Our approach Our approach is to deliver a best practice property management service to our clients through a responsible approach to property management. By building on relationships with landlords and occupiers we also ensure a focus on customer service, cost control, income and value enhancement.

Our services GVA has a dedicated Property Management consultancy team focusing on responsible property management through quality, innovation, sustainability, best practice, investment and customer service delivered through a regional network of specialists in each of our UK offices.

Real estate management accounting

Our aim is to focus on the core principles of rental income, regular property inspections, good occupier communication and cost effective service charge management.

We have a specialist real estate management accounting team who provide corporate treasury management, including providing a full P&L accounting and management reporting for a wide range of clients.

Shopping centre management

Destination marketing

We offer a specialist shopping centre management service focusing on managing risk, enhancing asset value, service charge cost control, income generation and commercialisation. We provide site staff management, HR support, customer service support and onsite facilities management.

We provide services to investors, developers and public sector agencies across the UK in property and estate management, property management accounts, facilities management, destination marketing and service charge consultancy.

Property management accounts

Our destination marketing team specialise in developing a mixed use scheme or shopping centre as a destination of choice. Destinations integrate the interests of visitors, occupiers and the local community. Marketed well, they are desirable places where people want to be. Every scheme is unique and has its own distinctive features, which is why we create a bespoke marketing plan for each development that will support the strategy to promote it as a high quality destination of choice.

We have a dedicated property management accounts teams of over 130. The team is formed of seven key service areas, client accounting, database management, credit control, accounts payable, utilities management and service charge management. Alongside our property management teams they deliver excellent service levels to our clients.

Facilities management We provide a broad range of facilities management services, from site inspection and occupier liaison, to procurement and monitoring of maintenance contracts with a focus on health and safety compliance at all times.

Service charge auditing services Service charge auditing allows for an in depth analysis of the cost of services supplied to our occupier clients, and an analytical approach to the payment of invoices for services supplied.

Student housing management The team can provide a comprehensive management service through our specialist student housing team including on-site staff, set-up, due diligence during acquisition and marketing for direct let schemes. We currently manage student housing schemes across the UK for a range of clients and have also advised on the set-up of over 1,000 beds for prestigious new developments in London.

Sector experience We manage a wide range of properties across the UK including major mixed use developments, commercial and industrial property, offices, shopping centres and retail parks. The range of properties we manage enables us to provide specialist advice to clients on mixed portfolios allowing them to maximise income and value.

Skypark, Glasgow

The Salisbury, London

Quedam Shopping Centre, Yeovil

Skypark, a landmark urban business park in Glasgow, was launched in November 2010 in a joint venture between Moorfield and Resonance Capital. Totalling over 560,000 sq ft, Skypark is a major site of six buildings providing a wide variety of office, retail and storage accommodation for over 3,000 people.

GVA provided consultancy advice prior to the acquisition of The Salisbury in January 2012 and under their full instruction continue to implement an active property management regime including close liaison with leasing agents and solicitors to provide accurate information to support letting of vacant units; a full treasury role including responsibility of the demand and recovery of rent, service charge and insurance payments; service charge set up, management and reconciliation.

GVA was appointed by Benson Elliot to manage the 175,000 sq ft Quedam Centre. The scheme comprises of 45 units in a town centre location. Anchor tenants include: BHS, Boots, Primark, Marks & Spencer and River Island. Other occupiers of note are Top Shop/Top Man, Pandora and Laura Ashley.

GVA provided due diligence support including lease audit and gap analysis, vetting income streams, service charge reviews and checking client void costs. GVA has worked very closely with Moorfield following its purchase of the site, preparing detailed business plans aimed at creating an urban village and campus feel. In particular we are working with Moorfield and Lonestar to improve the vibrancy of the scheme and the creation of more green spaces. To support the plans a new marketing team has been employed on a consultancy basis and we are working closely with them to re-launch the community website and newsletters.

Ensuring the service charge budget is issued; data integrity: and regular updating of the tenancy schedule, highlighting all rent reviews, lease expiries and tenant breaks, which links directly into client specific online data site. The Salisbury is an excellent addition to our diverse portfolio in which we manage the planned investment and expenditure in a targeted, design led refurbishment programme throughout the building.

Quedam is a premium town centre development in Yeovil. GVA provided due diligence advice during acquisition and were subsequently instructed to undertake a full shopping centre management function, including property management accounts and facilities management. We also undertook a review of commercialisation o pportunities within the scheme.

GVA has managed this major city centre scheme since its completion in 1994. The scheme comprises over 90,000 sq m of office space and 9,000 sq m of retail, restaurants, bars and a hotel. There are currently 8,500 employees working at Brindleyplace, which has played a fundamental role in the regeneration of this part of Birmingham’s city centre and has helped to focus the vast canal network into a major leisure and tourist attraction for the city.

Prior to transferring to the HCA, SEEDA acquired the former Royal Navy training establishment at Lee-on-Solent from Defence Estates in March 2006. SEEDA’s strategy was to undertake a phased redevelopment of the site over a number of years. GVA was instructed to carry out day to day management of the site together with other ancillary services including:

In 2009 we took over the management of the Industrious Portfolio following their acquisition of the portfolio by, Max Property Group. The high yielding freehold portfolio is spread throughout the UK comprising of 85 properties in total, with 1262 units and 7.34 million sq ft of space. GVA was retained in 2014 when the portfolio was purchased by Logicor.

GVA provides dedicated security and maintenance teams onsite and a specialist marketing team dedicated to organising and executing marketing events, activities, location filming and community networking. The team’s programme of events includes regular open air live music and charity events, such as the Charity Pancake Race and an annual City Dragonboat Charity Festival. Our exacting standards have helped to ensure that the scheme has become home to major occupiers, such as BT, Deloittes, RBS, Lloyds and Deutsche Bank. This in turn has enabled the owners of the scheme to achieve higher than expected investment sales.

All day to day estate management activities of the site, including lease consultancy and disposal of vacant space, have been outsourced to GVA. This enables SEEDA to concentrate on the strategic asset management and redevelopment of the site. GVA’s valuation team has also provided advice to SEEDA on a number of compensation claims.

The portfolio had been in administration for many months prior to acquisition and a considerable back log of management issue had accumulated. In conjunction with our client we created business plans and detailed budgets for capital improvement works and a 12 month program was agreed for completion. Taking over the management included the transfer of some 20 staff who were relocated to GVA offices in Birmingham, London and Edinburgh. The project also included an extensive exercise in data transfer setting up new systems and programmes to develop a web based data storage and reporting system. Extensive preparation was required to ensure a seamless transfer for staff, systems and property management on completion of the purchase. We provide property and asset management services together with full financial management including property accounts and corporate accounting.
