterproong on the original roof, replaced the cementitious covering, and repaired the upper rings of stone. New York State Pavilion’s Tent of Tomorrow, Flushing Meadows-Corona Park, Queens, NY Observation and analysis of stabilization of the Tent. Seuffert Bandshell, Forrest Park Theater, Queens, NY The restoration improved the stage, arch, and comfort station, added lighting, a new sound system, new dressing rooms, made the bandshell wheelchair accessible, restored the terra cotta tiles, installed a movie screen, added new landscaping, and sidewalks along the parking lot. The bandshell accommodates 3,500 people. 25,000 sf Client – The Poll Restaurant Group The Restaurant at Loeb Memorial Boat House project consisted of the total renovation and conversion of an existing snack shop and light dining facility located within the heart of Central Park into a vibrant 25,000 square foot high end white linen restaurant and catering hall for fine dining. The facility is being provided with entirely new mechanical, electrical and plumbing systems with a new radiant floor slab designed to keep diners comfortable even though they are sitting directly above the adjoining lake.

The project consisted of a new free standing building to be used as a Community Recreational Center operated by the YMCA. The building is 2-stories in height with an initial size of approximately 30,000 gross square feet located in Far Rockaway, NY.
