Message from the President of the Sea Pines Civic Association
T
he New Year is upon us and we want to make you aware of changes that were effective January 1, 2011.
If you are a boat owner and want to use the Sea Pines boat ramp you will need to pick up a new boat trailer decal from Buzz Manna at 7600 Hatteras or attend a Sea Pines Civic meeting to pick up your decal. For you to receive a new decal and have your fob active in 2011 you need to send your $50.00 to Sea Pines at 7816 Gulf Way or if you choose not to be a Sea Pines Association Member you need to send your $45 to the above address before April 1, 2011. All Sea Pines property owners who want to use the boat ramp and get a new decal will need to have paid $50 or $45 before April 1, 2011. On April 1, 2011 any
boat owner that has not paid will have their fob suspended (Boat Ramp Gate will not open). Just a reminder, your fob is for your sole use. Also, affective February 1, 2011, Pasco County Ordinance 10-49 will go into effect which will require registration of abandoned or vacant property written 10 days after default on a mortgage. In addition the owner and mortgagee to designate and retain a local individual or local property management company to be responsible for security and maintenance of the property. This will be a new code enforcement ordinance added to the list enforced by volunteers of Sea Pines Code Enforcement and Pasco County Code Enforcement officers. Jack Farrell _____________ President

Real Estate Update
Connie Nies
Hello everyone! Looks like we have a cold start to 2011 as I believe was the coldest December every recorded for the state of Florida. Hopefully, everyone had a safe and happy holiday and a great start to a new year!
down payments lower than 30%, those loans would be more costly to banks because of the risk retention requirement. Analysts say that lenders will likely pass that cost on to borrowers via higher interest rates.
You all may have heard that the mortgage industry is divided over how to go about in solving the mortgage real estate mess that we are all currently in. One of the new solutions that the mortgage giants are exploring is to increase the down payment required to purchase a resale or new home. Wells Fargo, as the nation’s largest lender, has asked U.S. regulators to set a new down-payment standard of 30% on mortgages. If approved, banks would have to retain 5% of the loan if it is securitized for any borrower who came with a down payment below 30% in order to meet a risk retention requirement. The new requirement is aimed at preventing lenders from facing big losses in case the loan goes into default.
Much of the housing industry opposes the Wells Fargo proposal, saying that a 30% down payment is too high.
While banks would still make loans to borrowers with
The National Association of Realtors along with the Mortgage Bankers Association and other groups sent a letter to regulators warning that an “inordinately narrow” mortgage definition “would mean that millions of creditworthy borrowers would be deemed, by regulatory action, to be higher risk borrowers.” If the 30% requirement does stand, some in the mortgage industry say it will drive more of the lending business from the private sector to the government. The Federal Housing Administration is exempt from the risk retention rules and (See Real Estate - page 13)

SO YOU DON’T NEED TRAVEL INSURANCE? Real Life Story! Kerry & Nancylee Stange - Xpertise Cruise Travel — 877 246-8021 Tom and Barbara of Odessa, FL are business owners and inventors of a popular fitness machine. They contacted our office to plan a short 3-Night Bahamas cruise get-a-way from Port Canaveral to relax and wind down over a weekend. Being in the fitness industry, Tom and Barbara regularly exercise, are in great shape and are two of the healthiest people you’ll ever meet. Knowing the importance, value and benefits of purchasing travel insurance, we prepared a travel insurance quotation for Tom and Barbara. The cost of travel insurance is primarily based on your age, the per person cost of your vacation and the desired level of coverage. For Tom and Barbara, the cost to protect their short cruise vacation was only $54. However, they decided that with it being just a short trip, travel insurance was an unnecessary expense, much like opting to forgo the fries with your burger at the local fast food restaurant. As time drew near to their get-a-way, Tom and Barbara experienced all of the excitement and anticipation leading up to their cruise. After short hop, skip and a jump over to Port Canaveral; they embarked on their voyage without a hitch, but also without travel insurance. Once onboard, they immediately began enjoying their cruise experience, not knowing the unexpected that was soon to come their way. On the first morning of their cruise, Tom arose like clockwork and proceeded to the gym to begin his daily workout regimen. He began enjoying the well appointed equipment offered onboard, but then came the unthinkable. Tom began to feel pain and pressure in his chest and proceeded directly to the medical facility onboard. He was experiencing a heart attack! The ship’s medical staff responded quickly providing Tom with the necessary medical attention to keep him stabilized, but it became essential to evacuate Tom to a shore side hospital for his own safety. The ship’s captain and his staff took immediate action making arrangements for Tom’s safe transport to a hospital in the Bahamas as an interim stop. He was then medically evacuated back to the United States where he received the additional medical attention required. The good news is that Tom is alive and well, as a result of a job well done by all involved in his unexpected circumstances. The bad news is the costs incurred totaled over $20,000 including medical care, emergency medical evacuation and other expenses. You guessed it! The costs resulting from these unfortunate events would have been covered by the travel insurance policy that was deemed to be unnecessary. Tom and Barbara are both doing well and are looking forward to their next cruise. However, they’re definitely planning to purchase travel insurance, and they openly share their story to everyone they know planning a cruise vacation. At Xpertise Cruise Travel, we actively encourage everyone - regardless of age or health - to seriously consider travel insurance.

