Beyond these services, RLH was retained to provide abatement contract administration, project management and onsite project observation/air monitoring.

Baker Hall, originally constructed in 1936, was scheduled for complete architectural and MEP renovation. The project would leave the core-andshell of the historic residence hall intact, but completely reconfigure the interior layout and distribution of building utilities. RLH coordinated a team to provide the environmental survey field work in a short time window before the building became occupied with students in the fall of 2012. Upon completion of the survey, RLH provided abatement Schematic Design, coordinating this work with the Owner, Architect and CM/GC. RLH worked with this team to determine the necessary abatement scope and identify the abatement cost estimate. Abatement Construction Documents were then developed, and issued for bidding by abatement/demolitions contractors, as part of the CM/GC’s scope of work. The facility offered many unique challenges, including the assessment and determination of abatement/demolition scope for OSHA-regulated trace-asbestos plaster, determination of hidden wall chases for abatement of TSI on hydronic piping, and complex abatement enclosure phasing to accommodate and an aggressive abatement/construction schedule.

RLH Engineering was selected by Mapleton Public Schools to provide a comprehensive environmental survey of the facility (including asbestos, lead-based paint and other regulated building materials) and complete abatement design services. Beyond these services, RLH was retained to provide abatement contract administration, project management and onsite project observation/air monitoring. RLH worked with the District and Design Builder to determine the necessary abatement scope for the renovation and demolition areas. Schematic design drawings and estimates were developed and these were used to confirm the scope and budget for the Construction Documents. The project was part of the District’s BEST grant which included abatement and demolition of the original Skyview High School. In order to stay on an aggressive schedule, abatement activities were completed during School breaks. As part of this process the use of buffer zones was utilized to complete abatement during occupied School functions. Abatement included the removal of acoustical spray, ceiling tile, floor tile, floor tile mastic, ceramic tile adhesive, pipe fittings, soil, block filler, caulkings, and adhesives. RLH worked with CDPHE to develop work procedures for demolition that allowed asbestos containing block filler to remain during demolition and saved the District approximately $100,000.

RLH Engineering was initially selected by PVH in 2004 to provide a limited ACM survey. From 20042012 RLH completed a full building survey through completion of various other projects within PVH Building “A”. In 2012 PVH made the decision to abate and demo Building “A” and RLH Engineering was selected to develop design/bidding documents and oversee abatement and demolition of the facility. The site is being cleared for the construction of a new medical facility. The work included coordination of survey and design investigation while the building was occupied. Abatement challenges included investigation of remnant ACM fireproofing material from unregulated abatement in the 1980’s, conducting work/establishing infection control barriers next to occupied operating rooms, and investigation into the at least six different years of construction that compose Building “A”. ACM materials removed during abatement include: fireproofing, thermal system insulation, floor tile, fire doors, block filler, and contaminated plaster. Demolition included removal of the structure, foundations, and stabilization of the site within the limits of demolition. The demolition is being scheduled around new construction in order to avoid backfilling the hole that will remain after demolition. Abatement started April 2013 and completed by October 2013. Demolition occurred April 2014, after, new building construction documents are complete.
