Commissions paid to the participating broker accordingly: • A commission will be paid to the Broker representing the successful purchaser at settlement at a rate of four per cent of your client’s opening bid and an additional one per cent of the difference between the opening bid and final accepted high bid. For example: If you and your client agree to give an opening bid of $100,000 and the property sold to your client for a high bid of $150,000, the broker would receive 4% of the $100,000 (opening bid) and 1% of $50,000 for a total co-op fee of $4,500.00.