The Veterans Corner I hope you enjoy this short version of WASP history. There is a lot more detailed information in books and on the Internet. The Woman Air Force Service Pilots WASP) were a pioneering organization of civilian female pilots who flew military aircraft. The WASP flew over 60 million
miles in every type of Military aircraft. Twenty five thousand woman applied for the job, 1,830 were accepted and took the oath. 1,074 woman passed the training and joined. Each woman already had their pilots license and took their training in Sweet-
SHARING WISDOM This month I really had no idea what I would write about, And then, all of a sudden, we had this day of rain. So you know that it is the 17th of January because it has been raining all day!
I think that we are all in the same boat. Wanting warm sunny days, and cool nights for sleeping. Is it possible that we really do not value all of our weather? That is external, and internal.
Without rainy days, the warmth of the sun would not feel nearly as good as it does. Our green lawns would not be so green. We wouldn’t look forward to tomorrow ..the 18th. And somehow our lives would be less interesting. With no expectation for something different.
Imagine the boring lives we would lead if we had that perfect day, each day! As our lives are, like the weather, different each day. There would be nothing to look forward to. The excitement of a new adventure would escape us. We would not share our passions. Nor would we defend them!
I say…. Viva La difference! Meeting new people, going new places, doing something that I’ve never done before, Sharing thoughts and being excited about our passions is what makes our lives so special. Sharing it all with those who are special to you completes us.
Liz Reed water Texas; which lasted four months. The elimination rate was comparable with the same elimination rate as the male cadets. The WASP'S received no gunnery training or formation training but went through all the maneuvers to be able to recover from any position. The Wasp's were stationed at 120 bases across the U.S. relieving male pilots for combat duties. A few exceptionally qualified women were allowed to test rocket-propelled planes, to pilot jet-propelled planes, and to work with radar-controlled targets. Between September 1942 and December 1944, the WASP delivered 12,650 aircraft of 78 different types. Over fifty percent of the ferrying of combat aircraft within the United States during the war was carried out by WASP pilots Thirty-eight WASP fliers lost their lives while serving during the war — 11 in training and 27 on active duty, all in accidents. Because they were not considered to be in the military under the existing guidelines, a fallen WASP was sent home at family expense without traditional military honors or note of heroism. The army would not even allow the U.S. flag to be put on fallen WASP pilots' coffins. This was because the WASP were civil service employees and did not receive military benefits, unlike their male counterparts. On June 21, 1944, a bill in the House to give the WASP military status was narrowly defeated after civilian male pilots, reacting to closure of some civilian flight training schools and termination of two male pilot training commissioning programs, lobbied against the bill.. On December 7, 1944 the Wasp's were disbanded. All records of the WASP were classified and sealed for 35 years, so their contributions to the war effort were little known and inaccessible to historians. In 1977 the records were unsealed after an Air Force press release erroneously stated the Air Force was training the first women to fly military aircraft for the U.S. The WASP'S lobbied Congress with the important support of Senator Barry Goldwater who was a WWII ferry pilot. The WASP corps were granted full military status for their service. In 1984, each WASP was awarded the World War II Victory Medal. Those who served for more than one year were also awarded American Theater Ribbon for their service during the war. July 1, 2009 each of the surviving 300 WASP also received the Congressional Gold Medal and full recognition as veterans. ._____________

Sea Pines Fishing Report & Forecast The holidays are over and so is the shallow water grouper bite! Once the water temp gets under 60 it gets tough. You can still catch some on bait or plugs but you have to work for it. I would usually tell you to head deeper where the temps are more stable and plenty of fish biting but now we have a 6 month closure on grouper fishing in federal waters so go figure. The best action has been sea trout and redfish. When you can get out on a sunny day between fronts it has been quite good. I 30” ‘Red’ like to go along very slow in back bays and creeks that have darker bottoms that hold heat. Most of the year these areas will be void of fish but if you can find areas with dark muddy bottom, little current, and protected from the wind, chances are you will find laid up or cruising fish and water temps that are likely to be 5-10 degrees warmer
than the surrounding water.. I like to throw a 3 inch Gulp! Shrimp in the new penny color, on a 1/16 oz jig head. Use a 7 ft med power fast action rod paired with a good reel with 10 lb braid and no more than 15lb fluorocarbon leader. When you see a fish, try to throw about 10 ft ahead of its line of travel and 5 ft past it. Reel it in slowly until you can bounce it right past the fish and hang on! A good presentation is key here and will be rewarded with nice fish like the 30 inch one in the picture that I caught while fishing with Brian Conroy from sea pines a few weeks ago. We had a ball with numerous reds and trout. The key was working the baits slow. So what else can you do? Time to start preparing for spring! That’s right, by the time you read this spring will be right around the corner with all the drag screaming fish that come along with it. Get your reels out and take them to Fisherman’s World in holiday

offers loans with down payments as low as 3.5%. Wells Fargo says it suggested the 30% requirement because about half of all mortgages already have that big of down payment. Regulators have until April to come up with a down payment requirement as part of the Dodd-Frank financial overhaul legislation. On another subject on the Mortgage Interest Deduction as the National Association of Home Builders has announced it plans to fight Congress to preserve mortgage deduction, which is expected to become a target of Congress as it looks on at mounting deficits. There are a couple of sacred cows in the tax code, and the mortgage interest deduction is one of those. “Politicians take it on at their own risk.” Please go to the web site: Savemymortgageinterestdeduction.com to rally public support. Capt. Kris Walter to get serviced. For around $15 they can have your reels as good as new. They also do rod repair. I replaced a rod tip last week for only $5. It’s also a good idea to change your line out at least once per year. I like doing all of this now before the fishing gets great. The week or so without my gear isn’t bad and I’ll have it ready when the bite gets good. Or you could just wait with the rest of the world and bring all your stuff to them in March and then wait weeks to get your gear back while the bite is hot! Until next time, ride the tide and keep your lines tight!

HELP KEEP OUR COMMUNITY SAFE Recently, as I was driving by the Woodlands Park in Sea Pines, I was shocked to see two vehicles using the park for a race track. As they drove through the park the ground was being ripped up. The tracks were everywhere. One was a pick-up truck, and the other was a SUV. As they went around there was no regard for OUR property…. But, this was not the end, as they left the park they drove over private residential yards between homes. Thankfully no small children were playing around the homes. These two drivers were out of control, and had no respect for personal property., or the safety of our community. This type of dangerous “play” is not acceptable. As a concerned resident of Sea Pines I am asking others to keep their eyes open. If you see something that isn’t quite right… call the police. With all of our eyes open I am hopeful that we can keep our community a safe place to live. _______________________________ Thank you … A Concerned Resident

PASCO SHERIFF’S OFFICE NEWSLETTER February 2011
As noted in last month’s Community Newsletter, we take an active role here at the Pasco Sheriff’s Office in instructing children in important safety habits. The child-sized Safety Town teaches many potentially lifesaving skills to kids about everyday dangers they may encounter. But adults also need to remember and practice proper safety habits. Therefore, I would like to remind citizens of 10 important safety issues or habits that can keep you, your loved ones, and others in our community safe in 2011. 1. Buckle up before driving. Seatbelts do save lives. _______________ 2. Don't drink and drive or drive under the influence of drugs. Call a cab or have a designated driver who does not drink any alcohol. 3. Make sure all of your doors are locked or secured before you go to bed. This includes your garage door! 4. If you go on vacation, stop your
newspaper delivery, have a trusted neighbor or relative look after your property, and leave a light on in your home so it doesn't appear vacant. 5. Don't text while driving. Also, eating, talking on the phone and any other activity that distracts you from keeping your eyes on the road can reduce your response time to react to road hazards. This can cause an accident. _______________________ 6. Remember to share the road and watch out for pedestrians and bicyclists. Pedestrians and cyclists need to use the proper lighting and reflective equipment to be seen more easily by drivers. Pasco County has too many injuries and deaths from these types of accidents. __________________ 7. Take a Home Safety Audit. The Pasco Sheriff's Office has a number of tips to improve your home safety and security including a video and tip sheet so you can perform your own audit. Visit our website at www.PascoSheriff.com and click on
the Community Service drop-down link, then the Safety Resources link, and finally the Safety Programs link. 8. Lock up your firearms and keep them out of reach of children. 9. Watch posted speed limit signs and slow down if traffic is heavy or you are driving through an area with road construction or repair. _________________ 10. If you see a crime or suspicious activity, call 911 immediately. The eyes and ears of watchful citizens remain one of the best deterrents to crime. While many of these safety habits are common sense, if they are not heeded, it can result in injuries or even death. Too many tragic incidents could be prevented by practicing simple safety habits. We want to make this year as safe as possible for everyone. Remain vigilant about your surroundings and although you can’t always be prepared for the unexpected, you can practice responsible safety habits.
